Property Ratings at 2400 Briarwest Apartments
First, when we moved in February we had boxes on the balcony because we were still unpacking and then already got an eviction notice saying that we weren't allowed to have debris or trash on the balcony. Second, we have dealt with water roaches and German roaches ever since June and we have called the maintenance and the office for pest control and they would promise that they would come by but never did. We've had to buy roach traps, and sprays, and even caulked all the seams in the kitchen and the bathroom because they would just swarm everywhere. They wouldn't come by unless someone was home and we never had the time. Also, we've had to walk through sewage because the pipes get backed up and the water will run down to the parking lot. The trash is never picked up people leave trash around the dumpsters and for a whole week we didn't have any dumpsters, trash was piled up so much that you couldn't leave a parking spot. The pool was never opened and we were still charged for the pool amenities when we couldn't even use it. The laundry facility is a joke. They barely work and if they do, it takes forever to wash or dry your belongings. Unless you like to look at a dump and the staff are too-good for you, then by all means, stay here. We can't wait to leave!
I HATE THIS APARTMENT!!! DO NOT MOVE HERE! I'm almost in tears writing this! I've been here for 6 months and have dealt with roaches, a broken a/c, wet and swelling walls, a raggedy foundation, leaky toilet, nasty unfinished counters and cabinets & now today, my tub is all chipped up after simply cleaning it. I called the leasing office and they tell me that can happen if you clean with bleach. HOW ELSE ARE YOU SUPPOSED TO CLEAN??! These apartments are so poorly maintained and the foundation is clearly unstable. Sometimes I have to pry the lock to my front door open because the foundation is crushing the space for the lock. Yes they send people to do repairs, but they are obviously using the cheapest materials they can find. None of it is durable and the foundation alone should make this place uninhabitable! This is the worst apartment I've ever been in! DO NOT MOVE HERE!
Never think about moving here. the pool is never working the administration is not responsible for damaged vehicles, here I have seen drugs being sold in the parking lots, on weekends nobody is responsible for damage to the apartments, the garbage areas are always dirty, residents with pets do not pick up their waste, in short I can't wait to move out of here.
I have been here for almost 2 years the apartments are nice but if something breaks and it does all the time the maintenance takes forever to fix the problem. For example the Pool looks so nice that’s the first thing they show to renters yet it has been closed since February since we had the winter storm they said it’s because of new city regulations and they have to supposedly fix something we are in September the pool has been closed for 8 months so don’t be deceived they take Absolutely forever to fix anything and they don’t show absolutely no effort or regards to the tenants you just have to deal with it.
I’ve been a resident of 2400 Briarwest since 2010 and have never written a review, but I am writing to save a tenant from signing a lease in this hellhole. Grounds keeping: While living In the community, one witnessed dozens of vehicles being vandalized; sure, they have security, but they managed to allow countless vehicle tires to be stolen from off cars, Cadillac converters to be stolen, an apartment shooting to occur all while the company patrolled the grounds. Grounds: If that doesn't deter you, try swimming to your car When it rains!! Houston floods; I get it but never did. Imagine losing a vehicle from the flood that occurred in 2016. When it rains now, I'm smart enough to leave my apartment until the rain stops. I would have loved someone within management to warn me, but they didn't. THIS APARTMENT FLOODS ANYTIME IT RAINS, not just heavy rains but any sprinkle. The deal breaker is winter storm 2021. The city of Houston has turned on the water but not the complex. I have been without running water for a week without any ETA or a heartfelt apology but guess what they want and demand on the 1st; rent. Do yourself a favor, don't stay here. Management is rude!!!
Wow!!! 2400 Briarwest has really gone downhill. Take your money elsewhere! This place is a dump, I will not renewing my lease. Work orders will not be completed, emails will never be answered. The manager is the most unprofessional person I’ve ever met, she will jump out of her chair as fast as she can to point fingers at you and lie to your face! I do not understand how she is still sitting in that chair. Staff has been leaving right and left. Take your money where it will be valued.
I can in to view an apartment today with my best friend. Katherin greeted us as soon as we walked in and for me that’s a plus. I’ve viewed a few today and did not receive the same welcome as I did at the briarwest. She knew everything that we asked and the manager came out to greet us which is the reason why my friend applied today.
Love the community ! The staff are so polite, as soon as you walked in into the community all stand up and greeted me and my husband. Thank you 2400 Briarwest !
I've lived here for 3 years and the last 2 years got flooded! I lost a car because of it, honestly, that's my only complaint about this place!

I've lived here now for almost 3yrs and within the last yr they got a new management company. The new company has come in an renovated the whole apt complexes and continues to add more. I'm glad because now you see where your rent is going to and that makes your apt feel more like home. The staff is great if you need something fixed or any problem they are always there to make sure it's getting handled and keeps you informed through calls/emails. I would recommend 2400 briarwest to anyone. Keep up the great customer service 2400 briarwest staff.

Moved here before the management switched..... big mistake for staying. Ceiling is leaking water from upstairs bathroom when taking a bath, has been "fixed" several times and problem not resolved.There is a sewer like smell that comes from the 2nd bathroom that has yet to be addressed and the heat in the lower level blows cold although it has been fixed. I asked maintenance what was wrong when he "fixed" it I was told "oh I don't know but I turned it to 80°," shortly after he left the battery died in the thermostat and it was still blowing cold. Management is ok but don't expect a true resolution for any issues that you may have. Tenants have pets here who are allowed to walk without leases, defecate on the property without the proper receptacles to pick up and dispose of the waste, and true worry about the cleanliness because of the mantainence workers has dog that is allowed to freely eliminate in the grass without having to pick it up.
It's a pretty dim-lit apartment. I got several tall lamps and it still feels dark in there all the time.
Recently moved to these apartments and they are really affordable , no suspicious people walking around and noise stays pretty quiet overall .
2400 Briar West is currently under new management. With a friendly smile each office personnel handles all situations with grace and efficiency. Maintenance staff are thorough and knowledgeable about any issues we may have. With a beautiful pool area, tennis court and access to many fine dining experiences we are located in West Houston. Metro bus service and easy shopping district for anyone.
