Office Hours: Mon - Fri 12:00pm - 6:30pm Rental Criteria - PLEASE READ BEFORE APPLYING: Occupancy Limits 2 Persons for one bedroom apartment Requirements for Leasing Approval Applicants must be 18 years of age or older. Applicants must submit to the office a fully completed application online with a $30.00 application fee. Each applicant must bring two forms of valid identity in the form of a driver's license or an identification card along with a second form of identification such as a birth certificate, social security card, or a passport. Non US citizens must have proof to legally be in the US along with identification. Employment Applicants must submit one month's pay stubs to verify household income. Rental History The applicant must have verifiable rental history from a non-family member or friend unless this is the applicant's first time living on their own away from parents or guardians. No evictions can be on their record. Broken leases are considered if: 1) the applicant has a co-signer, 2) the applicant pays a larger deposit than what is listed and the the amount depends on the situation, 3) there is only one broken lease on the record, and 4) no money is still owed to the apartment community. More than one broken lease will disqualify an applicant. We have the right to deny an application based on rental history. Credit Criminal History We reserve the right to deny an application based on poor credit performance. We automatically deny applicants with any evictions. Obtaining and Using Criminal Records: A criminal history report will be obtained for every applicant. We will review and utilize its contents without regard to the applicant's race, national origin, or presence in any other protected class. As an apartment community where people of all age groups reside in close proximity, we strive to make reasonable efforts to provide that those who live here are not likely to jeopardize the safety of other residents and their property. Convictions for, without limitation, murder, rape, sexual assault, molestation, assault, battery, arson, terrorism, burglary and theft, which have occurred within the seven years immediately preceding the date of the application, may cause a rejection of your application or an adverse decision regarding your proposed or actual tenancy in our community. To the extent we are able, we will consider the nature, severity and recency of criminal conduct found in your criminal history, and what you have done since your conviction(s), if any. If you have convictions for drug manufacturing or distribution, or are subject to a lifetime registration requirement under a state sex offender registration program, your application will be rejected. Income Requirements The income criteria is 2.5 times rent. If the applicant does not meet the income requirements, they may still be accepted with a co-signer. We Are Pet-Friendly 3 pet limit. All cats must be spayed or neutered. There are dog breed restrictions which include the following breeds: Pit Bulls (Staffordshire terriers), Canario, chow chow, Doberman, German shepherd, and rottweiler.
