Situated on the southwestern fringes of Center City, Fitler Square is a popular neighborhood centered on a cozy park of the same name, which hosts a slew of seasonal events and activities throughout the year. While the neighborhood sits within walking distance of some of Philadelphia’s most vibrant commercial areas, Fitler Square maintains a serene residential atmosphere.
Rows of well-preserved brick buildings are nestled along tree-lined streets in Fitler Square, adding to the neighborhood’s palpable sense of historic charm. Diverse eateries, cafes, and markets are strewn throughout the neighborhood as well. Schuylkill River Park offers plenty of space for the community to enjoy the outdoors, with paved pathways, athletic courts and fields, playgrounds, a community garden, and a dog run.

Property Ratings at 2400 Chestnut St
Poor management, arbitrarily enforced rules, elevators frequently broken
Lived here during the second half of 2020. I lived in a refurbished unit, so everything worked perfectly. You do need to find your own internet provider. My studio was on the 20th floor and it was very comfortable throughout the year, with great view of the city. If you have any packages or food deliveries, they will need to be left in the lobby. Downstairs in the basement there are a gym (not very spacious) and a lounge (with wifi). There are also a counselor and a drycleaner which may be convenient at times. The management was very friendly and helpful. They helped me a lot with daily matters and even moving out.
5 stars for the experience while I lived here. 1 star for their management team. We moved out in November 2021, with 2 additional months leftover on our lease. Jason was very helpful and found someone to take over our apartment, and agreed to refund our rent for January. Then I have been dealing with the accounting department. It is now June 2022, still have not received the refund...very disappointed. Will update my review if I ever get that money back.
I have been living at 2400 Chestnut Street for a while and would highly recommend the building to grad students at UPenn. There is a shuttle service that brings you directly to the school and makes it seamless to go to and from the school in the mornings and evenings. However, the best part about the shuttle is not the convenience but the driver, Fernando. He is the nicest most friendly worker. He lightens up the room and puts a smile on my face every time I see him. He is the afternoon driver but I am hoping he becomes the morning one too. He is the energy the building needs. I am also a fan of the front desk staff including Eric, George and Karl. They are so friendly and work very hard to keep the building safe as well as help out the residents in any way they can.
I am writing this review at 8:40 AM and was awaken by the construction noise. Please avoid this apartment within two years. The construction inside the building is a nightmare and I do not think that it can be completed within two years according to the current construction efficiency. There are many other great apartments with similar prices in this area.
Lived here for almost 4 years. The first two year were a great experience. The last 2 years have been horrible. the management team has changed and the living experience while working from home is not terrible. If you are working from home or plan on spending anytime Monday to Friday between 8am-5pm in the apartment be prepared for loud drilling and construction noise to disrupt you. There have even been times that building construction has happened on the weekends. The construction noise has at times interrupted important work meetings and calls. If you are a light sleeper be warned that the street construction right outside the building occurs during the day and night. The noise can be heard in the apartment. No matter how much they tell you the windows are soundproof. Please take this as a warning and do not move into this apartment until all of the building construction and street construction is complete so that you can enjoy the silence. Nothing worse than sitting down for lunch and hearing loud drillings for an hour straight that digs into your head for five days out the week.
I have lived here for 18 months and am consistently amazed by just how bad the poorly managed, incessant construction can get. As I write this, there is persistent drilling and hammering above me on a Saturday morning. Who does that?! There are 3 elevators that are frequently in and out of service, a problem which is compounded by construction workers using them for supplies during rush hour times. It would be so much better if they could move all of their stuff before or just after 9 am. It's common sense! It's a real shame, because I adore mostly everything else about this building, except for the outdated A/C units, peeling bathtubs (which are never repaired, just repainted), and aforementioned elevator problems. All of the staff is helpful and kind, and the shuttle to U City is a lifesaver. This construction, though, is making life here very unpleasant.
The new management that took over late 2018 is terrible. Cable used to be included in the rent and they said that they would "upgrade" the cable when really they just took it away all together. The sneakiness left a bad taste in my mouth. There are 3 elevators for the ~30 floors of apartments and 2 are consistently out of order, making waits for the elevator sometimes ~10 minutes and often greater than 5 minutes. The apartments are being renovated which is a plus, but the finishes look much better than their quality once you live in them for a little. Construction noise coming from renovations inside are incessant and the noise from the cargo train on the schuylkill river cancels any benefit from the views. Would not recommend
I have lived in three other buildings over the last 20 years. I love it here. I have the most amazing view of Center City, and it's convenient to 2 parks and my favorite grocery store. The building is quiet, very clean, and well maintained. I could live here forever!!
I've had a wonderful experience living in 2400 Chestnut Street. The rent is reasonable, the management is highly responsive, the doormen are friendly, and the building itself is clean and modern. My favorite part of the apartment is the view. 2400 Chestnut is situated directly on the Schuykill River, which enables it to boast beautiful views facing in either direction. Apartments facing east have a direct and beautiful view of the downtown Center City highrises. Apartments facing west have a beautiful view of 30th Street Station, the Schuykill River, ever-changing University City and West Philadelphia, and nightly sunsets. It is directly next to the Schuykill River Trail. The building is also a mere 10 minute walk away from Center City office buildings, the University of Pennsylvania, and Drexel University. You can't ask for a better apartment building.
This is my third apartment in this area and let me tell you, 2400 Chestnut is by far the best! I have been here for almost two years and I have nothing to complain about. The building is quiet, clean and convenient to work (UPENN). They also offer a free shuttle into University City every morning. The staff is very nice and reliable. There is always somebody here if you have any questions or concerns.
