Security Deposit Details The security deposit is fully refundable and due within 48 hours of application pre-approval. It will be returned within 30 days of vacancy, provided the property has no damage beyond normal wear and tear and there are no outstanding balances at move-out. Once your application and lease terms are fully approved by the homeowner and before you move in, you will receive a copy of Exhibit B – the Comprehensive Damages List for your new home, as outlined in the Application Pre-Approval Letter. If the security deposit is due before you receive this list, it will be collected as a Reservation Fee. This fee will convert into a refundable security deposit once you sign the damages list and take possession of the property. The Reservation Fee holds the property for you and removes it from the market after pre-approval, but it is non-refundable if you do not sign the damages list or take occupancy of the home. Payment of Upfront Costs All initial payments, including but not limited to the reservation fee or security deposit, move-in fee, pet deposit, pet fee, and first month's rent, must be made via money order, certified funds, cashier's check, or Zelle Pay. We do not accept personal checks, cash, credit card, debit card, Cash App, PayPal, Venmo, online bill pay, bank wires, or Bitcoin for upfront costs.
