Property Ratings at Grove 94
We enjoy our unit but new and old management are pretty hands off. No snow removal, cosmetics updates but slow to fix problems. It feels like tenants concerns are brushed off. If you're a quiet tenant that doesn't want or need anything from management, great. Otherwise, do not recommend.
Won’t plow or salt anything. Good luck not getting injured during winter
Nasty place, cockroaches, awful management, old and new, and don’t forget that even if you have an agreement to get payment after a few days they will still send eviction notices. Then charge $400 for utilities for a 1br.
Overall Oak Grove is a community that makes city living more affordable than average.
Overall no complaints living here. Staff has been friendly even through the transition to new management. As a woman living alone I feel safe here. Very affordable which allowed me to leave a horrible situation and start my life over with nothing. Location is prime making Uber and Lyfts super cheap and walking doable to many downtown locations.
I enjoy my home. Management are very helpful. Maintenance crew are nice, efficient, and timely.

I’ve been here about 7-8 months now and it’s been great. From the friendliness of all the staff to the timeliness of the maintenance guys. I look forward to being a resident here for the foreseeable future!

This apartment complex is terrible. Lack of security - hallways do not have cameras - we got robbed and the management didn't care, so we had to involve the police. We never ever leave our door unlocked. Initially they told us a different price than what we pay. Gave us our keys and we never heard from them - quality looks nice at first but all in all it is a run down apartment. Parking structure is not secure - the garage is so gross - in the area you can definitely find better apartments. Took them 4 months to fix 1 elevator. One of the only positives is that they respond to maintenance requests.

Hello, we strive for excellence for all our residents, however, we are disappointed that we have not met your expectations. I would love the opportunity to speak with you directly on how we may improve your experience and for other residents. Please contact me at minneapolis@mylocalapt.com. Thank you.
Ever since Laramar Group took over, it’s been the worst experience to live here. “Secured Parking:” not so much. They won’t replace the old door that freezes so it stays open all winter! If you get a spot on top of the ramp, you likely won’t be able to access it when it snows, because management doesn’t plow or salt until 24 hours after snowfall to save the money of needing to do it while it snows. They do not enforce the no smoking policy, so if your neighbors smoke it will get into your unit, and there are constantly smokers around the front door (a no smoking area). If there’s a maintenance issue, maintenance will come, and usually tell you “well I didn’t notice anything wrong.” They repainted and hiked rent up $200. You can’t access your unit’s meter for water or electricity. Moving out ASAP.
I rented here for 6 months till nov 2018. The utility bills are very costly. U got to pay for electricity, gas, sewage, water and trash from your own pocket. They are not included in rent. But the irony you are not charged for your apartment individually. They have a complex method of billing. For example Lets say if you use your TV for 3 hours and your neighbour uses for 5 hours you will be charged for 4 hours of electricity. So you end up always paying more than you use. So if you need to save some bucks this is not your place.
I was hoping to live here for a while, but I'm moving because how unhappy I've been here. The new management is extremely rude, incompetent, and unhelpful, and they seem set on doing everything in the most inconvenient way possible. They're remodeling everything to try and attract new renters because their current residents are all leaving. I'm not surprised that the list of vacancies on this page is so long.
They will come into your property with little notice. They’ve already sprayed my unit twice for bed bugs. They’re all over the place.
We just got a letter from Oak Grove that some units are infested with bed bugs. If you’re considering moving here, please make sure your unit does not have bed bugs in it.
I am pretty sure you will realize your mistake of renting this property when you vacate. They will send you 2000 $ maintenance bill for no reason. They will also report to collection department and impact your credit scores. They are really a money suckers.
I'm a longtime resident at OGT, and really enjoy living here. Although it may not be new and fancy like a lot of new builds downtown, it's well maintained and comfortable. The location couldn't be better if you work downtown. A couple negatives: 1) guest parking sucks. There's never a spot in the lot or on the street, especially in the evening. Something to consider if you like to entertain. 2) The building's common areas are updated regularly, but individual apartments are not. It would be nice to have a few upgrades every so often. Overall it's a great place to live. Management and staff are helpful and friendly and maintenance staff address issues very timely. There is amble closet space and walls are well insulated to avoid hearing your neighbors. It's an awesome middle of the road option if you want to have the convenience of living downtown but still feel like you're living in a neighborhood.
