Steeped in history and unique culture, Baltimore is among America’s most culturally-rich cities. Centuries spent as a major port city have contributed to a diverse mix of influences, resulting in the eclectic range of food and art found in Baltimore today. The relatively compact layout of the city makes life a bit easier for pedestrians and cyclists — it also means that, even though the city is home to over 600,000 people, it retains the feel of a much smaller community. The city’s neighborhoods display a huge degree of variety, ranging from rowhouses to high-rise apartments to charming suburban subdivisions.
It’s an excellent city for sports fans, with the Orioles and the Ravens representing Baltimore in the big leagues. The arts community is quite active in Baltimore as well, largely thanks to the Maryland Institute College of Art and the huge Artscape festival that draws thousands every May.

Property Ratings at 222 Saratoga Apartments
I lived at both the 8th floor and 9th floor apartments in the 3 years I was there. In just those 3 years, the quality of the place went down. From trashcans by the elevators and routinely being cleaned to no trashcans by the elevator at all. Half the dumbbells and equipment in the gym missing. In the three years I have been there they were already on their third property manager. The garage doors and elevators regularly breakdown. They only have one maintenance person for the whole building. The property has good spacing and is in a good location if you need or want to be in downtown Baltimore. Some of the people on my floor were good too. However, at this point most of them are leaving if they have not done so already. Overall the biggest issue seems to be poor management from my perspective. When my heater broke out during the holidays in November 2023 when it was freezing cold and it took two weeks for my heater to get fixed, the Regional Director sent me a $100 discount on the rent for my troubles. I couldn't tell you how disrespectful that was. I took them to escrow, prorated the rent by the two weeks I was without heat and terminated my lease.
The property and management were pretty good when I moved in. The apartment size is worth the rent. Do not expect a luxury building as advertised on their website. Within the last year the building has started to decline. Maintenace request takes longer to get filled and often have to send follow-up emails. Also, there are unhoused people that sleep in front of the building now and they keep the street filthy, I am embarrassed to invite company over. This building has so much potential, but I will be moving out when my lease ends because I am tired of stepping over unhoused people when I leave the building. Before signing a lease here, I suggest that you do a night visit on the weekend.
My experience with 222 E Saratoga Apartments has overall been negative. The apartment that I moved into was dirty and disgusting. The surrounding location is also bad. There are MUCH better apartments available in Baltimore to spend your money on. The management here does not seem to care. Although the price is reasonable, I do not recommend anyone to move here.

