It has a walk-out back door to the back yard and stairs going up to the front yard. It is cozy, bright, and comfortable. Most of my tenants stay for years before moving on; they just love the central location to everything. The duplex is right next to the Edgewater Marketplace. 13 minutes to a Rockies Game, or Ball Arena, and closer to Mile-Hile Stadium. 10 minute drive to Market St. and Larimer street. 5 minutes from 32nd street eateries and bars in the Highlands area, 4 blocks away from Sloan's Lake 2 blocks from Target and King Soopers Edgewater is quiet and safe. I often walk the dogs late in the evening and have never had an issue. Unlike other ads you'll see, this is NOT an apartment complex, it is in a neighborhood with houses and yards and a variety of ages living on our block. We enjoy our little corner of Edgewater. There are less expensive places to live in the area but our place offers dog friendly amenities and LOCATION LOCATION LOCATION! Above all, I am looking for a good Neighbor, not a tenant.
