What they show you is not what you get. A big disappointment. Roaches, Dog droppings everywhere, front gate stays open, offers are never met, office very unprofessional and very disrespectful. I would think twice about this place. If I could write this without 1 star they get none.!!!!
Have been waiting over two months for a garage. Was told that the motor would be replaced a week later still not done. Go in today to discuss the garage and the stove broken and the smoke detectors going off to get fixed. Was told that they can give me another garage that is not anywhere near my apartment. Said they are not able to fix the motor in the one next to my other garage. They got maintenance here to fix stove and smoke detectors. Still waiting on vents to be cleaned for the dryer. Staff doesn’t answer the phones. Today on July 29th, was informed about the garage and was told basically you can move out so your happy and we will let you out of your lease. Which was the rudest response I’ve received in my life. The solution should be not have people move out take care of things and supply people with what they were told they would receive months ago. This shows poor management and property ownership poor business. So what I got out of that conversation was we don’t care if you live here we are just going to let you move out so we don’t have to fix things. Some of the staff is very friendly and really try to take care of the residents. Austin and Jen are the best they try there hardest to get stuff done.

I first spoke with Mrs. Kelly and she was absolutely amazing, she was extremely thorough with everything and completely had me sold on an apartment. We got the application done and we were ready, then after a couple of days we called and realized we forgot some information and got everything sent in. Well whoever is in that office clearly hates her life. She had a nasty attitude… and if I had been rude first I could have reasoned with the attitude… but this child was just so rude. To my understanding you work in customer service. It’s your job? So why are we out here being so rude to people who clearly want to live here. After that interaction I think we might just take our service and money elsewhere. They sure know how to turn people away.

Absolutely thankful for Justin in the maintenance department. He promptly took care of our issue and was so friendly and professional. It is nice to see an apartment complex take care of residents who have been here instead of just those they are trying to rent to.
Great apartments to live in. The grounds with the water is very pretty. Stores and restaurants are in close proximity. Office staff is very helpful. Kelly does a great job and is very nice to talk to!!
I signed 2 leases at this apartment between 2018-2020. Started off okay as things were in good function. However, I would never live in this place again. Lived under 2 different management teams, and both of them were terrible. Appliances never worked. Standing water in the washing machine, dishwasher not working (standing water + no drainage of stinky food), and an oven that never got over 200 degrees. Put in multiple formal service requests, and called the front office near everyday for 16+ days. They were no help, ignored calls and emails, and left my brother and I with no choice but to abandon the lease and the townhouse. Save yourself the time and headache and find a better place.
After moving in I realized that this place is coackroach infested! Management acts like they did not know, but there is no way they could not know about this level of infestation. I can go nowhere within the residence without seeing multiple cockroaches, and this is after Massey has been here twice! My entire building needs bagged and bombed and they refuse to do it. I thought i was going to love it here. Now i have nothing but regret....
I don't know how this was given a 5 stars by anyone. I've lived her for 5 years and this is definitely my last. It's never been 5 stars. It was at most 3 but I am 61 and my mom is 91 so I didn't want to move her again. But the maintenance does not complete the jobs requested. I am still waiting on items to be repairs and it's been months. Yesterday my AC went out. I called the office at 12:55pm. No one showed up. It was 93 degrees outside so you know the apartment was hot. I called the office right before it closed, of course no one answered. I had to call the after hours emergency line. The first call, no one returned. I called an hour later, the guy said he will be there in 25 min because he is home. HOME? I notified the staff during office hours about a broken ac in the Florida heat and they go home? Then when he arrives, he is rushing like I interrupted his evening. When I challenged him to complete the job because he was the person who came the last time and left things in complete and did not return. He actually walked out and SLAMMED the door and did not return. So, I had to go to Lowes right before they closed so that I can finish what was left undone. Stay away from this hell hole. I will be breaking the lease and moving.

