Property Ratings at 23Hundred at Berry Hill
Good luck getting in the building because the fobs don’t work half the time. Once you’re in you’ll notice unfinished spackling on the walls that’s been there for a year amongst other unfinished projects. Also, have fun at the sky lounge. Hope you don’t feel like playing pool because the pool table is bent and they won’t fix it. It’s also only open until 10pm and you will get kicked out after that. Want to enjoy the fire pit? It’s only open during the day and the furniture is never cleaned so it’s covered in leaves and mold. The Cybercafe maybe? Nope it’s just an outdated room with chairs. No coffee. No printer. No computer of any sort. Just a room. And packages? Lol they just sit on the floor outside the lockers. Management is rude and uncommunicative.

I have lived here at 23Hundred almost nine months and I have not had any issues. The property manager, Amy, and her team have been great! They made my move-in process very smooth, and they were accommodating to all of my requests. I was thoroughly impressed by their prompt responses and professionalism. Also, they have handled COVID-19 very carefully yet seriously. They have been forthcoming with updates and they have kept common areas closed/sanitized for the safety and the health of all tenants. The property itself is in a perfect location with lots of nearby restaurants and a short distance to the major highways and downtown. 23Hundred has a homey feel and I always receive compliments from visitors about the look and feel of the apartments. Recently, there has been a bit of construction both on the apartment and in the surrounding area. I look forward to the completion of these projects and the new businesses coming to the area. All in all, I have absolutely loved living at 23Hundred and I hope to continue living here for quite a few years to come!

I've lived here for a year now and this place is a complete joke. Aside from their pricing model being a total rip off and charging about the same amount you could get for a MUCH nicer place next door like Octave or IMT they flat out do not care about current residents. They are the least accommodating staff ever and their answer to everything is either no or they can't help. There's literally zero perks about being a current tenant or already being a resident when doing a new lease. This place is not that nice for the price they charge compared to literally all the other surrounding apartments. Also the walls are so thin you can hear literally everything. Go some place a lot nicer for the same price, trust me.

The pool is green year round. Most apartments face the pool as their balcony view. It’s pretty embarrassing.
The complex is always dirty...the pool has been green all winter. Today is May 3rd...other complexes already have their pool open and this one is still green. The noise level in the courtyard after 10 at night is ridiculous. And unsurprisingly the noise is usually coming from people that work in the office. The hallways go months without being cleaned. Packages go missing. On a positive note, maintenance is fast and they are super friendly. The office staff has always been helpful when we need something, but friendliness doesn’t make up for the conditions at the facility. I would recommend looking elsewhere. You can get a much better apartment for the same cost.
Overall, the leasing staff has been pretty terrible since I moved in. My apartment is super nice and maintenance is always on top of repairs, but the office staff is terrible. I lived here for 10 months and the whole leasing office staff that was here when I moved in is gone. There is constant turnover down there. If you're trying to get an email response, good luck with that. You won't get an answer on that. Your rent and water/trash bills also won't be posted online until the day they're due or AFTER they are due.
I usually don’t give reviews however I felt my wonderful experience today with Alec (asst manager) at 23Hundred, there definitely had to be an exception. I called with concerns and questions and they were answered & quickly handled. I did not receive this with the last office of the apt I was renting in Nashville, so I’m very happy and felt a review was necessary- you mostly see reviews if someone has something negative to say. Not with this review....I love the convenience of the apt location being close to everything I need in Nashville so getting excellent help within the office was definitely a plus. I look forward to residing here and I know if I ever have issues they will be addressed! M. Wilson
Most places that offer “gated parking” come with some since of security - not this place. This year alone there has been no less than 5 cars broken into and/or stolen from the parking garage. The staff seems uninterested in doing anything to remedy this problem. Would highly recommend you look elsewhere.
It's not 2014. There are newer, better, cheaper options in this area now. There is nothing special about this place, yet they want to charge rent like they are some 5-star resort. Sometimes you get what you pay for, but this is not the case. There is a reason this place is half full...
Within one week of moving in, our apartment flooded as a result of ineffective/poor quality weather stripping on our balcony door. We were assured this was routine maintenance, but the issue reoccurred less than 9 months later. Our 4th floor apartment is infested with mice that make noise throughout the night and have kept us awake on multiple occasions. After contacting management three times, I contacted a lawyer to move forward with legal action. Only after this was I permitted to speak with the building manager, who claimed the unresolved issue was our fault because we should have reached out “more often”. Perhaps what has been most frustrating has been the lack of transparency with rent cost. Expect your rent to be between $100-$200 more than stated on your lease agreement. This is a result of random monthly charges. This month, without warning or explanation, we were charged $80 for “sewage”. The front office staff is nice, but their kindness does not even begin to make up for the stress and frustration we have experience while living here. We will be moving out two months early. Don’t make the same mistake we did.
I caught the leasing office in my apartment without permission. I did not request any maintenance so they do not have been permission to be in my unit. I had proof and brought it to the attention of the leasing manager, Kori. She lied to me saying there was a leak in an apartment directly above me on that day, so they had reason to enter. I talked to the person leasing that apartment, and she said her leak was over a week later. I do not recommend renting at 23Hundred. I felt safe in the area, but not once I was inside the walls at 23Hundred. I have told everyone I know about this. I have known people bring this up in meetings with them, with their response "it was a misunderstanding". It was no misunderstanding. It was a violation of my lease and privacy and the law, followed by a blatant lie. DO NOT rent from here!
The apartment is located in great part of town. It's a safe area, close to restaurants and shops. The building is located only a few minutes from downtown an excess to all the major highways. I thought the rent was a little pricey but being new in town and not knowing anyone I opted to pay more for comfort and convenience. It' a new building with higher end finishes. Some of the tenants hear are not the greatest neighbors. The pool on the weekends turn into a college frat party. The walls and windows are so thin you can hear everything above you and outside. There is major construction going on all sides of the building that just began. Sometimes on the weekend you have to search for a parking spot around certain times of day. There was many issues with the older management such as tenants not following rules of the common areas, that the new management has made major improvements on. But going on my 2nd and last year here, it's just now worth the money.
Imagine living in a place that felt like you were on vacation everyday. That's what it's like to live at 23hundred. No, its not perfect. Like all apartments, there are issues with neighbors or management but overall it is a unique experience living in luxury. Oh and the prime location is the best in Nashville.
