Do not move here! Moved out and they sent my security deposit to someone else. After waiting 2 months for them to resolve the issue. They then tried to tell me I moved out 10 days after the end of my lease. Which is completely false. Company is completely disorganized and unprofessional.
This apartment looks great from the outside, but after living here, there have been many issues recently. Mice in our apartment, plumbing issues that often cause the water to be turned off for hours at a time, there was even some roof work done that caused a small fire in our apartment and we had to be relocated for a month and the fire damaged our property. ALSO the leasing office has not honored 2 referral credits that i earned after referring some friends here (before i knew of all the issues). They are asking for proof of referral when it is their responsibility to keep and are not giving credit when they owe me $1000. Poor management, rodents, and all these other issues are some of the many reasons to STAY AWAY FROM HERE
The property has a severe mice infestation throughout their building. The staff and maintenance team acted negligently and incompetently towards the issue and tried to put a band-aid on the problem instead of truly fixing the poor quality of their building. It was so bad that the leasing office was mad at me for hiring an outside exterminator (that I paid for) because there were 4 mice in my apartment in less than 10 days. I was only there for about 3.5 months before moving due to the stress of having mice as roommates! I talked with other residents who shared the same problem and even mentioned roaches in one of the buildings.

Staff is incompetent they don’t have no regards to great customer service the reviews are consistent so that says a lot. There are roaches the exterminator only comes out on Thursday and only spay a few areas. Cars get broken into safety concerns. Amenities are a joke gym equipment always broke poop always dirty when it is open. Water and electricity shut off often with minimum notice. Walls are so thin that you can hear your neighbors normal tone conversation. They find any reasons to but fines on your account they are money hungry to say the least. There is nothing luxury about this apartment complex but the price tag it’s like an upscale high rise project building. They don’t clean the common area bathrooms. If i can give this a negative review i would. I can’t wait until my lease is up. Don’t move here there are better apartments in the area. Appliance in the apartment are old and don’t work and don’t let something break the wait time to getting things halfway fix is too long for the money that is being paid. There should be a mandatory customer service class for all staff don’t be fooled.
I would not recommend 251 Dekalb for the following reasons - COCKROACHES were in the kitchen from day 1 - Apartment was not ready on day of signing the lease (dirty,no toilet seats,no keys,broken cabinets,gaps in floor boards) We had to push back the lease date and the issues still were not addressed - Apartment was DISGUSTING upon move in (hair everywhere,food under the cabinets) - Pool hours were inconsistent - SEVERE gas leak. We called emergency maintenance&NO ONE contacted us or came. We had to call the fire department. The property managers NEVER addressed the issue with us or the building, which certain floors were evacuated - Elevators were ALWAYS dirty(trash&animal urine) and frequently out of service - Limited parking - Water&Electricity turned off with short notice& for long hours at LEAST once a month - Ladybug infestation - Advertised as being a gated community, but just became gated in May 2023 (signed our lease in April 2022) - NO HEAT during the WINTER - In unit washer/dryer DOES NOT work (over 6 hours for a VERY light load and the clothes would still be damp) - Lights behind the east building in the parking lot didn’t work for majority of the lease. It was legitimately a safety hazard as it was pitch black and there were stairs - My ceiling was leaking to the point of it being soft. The leak was fixed but the ceiling was “fixed” by putting a bigger light fixture to cover the soft spots - When maintenance came in, they wouldn’t clean up after themselves (debris from whatever they were fixing would cover the floor; if they had to move my stuff for any reason they didn’t put it back) - Always some kind of construction which was loud and disruptive, usually with no end dates provided - They make you use a third party delivery system for all packages, which results in packages coming late and many different people having access to the buildings (they said they did this because packages were getting stolen, but if they used the lockers that were in each building as they should’ve been used, stolen packages wouldn’t be a problem) - Common areas were usually dirty Pretty much every single issue was addressed with management and we were given a one time ~$400 off rent with the idea that the issues would be fixed, yet only a few were. I don’t think you truly get what you’re paying for in terms of amenities. It’s one of the cheapest in the area FOR A REASON. I wasn’t happy there dealing with all these issues and ended my lease early because of it.

