Property Ratings at 22 North
I strongly advise against renting at 22 North Apartments (managed by Adara Communities). My experience has been frustrating, unprofessional, and full of neglect. The apartment was not cleaned upon move-in. When I asked for a checklist to document issues, I was told I didn’t need one. Maintenance refused to clean thick dust off ceiling fans, claiming they lacked a tall ladder and that it was my problem. I reported mold on June 4, 2024, yet it wasn’t “fixed” until January 15, 2025—over six months later, despite Texas Property Code 92.056 requiring action within seven days. Their “fix” was scraping drywall and painting over it—with no inspection or proper remediation. Other maintenance requests were ignored or completed at the last minute—some after my lease ended. The dryer still doesn’t work. Now, management is denying my request to move out without penalty, citing work they should have done a year ago but are only addressing in my final weeks. Dwayne, who has final say on repairs, has been unprofessional and dismissive. He ignores direct communication, discusses issues with staff instead of tenants, and forced me to escalate to an attorney. Jen is the only helpful employee, but her efforts are undermined by poor management. I reported the water damage four months before my lease renewal agreement was delivered, yet it was ignored for over six months. Now, they refuse to accommodate my move-out request, despite their ongoing neglect. I doubt the mold issue has been properly resolved and worry for future tenants’ health. If you’re considering 22 North Apartments (Adara Communities), think twice—management is unreliable, maintenance is incompetent, and they will ignore your concerns while holding you accountable for their failures.
At first glance everything seemed ok. Was able to look past dog poop smell and dirtiness of property but for the price couldn’t say no. 2 months into it German Cockroach’s started to appear. House was always kept clean but in the end all the appliances were infested with German cockroach eggs. Had to move out do to infestation.
Not only is the pool area TRASH, they never clean it (should be cleaned weekly) until it looks like swamp water. It's unsanitary and it's the hottest part of summer in Texas. After MONTHS of sending work orders and asking nicely for sanitizing wipes to be refilled in the gym facility, it took me marching into the front office and making a scene for them to do so. The gym is unkept, unsanitary, and disgusting. Entrance/security gates don't work, the key fobs don't work on doors (and now people who DO NOT live on our property are coming to use our gym ), overflowing trash and dog crap everywhere, dead plants, bathrooms out of order, the upkeep is HORRIBLE. The property management does NOTHING but make excuses and sit around their desks. It's despicable. The people at ADARA COMMUNITIES do not know how to maintain or take care of their properties. Do not rent at any place these people manage! It took my husband almost THREE WEEKS to get a reply for maintenance on my dishwasher not working and the day + time THEY scheduled, they did not show up. This has happened multiple times and don't get me started on how unkept and disgusting the hallways of our building are. No pest control either and we have wasps nests ALL over the place. Again, if you rent from anyone, don't rent through Adara. Ever since they took over, they have trashed the place. Your pools will look like poop water and you will pay $2k to live in trash. Their photos are misleading.

Excellent team. Very helpful at all times. They go out of their way to make sure things are taken care. Amenities are really good. Fitness center is open for 24 hours which is a plus.
I want to tell you that the apartments are spacious and rents are affordable. Staff is amazing and held a professional attitude. I would recommend these apartments if you are looking for a place with great service. I cannot wait to move in.

I was very much impressed by the staff at 22 North. They are very helpful in answering all my questions and showed me right apartment to match my requirements. The Apartments are very nice and luxurious, my favorite is the fitness center and the pool.
I've been a long time resident, overall I've been more than satisfied with my tenure given the price and location of the apartments. The maintenance staff is friendly and most have been here for decades, office staff have always been courteous to me and get me what I need in a timely manner. I'm not sure what else there is to expect seeing the other comments here, but I've never had a pest issue that wasn't resolved. I don't plan to leave anytime soon, it's a great place to live for a great price.
Caring and thoughtful staff. Best Apartments in terms of locality, maintenance and the Front Desk staff are awesome and so helpful. You got a problem with anything in the apartment or any service issue - just name it and they will go all the way to make it a pleasant experience for you and before you will know, your problem is gone. Highly recommend ??

I have to say when I moved here years ago the management needed work. They have now changed to another management company and in the last several months has become the place I’m proud to call home. Office staff and maintenance are always on top of things and very responsive. Property looks amazing and the property now has an app to pay rent super convenient. Very clean apartment + gated community. Big swimming pool . Most important all the neighbors are very quite and respectful.
Apartments are Neat and Clean and their Admin costumer service was best they helped us and show us the apartment which we were really looking for. They have family environment.
Nice site! The management is great. Very helpful answered all my questions & all concerns were addressed
1) Move In - apartment was disgusting. Cobwebs, dust, crumbs, bugs. 2) The backdoor had CLEARLY had an attempted break in. Instead of replacing the lock, framing or doors, they slapped on a coat of paint. We reported and they changed the deadbolt. This theory was confirmed by the TWO unannounced visits from the Police looking for the previous resident. 3) Laundry machine didn't work. After multiple days of no shows from the maintenance staff, maintenance finally shows and say they need to order a part. Once "fixed", we go to do our first load of laundry. Unbeknownst to us, the drain line had not been connected to the outside of the unit and so all the water flooded our apartment. 4) Building/Complex - pest control is a nightmare, pet waste everywhere, trash as soon as you enter the complex. 5) Mold - This was the worst of it all. We started noticing a mildew smell coming from one of our cabinets. It seemed to be coming from the line clean out. We reported it. Maintenance finally shows and cleans out the drain. The smell and humidity in the cabinet continue and spread. Another maintenance member is sent out, he pours chemicals down the drain. Nothing improves. Silverware draw becomes COVERED in mold. I request the Manager to hire a plumber because while the maintenance staff have done their best, this is out of their skill set. I am assured of a phone call the following day with a plan of action. I hear nothing. Maintenance cuts into the back of the cabinet to find no insulation, which is causing bowing from the moisture/humidity. So, it was breeding humidity, mold + a terrible smell. The cabinet is sealed with duct tape on and they confirm the job will need be contracted out. Days go by and we are continually told they are coming to fix it. They do not. Staff call and say maintenance are on their way over. They were not. We just wanted a kitchen to cook in that wasn’t covered in mold, didn’t seem like a big ask. The following months result in countless apologies/excuses, no resolutions. I have never felt more de-humanized and gaslit as a tenant. We were offered a laughable amount of money if we agreed to sign an NDA and not review the apartment online. We walked away from the cash so we could leave an honest review to save you the appalling experience we had.
Since new management has taken over, we have seen some great improvements! Trash being picked up and looking great! Can't wait to see the continued improvements!
The buildings were built in hurried manner. Lots of shortcuts. The maintenance is very slow to respond, even to emergencies. There have been multiple power outages and the hot water tank for the building has failed 4 times. No hot water for days. They claim to be a luxury apartment, but THEY ARE NOT. Do Not Rent from 22 North.
I would not move here, if I had known how it would be. Since I have moved here it has been a huge headache. Don’t expect to find parking, or for anyone in the staff to treat you with respect or courtesy after signing your lease. For any type of repair be prepared to wait more than a month for completion. There is no parking, the amenities are unkept and the pool area always has overflowing trash and a fly infestation. The apartment staff doesn’t reply to emails promptly, and if you email the management company they will not care or bother to respond. There is a grave lack of empathy from the staff and the professionalism of the staff has been inconsistent and subpar. I would not willingly pay what I have been for a luxury unit, for what I have been made to suffer through in the last year.
