The Edge North
Step outside of The North Tower at The Edge and residents will find themselves facing one of Williamsburg’s most frequented hot spots, Martha P. Johnson Park. The building is one of two towers in The Edge, a luxury condominium complex in a cul-de-sac that loops around from North 7th Street to North 6th Street, along Kent Avenue. The North Tower is the smaller of the two buildings, with 25 units spread across 15 stories. Despite being in two separate, but nearby locations, the two towers are quite similar, both built to make luxury living also environmentally sustainable. Completed in 2008 by Douglas Development, The North Tower is still one of the most energy efficient buildings in Williamsburg — even with its grandiose amenities suite. Awarded LEED Gold certification by the U.S. Green Buildings Council, the design is comprised of environmentally sustainable, non-toxic materials which have been deemed to increase the long-term health of residents. Additionally, the structure’s multiple high-efficiency HVAC systems and energy-efficient appliances emit less greenhouse gases and have lower energy bills than similar nearby non-LEED high-rises. The grandest residence in the building, a three-bedroom penthouse featuring a renovated royal blue kitchen with a wine refrigerator and great room with a gas fireplace, was last listed for $3.9 million in 2022. The Edge grants residents access to amenities in both of its buildings. Warner Lewis, a licensed real estate broker at Brown Harris Stevens and a tenant in the South Tower, likens the double-amenity access to having an Equinox sports club within your own home. Lewis says he frequently enjoys the extensive wellness facilities, including indoor and outdoor pools, a jacuzzi, Turkish steam baths, and a fully equipped fitness center with a separate movement studio. The outdoor spaces feature an abundant courtyard and a rooftop terrace. Inside, the residents’ lounge boasts a screening room, a virtual golf simulator, a children’s playroom, and a lounge area with a kitchen and oversized TVs. The South Tower provides full-service amenities, including a 24-hour door attendant, an on-site resident manager, and dedicated porters. “The 421-a tax abatement appeals to investors, pied-à-terre buyers and those looking to settle down with a stable living situation,” says Lewis. According to him, buyers can expect extremely “low monthlies” at The Edge due to 421-a tax abatement: a tax break that provides significant savings on property taxes, which are reduced at The Edge through 2036. For example, a $2.1 million two-bedroom condo on the 14th floor has $6 in monthly taxes and $1,318 in monthly common fees. Buyers can compare this to a similar luxury high-rise condominium on the Williamsburg waterfront, The Oosten, which has monthly tax fees starting at $527 in a one-bedroom residence listed at $1.5 million. Williamsburg offers up an almost unfathomable array of bars and restaurants. Notable spots include Peter Luger Steakhouse, New York City’s most famous carnivore spot, a meat-mecca since 1887. Miss Favela, located near the Williamsburg Bridge on South 5th Street, serves traditional Brazilian fare, lively music, and refreshing pitchers of caipirinhas. Tacos galore can be found near Metropolitan Avenue at Tacombi, while oysters and gin martinis await at Maison Premiere located at Grand and Bedford. For groceries, residents can shop at Trader Joe’s on Kent Avenue or Whole Foods on Bedford Avenue. Multiple parks are nearby, including the closest, Bushwick Inlet Park, which has soccer fields and waterfront views. Along the East River, Domino Park spans five acres and offers views of Manhattan and picnicking spots. Further inland, McCarren Park has athletic fields, bocce and tennis courts, outdoor exercise equipment and a popular running track. Upon exiting the building, residents turn left and walk just four and a half blocks to the L train on Bedford Avenue and North 7th Street. Otherwise, those who are open to a little adventure can walk to the ferry landing by the waterfront in just under 3 minutes to access the East River route.