Maybe I've just always had the rotten luck of living in terrible apartments before, but this place is the best I've ever lived in. You know how they say, "never pick the first place you find while apartment hunting"? Well, my boyfriend and I did that with this place, and we don't regret it at all. That paper they give you to fill out when you first move in (the one you're suppose to write down everything thats wrong with the place so they don't take it out of your deposit), well I searched the apartment high and low for 3 days, and couldn't find anything to put on there. The people in the office are extremely helpful and courteous. The pool and gym are in wonderful shape. The whole neighborhood itself is peaceful and nice. I'm just really happy here.
I have not even lived here for a whole year and I am already waiting for my lease to be up. Upon move in date, I told them about things that were broken and they have yet to fix it, and that was 6 months ago. My air was broken for 2 weeks and all they could do was provide one little window AC that didn’t even provide cold enough air. So all in all I had to sleep in sweat and wake up in sweat for about 2 weeks. They didn’t even finish the project and have these pipes and marks showing on the wall. We were the ones that had to be on top of them to know what was going on or to even get any information of what was going on. My toilet was leaking and they just patched up the work and then it leaked again. Left me with tile that doesn’t even fit properly and smells, and to make it worse, when it rains there is a hole in the wall and water comes into the apartment and they apparently fixed it and now again, more water has leaked into the apartment. We are suppose to be a gated community, the gates don’t even work, so much for providing security to people who live here. I just hate this place and don’t recommended it at all.
You better hope you move in with all new stuff because if not the office does a horribke job following up with work orders the maintenance team never does
This place is a dump... had issues the second month I moved in and hadn’t renewed my lease for another year... everything brakes down on you. I have to constantly call maintenance on this place. Neighbors are so loud.. I’ve complained twice and they haven’t done anything about it. Told the front office about broken glass at the bottom of the pool and they didn’t seem to clean it up or any signs that it was closed until a week later. That’s so dangerous. The gym machines are completely wore down. The front security gate has been broken for about a month and all they have to say about it is they have reported it to cooperate and still nothing has been done. If it’s broken I personally feel they need to just leave the gate open because there’s lines out the gate waiting on someone to pull up and have a key to get in... it’s absolutely rediculous this place..Save your money and go somewhere else.. it’s not worth it. They changed they’re name to “premium” and remodeled their signs that looked like people had punched or kicked over about how great of a place this crap place is but can’t seem to put in any effort into appliances or anyone’s true needs. It’s a joke.. don’t move in. It’s cheap for a reason.
Gangs of teenagers roaming at all hours, security gates and outdoor lights that rarely, if ever work, car radios so loud you can hear them throughout the complex, 10 people in an apartment meant for 3, police are a common occurrence, just an unsafe place to live, and getting worse. Too many other SAFE, clean,well maintained apts in the area.
This place is AMAZING! I have only been here for two weeks and I LOVE IT! I looked for three months to find the perfect apartment. My experience became very frustrating because the nicest apartments were too expensive or not conveniently located. The cheaper apartments had bugs, drugs, and thugs hanging out late at night!! Then, I finally found The Park at Dorchester. Let's start with the management. About a year ago, I had a friend move into an apartment here and they loved it. I did not realize it at that time but apparently the new Property Manager, Drea, had just taken over the property and immediately started to turn the place around. She started by improving the maintenance staff, the appearance of the property, and simply providing a spirit of "Excellence & Professionalism" when dealing with tenants and their concerns. In addition, her other leasing consultants, Desiree, Laura and Caleb, were equally amazing as they answered all of my concerns and quickly handled some minor issues that needed attention in my new apartment. In closing, I am so grateful for my second floor lake view apartment. Every window from my spacious apartment has an incredible, breath-taking lake view. Of all the Blue Roc Premier Properties, The Park at Dorchester is hands-down, THE BEST! Trust me on that!! You will be challenged to find a more reasonably priced, clean and conveniently located apartment home than The Park at Dorchester! I will be sure to check back in six (6) months from now (9-1-17). Until then, Happy Apartment Shopping!

I have been a resident here for about 4 1/2 months. My upstairs neighbors were a little noisy in the beginning, but are now more tolerable. Maintenance is pretty quick and I think if I had decided to move here based on just the bad reviews here, I would be somewhere else. No apartment community is perfect, but this is the best I've lived in so far. Also, you get what you pay for, the price is right for the size and location!! It's close to everything and I feel secure when I am at home. There have been no break-ins or car thefts, which are a top issue in Brandon. I have recommended this community to several friends and my family comes to visit it loves coming here to see me. It's peaceful and serene. I hope my REAL LIFE review helps someone make the right choice. Please also note that there are two sides to every story and I am friendly and cordial with the leasing staff and they extend the same to me. I pay my rent on time and have no issues. Caleb, Drea and the other management staff are wonderful. Tell them I was the reason for your choosing The Park at Dorchester!!! You will not regret it!!! I promise!
First, the leasing office is just that because they have no clue what customer service looks like. They never return your calls when you leave a VM, and you have to leave one because they never actually answer the phone. Also, they turn over office management faster than Taco Bell, so if you ask one to do something, you better get back to them that week before they leave. Second, each lease they increase your rent, regardless of the length of the lease, but don't expect anything in return for staying longer other than higher rent. Third, the pest control service sucks so you must be willing to share your apartment with God's nature even though they don't help you with the increased rent. To close with a positive, the size of the apartments are good.
This place is a joke! I have lived here 2 years and I didn't want to renew last year let alone this year. In the 2 years I've lived here, the security gate has worked maybe 3 weeks total and the ever changing office staff is incompetent when it comes to putting work orders for maintenance into the computer. At the beginning of this year I put in a total of 7 work orders and 2 months of wait time to get MY AIR CONDITIONING FIXED. In the state of Florida, that is considered an emergency. 3 weeks ago I put in a work order for the weather strip on my front door, after about 5 days of waiting (it is in our contract that they have 48 hours.) And another trip to the office, they half asked the job and there was a gap so large sunlight was pouring into my apartment, along with a brown recluse that I luckily caught. Another trip to the office to complain yet again that this job has not been done properly and I have now received a letter stating I am not welcome to renew my lease. I can only imagine this is for holding this company to the same standards they would hold myself to in our contract. These are just a few of the many terrible issues living in a blue rock owned property, this place has left a awful taste in my mouth and I will never live in another one of their properties.
I relocated from Wichita, KS to Brandon, FL. The apartment staff was so amazing helping me find a place and walk me through all the details without even seeing the apartment in person. They kept me updated on availability and helped me complete my application and forms via email. I was so excited to move into my new place. It's everything they explained it as and more. The neighbors are amazing and the apartment complex is beautiful. You can tell they care about their property and their tenants. Happy renter!
The place seems nice, but its all a farce. We moved in and the 2nd and 3rd bedrooms. No fans, one has a light the other one has a hole with no light in the room. The pool is filthy, and the mail box area is decrepid. They still haven't fixed the front gate and there is no security. Actually there are no lights at the front either, so its very dark finding your place. The manager of the place promised me a fan with a light. Completely ignored it until I threatened to hold back the rent. We were told we were going to be getting a completely renovated apt.with new appliances, and a wood floor. We ended up with new appliances in the kitchen, but the washer and dryer are old and rusty and they squeak. When confronted about it they told me they never said all only the ones in the kitchen. The wood floor isn't wood, its linoleum. Who ever did the job left caulk all over the place. I got the same story about the floor to. I am stuck here for another 9 months paying way too much for a Florida apt.
