This beautiful furnished condo on the top (third) floor is accessed from the secure underground garage. Included in lease is one dedicated, extra long, parking spot, that is just opposite the elevator. You will receive a remote opener. There are shopping carts to take groceries and items up to your unit. The kitchen and bathroom have granite counters and tile floors, while the kitchen has stainless appliances, plenty of kitchenware and essentials, a garbage disposal and a bar. The living room has a treadmill and recumbent bicycle so you can exercise while watching the news from the Roku TV on Wifi. There is a gas fireplace is below the TV, while the living room and bedroom have ceiling fans. There is a fire sprinkler system. The neighbors are very quiet but friendly. The building is conveniently located near the intersection of Hwy 99W, Roy Rogers Road (to Beaverton), and Tualatin-Sherwood Road. Across the street is the Safeway shopping complex with restaurants. However, the unit is on the quiet side of the building facing the greenspace so road noise is minimal. There is shared deck access at end of hallway. The primary bedroom has a queen bed, access to the router, and a workdesk. The bathroom has two doors, allowing access from the hallway, so guests need not enter your bedroom. In case your have overnight guests, we provide a brand new high-quality baffled air mattress with a built-in air pump, still in the box, for use in the living room after you relocate a coffee table, etc. **Note, the three month minimum term may be extended later up to June 29 if both parties agree. However, a longer lease commitment upfront (but not past June 29) would be viewed positively. Tenant Selection Criteria 1. No smoking or vaping. 2. No animals other than a certified service animal or an emotional support animal (ESA). 3. Income to rent ratio of 3 to 1, which translates to $61,200/ year ($1,700 x 3 x 12 months) 4. Credit score of 620 or above. If score is 550 to 619, you can still be accepted with conditions. We would require an increased security deposit of $500 and acceptable rental history of 24 months with the same landlord, and 18 months of acceptable employment with the same employer. 5. Tenant must agree in lease to abide by the Condo Home Owners Association Rules, which will be furnished upon request, before application if desired. Even though the Lease agreement will be signed by both parties, tenant understands the Association may deny it due to any changes such as Rent Cap % and rent rules, etc, that may change and which are beyond landlord's control, though every effort will be made to prevent issues. You will not be dealing with a large property management company, but an experienced private landlord. Though we are using Avail.co landlord software, we encourage upfront conversations via phone, zoom, or email for best results. Due to sleep schedule, prefer to receive phone calls before 10AM when possible.
