Renters beware! Pay the same amount or less at a better apartment complex. Do not get in a contract with 23hundred. Read the rest for details. I’ll keep this as brief as possible. I never write reviews but I feel like I need to. Managment doesn’t care about security. The gates are always open or broken and stuck open. My neighbor had his car broken into. The maintenance team is incompetent. It takes 2-6 attempts every time to get the problem fixed. These very old apartments are under-insulated and the HVAC equipment is decrepit. You will be paying out the nose for your power bill in the summer and winter if your HVAC system works at all. The clubhouse has nearly no amenities, the bathroom is always disgusting, and the fitness center is always dirty and in disrepair. Few people honor the no smoking rules. My apartment reeked of pot smoke and you can smell it all over the complex. Managment does nothing to address this. They do not have enough parcel lockers so deliveries get left on your doorstep and many get stolen by porch pirates. Lastly, when you leave they will screw you on “fees” and “damages”. Avoid this complex. You will find better apartments and better prices elsewhere. To be fair: the leasing office staff are friendly and the complex is in a good central location.

Beautiful complex, huge trees, nice landscaping. Security gates, easy access to 6 lane north/south feeder Frisco/Plano. Nice variety of floor plans, great pool, workout facilities, clubhouse, etc.

Pros: -most units come with an attached garage. -large showers/bathtub Cons: -0 choices of providers or plans for gas, energy and internet/cable also no satellites. -High prices on gas and electricity during the summer months $140+ a month for a 1 bedroom 1 bath and during the winter months you will always have a minimum cost of $64 dollars even when not using electricity. -Expect to pay $80 for internet/cable, no internet only options. -unreliable property managers, not willing to fix pretty basic issues which will concern potential renters. -high water and sewage pricing with very poor quality water. -Valet Trash crew will not pick up more than 2 trash bags per residence. Valet trash has strict guidelines which if you put out your trash a bit early on a trash pick up day you might be fined. -Been through many owners of the property, first owner was great rest have been very poor.

Leasing with this complex has been nothing short of a pleasant experience. Hiba has been our go-to leasing specialist throughout our entire leasing process and I can not say enough great things about her. Tenants seem to be happy, we had a few that were in the office with us that told us how much they loved living here and that said a lot too. Love that every home has a garage AND drive way, so there is abundance Of free parking for guests or if you have extra vehicles. I will have to update the review once we’ve settled but I would highly recommend at least looking to lease! It’s a very big complex so we had a variety of floor plans to choose from!

The staff is rude and unresponsive the maintenance people have gone through my laundry and but their boots on my bed left my apartment unlocked with the blinds open. My water bill for a 1 bedroom 1 bathroom apartment is $150 3x what it was under pervious management and my garage door has broken twice. They don’t respond to emergency service request. And the apartment manager is never in the office. DO NOT STAY HERE.

Terrible property management company. Apartments are not maintained properly and they only cover up the problems until they burst. 1. Gates to the apartment are always broken and always left open day and night. 2. Landscaping is horrific and they have a terrible ant problem on property. The contracted pest control company guy even admitted to me that the property's biggest issue was ants. I had ants in both the master bedroom and a second bedroom which were biting us at night for months. Pest control was done 3 times with no results. 3. Multiple electric outlets don't work in my apartment and the outlet used by my washer began sparking and shorted out my washer for 2 days. I had to force maintenance to replace the outlet because they felt like it was still active that they didn't need to replace it. 4. My air conditioner has gone out 3 times in 10 months and the thermometer has froze at least 6 times in the last year. 5. I have had multiple flooding issues in my apartment including my hot water tank which took them 5 hours to band aid before I forced them to call the plumber. My apartment flooded 2 times that evening. I have had a mirage of other issues and no apology from upper management. Horrible service and lying staff and company. Don't rent here and don't listen to their lies!! Sure the model apartment looks nice but they forget to tell you that all apartments come with ants and a staff that doesn't care.
I have lived here a little over a year and the only draw back is that Time Warner is basically the only provider for internet and TV. I had DirecTv at first but was told the satellite can't be mounted on the railing and DirecTv doesn't ground mount on a patio (concrete) anymore. Maintenance staff fixes everything within 24 hours. They recently added a trash/recycling valet service (standard for all residents). Never had a problem finding a parking space. Location is great and staff is friendly.

I have only been at this complex for a few months but have really grown to love it! The leasing agents are professional and helpful with finding exactly what you're looking for. The rates fluctuate per month so I extended my move in date to a few months out which actually lowered the rent rate for this unit. Be sure to ask the leasing agent to check future move in rates if it's possible to wait a few more months. My apartment was exactly as described per the application process. The complex is approximately 15 years old but renovations have taken place to update the floor plans. The carpet was replaced and fresh paint applied on the walls before I moved in. The grounds are well-kept, plenty of parking available and there hasn't been any noise disturbances. The complex is accessible to all the amenities I need (work and pleasure). I look forward to the upcoming months!

I love this apartment complex. Coming from another apartment that had horrible neighbors and an office staff that wouldn't help. This place is like heaven. I've lived in several different units at the legends at ridgeview ranch apartments over the last 5 years and it has been a pleasant experience and a quiet neighborhood.
