If the security deposit is due before you receive this list, it will be collected as a Reservation Fee. This fee will convert into a refundable security deposit once you sign the damages list and take possession of the property. The Reservation Fee holds the property for you and removes it from the market after pre-approval, but it is non-refundable if you do not sign the damages list or take occupancy of the home.