251 Dekalb is a very nice community, location is great, service is wonderful. Outside activities such as gardening, playground for kids and also dogs parks are are great for families. They are cleaned and well maintained.
There is nothing luxury about this place. -The walls and front door are paper thin. You can literally hear everything your neighbor says if your by the wall. Even worse, if your neighbor has a unit with a combo washer/dryer, you can very much feel it run in your entire apartment. Better pray they don't run it at 330am! -Access to the Heat and A/C are seasonal, so be prepared to freeze on October cold days and sweat your butt off on April and May hot ones. -Management does not respond to the resident portal unless you walk directly into their office. -The parking availability is horrible and they do not regulate the parking for residents. -I live on the top floor and they are currently putting a new roof on, which is fine. However it is not fine to start it at 7AM. -There is no trash chute or trash drop off available any longer. You have to either place your trash out in front of your apartment in a can for a trash butler "service" which is only allowed after 6pm. If your can is out prior to that they claim they can fine you $75 per instance (they cant if its not in your lease prior to the service being implemented.) This place is a joke. In economic times like this, youd be better off taking your money to an openly crappier complex where you at least can save the extra dollars each month.

It’s 3:30am now , I couldn’t sleep well all the winter season, I have to make sure that my kids are covered, it is freezing cold, the heater doesn’t work in the winter and the AC does not work in the summer, no one cares, they gave us a very small portable heater. If we turn on one in each room, the electricity will turn off completely in the apartment, and a year ago there was a fire in the wall in our apartment due to the portable heater , they came and they broke the wall and worked for a whole week and the situation was tragic and unconvinced , please read all the reviews and save yourselves and your kids , this place will not be your home. Every two weeks they cut off the water from 9 am to 5 pm, we got sick from this place, I can't wait to move out from The heater is completely not working at all , they shut the water 2 times every month more than 6hr , dirty hallways smells so bad from the dogs pee, my key chain falls down in the elevator they said ji have to pay $200 if i want them back!!! Nothing luxury about this place.

It is nice here. Everyone cares about people here. Theres rude people everywhere you go stores restaurants theres a few here but mostly everyones polite here . Who doesnt love free coffee all day. Like living in a resort all year around

Elevator has not been repaired for months now. South building is served by only one elevator. Fitness center has most of the machines broken. Only one tread mill works. Parking spot is hard to find.

The elevator will be repaired as quickly as the parts become available from the manufacturer, due to Covid-19 there has been a back order on most things lately. We offer inside garage parking for an additional $75.00 per month.
I have been trying to get in contact with someone at this property for over 3 weeks. I even resorted to stopping by for a tour twice and was told no one was available to assist me. They take 75 for an app fee and 200 for an “admin” fee and then never screen your application or get back to you afterwards. I’ve tried to contact Lia the leasing agent and Mercedes the assistant manager everyday via voicemail and email. They’ve never gotten back to me. They left me no choice but to contact fair housing authority as I know I meet all of the requirements.

251 Dekalb has reasonably priced apartments ranging from two story hi-rise penthouses to a single bedroom apartment like mine. The support services of concierge, maintenance, and cleaning are simply consistently fantastic. The buildings are going through substantial improvements in the past and current months which sometimes are on short notice and inconvenient, however the support services always attempt to reduce any inconvenience and really want to help you. A shout out for the great neighbors with whom I have shared the last year plus.

This is the worst place I have ever lived and the worst management company I have ever dealt with. The property is being turned into a hovel and they continue to just jack up prices; there is no acceptance of criticism and potentially emergency maintenance issues routinely take weeks to resolve.

Except for several incidents occurring recently involving police and/or fire services, I have been very happy living here. Most other residents are pleasant and there is a definite wealth of diversity among the renters here. Concierge staff have always been helpful and pleasant.

Do not live here whatever you do. It is cheap but not worth it. It has become unsafe over the recent months.

Since my time being at this complex the management has been reshuffled at least twice to my knowledge. The elevators constantly smell like an animal went to the bathroom in them. The hot water vanishes whenever a rain storm comes through. It also seems as if the management likes to their tenants more like college students with random mandatory apartment inspections. Not to mention the night staff at the concierge is rude, unreliable, and very rarely at his post.

