Location, location, location. That's the first thing Compass broker Randy Baruh mentions when asked what draws buyers to River & Warren, the 166-unit, CetraRuddy-designed, 2015 condo conversion located at the northern tip of Battery Park City. "People absolutely love the area," he says. "The parks, the lifestyle, the quiet. People feel like it's a suburban lifestyle in the heart of the city." That location also provides stunning views of New York Harbor, the Statue of Liberty, New Jersey and downtown Manhattan, with some apartments in the 28-story building featuring visibility to the south, east and west. "The sunsets are incredible," he says. The condo's locale in the northern part of Battery Park City places it next to Tribeca, home to some of the most expensive real estate in the city. "[But] with a significantly discounted price," adds Baruh. Homes include one- to five-bedroom units. One-bedrooms measure up to 1,272 square feet and list for $2 million; two-bedrooms, measuring a maximum of 1,564 square feet, ask about $1.7 million to $ 2.8 million. Three-bedrooms up to 2,400 square feet are priced from $1.9 million to $5.4 million, and four- and five-bedroom homes list for $3.2 million to $8.6 million. A five-bedroom penthouse measuring 4,386 square feet was recently listed for $14.9 million. The condo's three- to five-bedroom corner units feature floor-to-ceiling windows, with the remainder outfitted with oversized windows in the living areas and primary bedrooms. Select homes include outdoor space. Baruh confirms that some homes have been updated since the 2015 conversion. "But the finishes were done in a timeless way," he says. "Everything is still pretty current." Floors throughout the units are made with five-inch-wide white oak flooring. Open kitchens feature painted white cabinetry with millwork, white Calacatta marble counters and islands topped with Bleu de Savoie marble. Appliances include a Sub-Zero refrigerator and dual-zone wine refrigerator, Miele oven, gas range and dishwasher and a garbage disposal by Insinkerator. Units also feature a Bosch washer and dryer. Primary bedrooms offer en suite baths with a large shower, freestanding soaking tub and chevron-patterned floors. Materials and fixtures include Italian stone countertops, Waterworks sinks and faucets and Bianco Puro marble tiles. A concierge, building manager, 24-hour door attendants and a live-in super staff the full-service building. Shared amenity spaces, which Baruh describes as "beautifully maintained," include a fitness center, children's playroom and a yoga studio. The 18th-floor landscaped roof terrace with barbecue grills, a sun deck and panoramic views is a standout shared space. The building is pet-friendly. Subletting, pieds-a-terre and purchasing for adults is permitted. Located in the northwest corner of downtown Manhattan's Battery Park City, River & Warren is bordered by the neighborhood's Teardrop Park and Rockefeller Park. Tribeca's fashionable shopping and dining options are a few blocks north, and Brookfield Place, in Battery Park City proper, offers luxury shopping, a food market, fine dining, a seasonal ice rink and year-round events and programming. The Battery Park City Ballfields, host to baseball, soccer, frisbee and just about everything else you can do outdoors, is a block away, as is the Regal Battery Park multiplex. One World Trade Center, Target and Whole Foods are just across West Street. For public transit options, the 1, 2, 3, A and C trains can be reached in about 10 minutes on foot. The PATH trains to New Jersey can be accessed at the World Trade Center nearby and a free downtown shuttle serves Battery Park City, making stops throughout the southern tip of Manhattan. Ferries to Midtown, Wall Street and New Jersey stop at Brookfield Place. For travel by car, the building is moments from the West Side Highway and to the south, the Hugh L. Carey Tunnel connects to Brooklyn and the Brooklyn-Queens Expressway. The FDR Drive on Manhattan's east side is also easily accessed. Newark Liberty International Airport can be reached in about 45 minutes. All land in Battery Park City is owned by the Battery Park City Authority, which was formed in 1968 to create a resilient neighborhood of residential, commercial and park space on the lower west side of Manhattan. As a result, residential buildings pay a "land lease" fee, which is then passed on to tenants and owners. These funds help pay for the Battery Park City Authority's private park maintenance and private security. The initial land lease for all of Battery Park City was set to expire in 2069; however, in 2023, New York State extended the lease 50 years to 2119.

If you enjoy being able to get what you want when you want it, then you’ll be glad to know that Tribeca shops, eateries, and bars are open even later than most in the rest of Manhattan. However, you won’t find a crazy nightlife scene. Late nights in Tribeca tend to be more low-key.
