Landlord will use an individualized assessment to screen applicants. Reasons for screening denial may include: 1) Criminal conviction history 2) Derogatory credit history 3) Derogatory rental history 4) Income less than 2x the rental rate 5) Inability to verify application information The City of Portland requires a notice to applicants of the Portland Housing Bureau’s Statement of Applicant Rights. Additionally, Portland requires a notice to applicants relating to a Tenant’s right to request a Modification or Accommodation. Applicants are welcome to provide supplemental evidence to mitigate potentially negative screening results. Applicants have 30 days to appeal denied applications during which time they may correct, refute, or explain negative information forming the basis for the denial. Applicants must be prequalified for any rental opportunities at Landlord’s properties for three months following the approval date. Landlords must waive all screening fees for three months following the approved appeal, but Applicants under these circumstances may be required to certify in writing that no conditions have changed.
