What do we look for in an applicant? --Income should be 3.5 times the amount of expected monthly rent. Example: If the expected rent will be $350 $350 x 3.5 = $1,225 monthly income --Good Rental Reference for at least 2 years or past home ownership. (If not, you will be required to pay a higher than 1-month deposit, but all previous landlords must be paid in full) --We will conduct a Background Check and Credit Check for each person on the application. (Criminal history does not automatically disqualify you. Previous Evictions outside of Covid mandates and Outstanding Debts to any Landlords are grounds for denial of an application.) --To qualify your credit score has to be 600 or better. $45 Application Fee (Non-Refundable) to be paid before we will process your application (No Personal Checks). Applications are kept on file for 30 days. Standard Deposit is the same as First Month’s Rent (No Rental Reference will be an automatic double deposit = First Month’s Rent x 2)
