While Capitol Hill may conjure images of national landmarks and policymaking, it’s also one of the largest and oldest residential neighborhoods in D.C. Rowhouses of various styles and periods sit along tree-lined streets in Capitol Hill, as well as several apartment buildings and condominiums. Known for its walkability, Capitol Hill is teeming with community gardens and local parks, including Stanton Park and Garfield Park, in addition to all kinds of international cuisine. The historic Eastern Market and Barracks Row offer a wide range of culinary delights and shopping opportunities.
Capitol Hill is convenient to multiple Metro stations, I-695, and Ronald Reagan Washington National Airport, allowing residents simple commutes and travels.

Property Ratings at 215 C Street
I love living here! The location is unbeatable as a young woman living alone, I always feel completely safe. Maintenance staff is always prompt and thorough.
The air condition is turned off, *and the heat is turned on*, from October 1 through May 1, so if you don't sleep well in the heat you should definitely keep this in mind. It can be miserable in Spring and Fall. Otherwise, great location. The building manager, Abdul, is extremely helpful and very responsive. Great guy--amazing asset to the community.
I enjoy the convenience the location brings. The maintenance guy responds quickly to requests whenever there is something wrong in my apartment.
- Many fans, or better yet, a portable floor-model air conditioner. (The air conditioning fails every year.) - A small heater to avoid being roasted by the building heat. There is no thermostat! - Warm indoor clothes for summer. Again, there is no thermostat. - A wash-and-fold service, or a small apartment-sized clothes washer. (Laundry service is very unreliable.) - A clothes-drying rack, given that the dryers don’t really dry even if they do work. - Excellent coverage with your renter’s insurance. (An HVAC contractor has used the phrase “When it all blows…” – as in when the building blows.) - Plumbing skills, and failing that plastering and painting skills. (Lots of leaks!) - High tolerance for odors, including mold and gas. Yes, gas. - Good health insurance in case you trip on the packages in the lobby or on the trash in the back. - Effective rodenticide and insecticide. - Self-defense skills because of poorly secured doors. - Lack of attachment to your personal property. Gables is careless with your things. - You’ll need patience to deal with the ever-changing and unresponsive Gables staff. - And, you’ll need friends who will help you find a new place and move!
Roaches.. roaches.. roaches. Stay away if you can, management/ maintenance doesn’t seem to care about this issue.
I have lived here a couple of years and things began to go downhill last year. Management and Maintenance are simply terrible. They are an awful representation of Gables/Berkshire. This building has been out of control with mice and cockroaches in your apartment. You will immediately notice the rats running in front of the dumpster and basement door after parking your car in a $150 spot while trash is piling up to the second floor windows. Truly repulsive when you can barley exit the building in the morning for work due to trash accumulating in the pathway. I am disappointed with the level of customer service with the amount myself and everyone else pays in rent at 215 C Street. Even if you try to call or email...for days, weeks, and now months...they will ignore you... especially if you been a respectful and timely paying tenant. They don’t care. DO NOT LIVE HERE.
I have lived at 215 C St. for five years, always paid my rent on time and never caused any issues. I am on a month-to-month lease. I recently noticed roaches in my apartment. They are doing construction in the hallways and the exterminator said that the roaches have been living in the walls and the construction has "stirred them up" so now they are entering apartments at the various access points because it is an old building. The exterminator said that there are holes along all baseboards and around the gas lines behind the stove. The building is doing nothing to plug up these holes/access points. He put down traps, but they are still in the apartment. I notified Gables that I will be vacating immediately because I cannot live with roaches in the building. They are charging me a months rent after my move out date because I did not give 30 days notice. Roaches were not an issue when I signed the lease and I certainly would not have signed it if I had known roaches were living in the walls and had easy access into my apartment. On top of charging me rent for a month that I won't even be living there, they are making me go to another apartment building 30 minutes away to drop off my keys and are not scheduling a final inspection of my apartment before I vacate. Bottom line- do not live at 215 C St SE unless you are comfortable living with roaches.