I've lived in numerous downtown apartments in several cities. I'm in my second year at 222 E. Saratoga. The newly renovated units are beautiful and very spacious. The location is fantastic. The block is up and coming, and is an easy walk to Mt. Vernon, downtown proper, and the harbor. Being immediately next to the farmer's market and Baltimore's new most buzzworthy restaurants (Ida B's) is a huge plus. The amenities are great (very clean and posh common area and gym). The new management is extremely professional, responsive, and courteous. I'd strongly recommend the building to anyone wanting to live downtown.
Have consistently felt that management does not care about its residents, just signing new residents up.For months, we've had a garage key that is dysfunctional. This means that when we need to enter the garage,we actually have to leave the car parked on the road, walk around the sidewalk into the apartment and all around down to the garage to open it from the inside so we can drive our car in.We've given up on asking for a new key.A definite inconvenience for a parking spot we pay a lot of money for.In another situation,I was without a working building key for weeks after it was demagnetized.I sent maintenance requests, forms through the web site, emails, etc. to no success. This meant I had to wait outside for a current resident to let me in anytime I needed to reenter the building.I finally got a new key but the amount of effort it took to replace was inordinate. I rarely print things but this morning I tried to print a time sensitive document at the business center. As usual, the printer doesn't work.I walked into the office to ask if they would mind printing the document for me.They said to send it in an email if for them & they would print for me today.I thanked them & immediately sent the document. After waiting for 8 hours, I finally walked to the office to follow up in person. The individual in the office turned in her chair and acted like she didn't see me.Then she continued to ignore me while I knocked. After standing there long enough, they finally opened the door.Considering I was following up on something discussed that day, not a new issue, the unfriendliness seemed unwarranted. When I asked about the document, they apathetically said they couldn't print it.It put me in a bind to try to find a fedex tonight to print my document. An email letting me know they couldn't print it or just saying from the beginning they couldn't would've gone a long way. After a year of living here, for a lease we signed over 12 months ago, management is also attempting to charge us an extra deposit on that lease. This does not make sense considering we moved in with all fees paid over a year ago, but is just another example of the issues we've experienced.Loud music from neighbors is common. We've gotten used to it;will just put in ear plugs, etc but previous apartments I lived in worked to preserve a quiet atmosphere for residents.I understand the goal is to make money but advice for Saratoga management is to invest in customer service and care about current residents.
Property Manager at 222 Saratoga Apartments, Responded To This Review
Hi, we are very sorry to hear you did not have an optimal experience at 222. However, I have some great news for you! Zahlco Management has taken over management of 222 Sataroga. We do our utmost every day to provide reliable and transparent service to every unit we manage, and look forward to bringing quality management back to 222 Saratoga. We guarantee a more pleasant experience if given a future opportunity.
This is place is a bad place to consider for rent. the management company that manages it for them is very unprofessional, Mixes personal with business and not matured enough to deal with questions. The district manager does not return calls. Service request takes forever to complete. the parking garage is a mess.
Been living down here for the past 10 years. The property manager now and her staff are one of the best of the crew that I've seen come through the building. They are always on top of any request made. The new renovation is the best. Since I'm a gym freak I love the gym is to die for. The units are perfect for someone who loves space. It is perfect place to call home.
I have been living at this complex for over 3 months now and I love it! The manager and the maintenance staff are awesome! They are always on top of things and respond promptly to my requests/questions. Also, the location is pretty convenient, close to the inner harbor, to restaurants, bars and other cool places to hangout. I highly recommend this place to call home!
I've been living at this complex for over two months, and I love it here! The management and the maintance team are awesome! They work hard and they always make sure work has been completed right away. I highly recommend this well located place in the heart of downtown.... Walking distance to many cool places like the inner harbor, restaurants and bars!

My fiancé and I have been living at 222 for about 7 months now. Knowing many other people who do/have lived here we were very excited to find availability! I quickly fell in love with the apartment itself, nice finishes, convenient location, reasonably priced in comparison to similar apartments, I honestly thought we had found our dream apartment. With that said the reason we will most likely be leaving is do to our experiences with the management and community. I barely see my neighbors, which I don't mind, but the few times I have interacted with people around the building most have not been pleasant experiences. I was yelled at by a community neighbor as I was trying to move in for parking in her apparently assigned space. If she had just informed me thats how it worked I would have gladly just moved the car. Instead I listened to her yell for over 5 minutes before I had a chance to say "hey I'm new, won't happen again." And then recently due to our beautiful floor to ceiling windows (amazing for a downtown view!) our dog saw something outside and proceeded to bark at it. Come to find a note from a neighbor telling us to take our loud dog and move to the suburbs where they can't here us, and if they did hear him again they would report us. Just simple examples of what could have been quick easy requests but were handled so unnecessarily. Finally, some points about the management. We have a parking permit through the building in a garage next store. Because this is a public garage we have had to fight tooth and nail with the building manager to organize with the management of the garage to enforce the parking permits. By this I mean we are assigned a space and countless times came back from running errands to find a full garage with no spaces available, not even "ours." For $120 a month I'm not willing to let that just happen so we brought up to the managers attention multiple times. On one specific occasion my fiancé explained the situation about the parking and her response was that the garage management doesn't listen to her anyway so she couldn't help. Finally after months and months of us dealing with her and the garage employees ourselves we have finally resolved this issue. Overall, I physically love this apartment and never want to leave, but the lack of hospitality and support we have felt from management is enough to find our home elsewhere.
