Please call with any questions Lease term: AUGUST 2ND - JULY 30TH Sublease possible: YES Occupancy Limit: FOUR UNRELATED TENANTS 2228 Canyon Blvd. is an 8-unit building located in the Goss/Grove neighborhood that offers easy access to the CU and Naropa campuses, as well as Pearl Street and 29th Street Malls.  Off-street parking is shared by tenants, as is the yard/patio space and picnic area.  Each apartment comes with its own extra storage closet, in the enclosed hallway on the north side of the building. Apt. #2W is a bottom unit on the west side of the building. The unit is two-stories with the kitchen, living room, half bath and a smaller bedroom on the main level.  Two larger bedrooms and the full bath are on the lower level. The upper bedroom and living room have carpet. The lower bedrooms, kitchen, and bathrooms have vinyl flooring. These apartments are rented unfurnished.  Any furniture/belongings in the photos and video belong to the tenants moving out.  The major appliances (stove, fridge, dishwasher) will stay in the kitchen.  There's a wood burning fireplace in the living room of each apartment.  We own and maintain the A/C unit in the living room.  Any other A/C units belong to the tenants. APPROXIMATE ROOM DIMENSIONS: Living room = 13' x 12'4" Bedroom #1 (off kitchen/living room) = 8'6" x 8'7" Bedroom #2 = 11'5" x 13' Bedroom #3 = 12'7" x 9'5" (+ 8'2" x 3'8" cut out) Security deposits equal one-and-a-half times the monthly rent, with at least half due at lease signing. We can setup a payment plan to cover the remaining security and any pet deposits. Since we don't have any application process, all our places are rented on a "first-come, first-served" basis. CATS allowed with an extra $200 cat deposit. ONE SMALL DOG (under 20 lb.) allowed with an extra $300 dog deposit. Certain breeds restricted. We can show the place anytime during our business hours, Monday-Friday, with at least a day's notice. Please call to set up a showing or with any questions. Thanks for looking!