Our time here has gotten so bad that we are still stuck in our lease and paying rent but not actually living there. I don’t even know where to start. The elevators constantly breaking, the water shut offs, noise, mice, stolen packages, cars being broken into, constant police presence for domestic violence and drug calls, everything breaks and fixes use Scotch tape...do I even need to continue?

Unsafe. Again last night another domestic dispute that led to police and EMS on scene as well as news helicopters. Recently a homeless guy walking around with a knife. Do not live here. It isn't safe. Aside from safety, this place is horrible. Barely held together. Everything cheaply done. Maintenance will gladly half finish a project, mark it complete, and not return. Management will never call you back.

I have now lived in three apartments in this community under the management of now two different companies. Where I was hopeful that the new company would do better it seems as though the same staff was kept and the only thing that has changed has been the company name. Still the same struggles of trying to communicate with the management office and maintenance requests in my experience can take anywhere between a week to six months depending how aggressive you are with demanding follow ups.

Its just ok at best, there are better values elsewhere. My overall happiness with this community has steadily gone downhill. Pulling the concierge people from each building was a bad move and it was one of the reasons i picked this place over others. Promises of a basket ball court (still a gravel pit) and indoor swimming pool turned into lies and this was before covid. Lots of use of marijuana from people smoking inside. You can smell it in the elevators and through the bathroom vents. Little integration of the app with community functions. I had people on a block list to not be allowed in the community and the guard still let them in. This could be a nice place if it was taken more seriously. There are a number of small touches that could be made that could drastically impact my experience. Things like actually hooking up the package screens in the mail room or not waiting months for a washer/dryer to be fixed. All in all, this is not really a luxury experience, its lipstick on a pig.

This is the worst apartment I have ever lived in. It is impossible to get in contact with anyone at the leasing office and this entire place is held together by tape and gum. I would literally look to live anywhere else

I wish I could give this place and the management zero stars. Please save yourself the headache and DO NOT MOVE HERE. The management is incompetent, rude, and does not care about their residents. I know the place looks nice, the prices are great, and the management may seem so welcoming and helpful when you come tour or sign your lease. But after that things go downhill. Here are some examples: 1. You will not see anyone in management after you move in. If you have a complain, concern, etc. the concierge will always say "management is not in office, you're not allowed in because of COVID, they're running late today, etc.". Your issues will never get resolved in one try. 2. Maintenance SUCKS. They're rude, never on time, and clearly do not how to fix anything. My apartment had a water leak on the ceiling and I put in 3-4 work orders for it. No one ever addressed it or came to fix it. It was still unfix until I moved out this past October. 3. You will not find any parking after 6pm. You can choose to move here if you'd liked, but all I will say is good luck. This place is NOT worth the money you will be paying. I was miserable living here and hope you have a better experience.

My experience of living at 251 DeKalb has been nothing less than wonderful. Everyone working here is immediately helpful. The residents are friendly and do say Hello when greeted. My neighbors are kind. 251 Dekalb is a great value for the area. I tell everyone that I know what a great place this is to live. I even have windows that I can open in the Spring and Fall in a Hi-Rise! Good Views. Fantastic location.

I moved in in 2016 and was happy to stay here next two years. Out last year was terrible. We moved to 2br and was upset starting from the beginning. They gave us keys afternoon (despite the fact we were living same building and had asked multiple times to check apartment condition before move) and we found over ten things to be fixed right away. Starting from cleaning (it was absolutely dirty), fixing windows (no shadows and nets), doors (they were not hanging on rails), assembling fire alarm and fixing kitchen. Half of kitchen cabinets didn't have doors. They stole some doors from other vacant apartments, but two of cabinets remained open till our last day (one year!). I have spoke million times to get it fixed. In September 2019, they initially blamed to delivery delays from Italy, in October they told me that doors were in Miami and they would assemble in a week or two. In January they told me that they cannot fix it because changes in management, in February they told me that it was fault of previous management and promised to fix it soon. In March, they couldn't fix it because of COVID and finally they failed to fix till September 2020 when I moved out. They changed manager again in the middle (in June, July, I got lost). I tried to contact GreyStar HQ, but failed to reach someone out. Besides my apartment, I asked them to fix rotted grill nets in January. Remined them multiple times and they promised me to fix by Memorial Day. They disassembled parts in January (they just broke everything what partially still worked) and in June they told me that the delay occurred due to COVID (off course what else). It had NOT been fixed by mid of September. First three years BBQ area was working fine all around the year (what exactly was promised). It took two months to clean BBQ area. Asked to clean in April (and reminded couple times) and they cleaned it in June. Do you still believe COVID prevented them to clean up the area (just remove trash)? In 2016, Garden was built and residents could start growing herbs, flowers, vegetables or whatever they want. They were collecting some small annual fee to get a row. And the garden had gates with locks what were broken in 2019 and I asked them to fix it before they were going to collect money for next year. It was not fixed. I offered them my help to fix myself and invoice them afterwards. Help was declined, promises were given, fee was collected, gates have not been fixed.

This complex was the nicest looking place in King of Prussia 5 years ago. The management wasn't amazing, but the apartments were the best choice available. Fast forward 5 years and there are 10 new complexes that are nicer, better kept, and better managed than 251. The property would make a perfect commercial real estate study. What happens when you overpay for the property, underestimate the amount of work it needs, skimp on the infrastructure and focus on finishes, and then run it poorly? You get 251 dekalb - a mismanaged business that treats it's customers poorly. An investment that will never have a decent return.

251 DeKalb is a great place to live! From the guard at the entrance, Concierge, maintenance team to the leasing office make this place a perfect, relaxing and enjoyable community to live in!
251 DeKalb is a wonderful place to live, it provides all you need to live a quiet and nice life.. All members of the staff know their jobs well and answer your questions within a reasonable time. Amenities are great - gym, cafe, games, computers, kidsville, swimming pool, resting areas. I also have to congratulate the staff on their handling of the COVID-19. They made every effort to accommodate every resident the best they could during the pandemic. I fell very secure in here. Come on over if you want to stay for years or just some months. I can assure you will love it.
I've been here for two years now and my overall experience has been very good. I enjoy the amenities (especially the coffee bar) and feel that the management has made opportunities available for families and adults to come together. COVID-19 have limited some of thosee activities, however, they were able to re-start some of those activities recently such as the Thursday evenings "Happy hours" on the terrace; the community garden.

Ever hear of the expression Its like putting lipstick on a pig.? Thats what 251 Dekalb is, there are some nice people, nice amenities and a very nice looking (at first glance) exterior, but the guts of this place are horrible. Leaks all over, HVAC issues, it never ends. Stay away, stay far away!
Dont move here , The apartments are poorly made and no one care to maintain customer satisfaction, everyone is nice and friendly till you signed the lease then everything will change and the nightmare begin!!
This is my 4th year at 251Dekalb and I am still enjoying it (young professionals). The location is great, very close to highways, KOP Mall, if you want to you can walk to Wawa or Target. People are friendly and especially if you have kids, I saw lots of our neighbors socializing in the kids park area. We have been through two different managements, but the latest one (Greystar) are really nice and care about the residents. I see lots of good intention coming from their side, so kudos for this! Whenever we had an issue, we use the app and in few hours our issue was resolved by the maintenance guys (very helpful Chuck, James, Julian, etc). Every time we had a problem, they manage to solve it for us. I read on other reviews, people are complaining about the parking but there are lots of parking spots (check on google maps) just that people are so lazy that they don’t want to walk, I guess they would like to park in front of their apartment if possible. When they have started towing the cars parked in the fire marshal restriction area, I was very happy. In this way people realizes that, common sense says to park in a parking spot. The amenities are nice, there are even an indoor Kidsville very convenient during the winter and an outdoor park for kids, and the pool is awesome. To be honest I am not sure if in all the KOP apt complex, you can find a better pool (related to the size). I have done my homework every year during the renewal time, but I don’t think you can find a better offer in KOP area for what you get at 251Dekbalb, and I am very picky on this. I guess this is the reason why I have chosen to stay here for such a long time.

I have lived at 251 DeKalb for 2 years and I just renewed my lease for a 3rd year. Overall I have enjoyed my experience here otherwise I would not have renewed my lease. Over 2 years I've had a few minor issues, which were resolved very quickly. My only issue is that I would like more communication between management and residents. Thank you
