No security at the desk. Access to gym often restricted because of homeless people hanging in there. Amazon packages often cannot be delivered because couriers do not have access to the building and no one is at the reception. Heater constantly broken in winter
This property deserves zero stars. They regularly close their amenities due to residents trashing. Fruit flys everywhere in the summer. There was someone sleeping in the stairwell and getting into the apt to harass when he neither worked or lived there. Dogs pissing everywhere. But all of that is nothing compared to how poor and incompetent management service is. They intentionally mislead and are unresponsive. Are annoyed with any question asked. Enter apartments without any notice or communication. I have never experienced a property so horrifically unorganized and clearly has no idea what they’re doing.
Apartments are nice but management hardly responds. Maintenance is unreliable. Heat and air constantly break. Not worth the headache
Lately there have been several issues with thieves, packages stolen and vandalism. There is no security at the desk and residents feel unsafe. Acess to the Gym and entertainment areas have been restricted. I will not renew
I have been living here for almost a year and I can’t wait until my lease is up. I’ve always had maintenance issues. The last 3 months I have had no heat, in the winter!!!! The management team is so unconcerned and keeps saying there waiting for parts. For 3 months!!! It’s freezing in my apartment. I will definitely not be renewing my lease.
I have been trying to give this company my money since May of this year and they have been straight up ignoring me since then. I will be moving to Baltimore at the end of September of this year. I started contacting the property early so I could get more information and maybe get an application started even before units became available for my time frame. However, after sending emails, inquiring through apartment websites, and phone calls for three months, no one responded to me. I sent an email to an address that was posted in someone else's review who was having the same problem, which helped in getting me a tour of three units that would be available in my time frame. I toured seven weeks before I planned to move in and was told that I would receive information to start my application the very same day, so I could get going to signing a lease. I never received that follow up information and I have not heard from this company since. I sent several follow up emails directly to the leasing agent, to the company's resident relations department, and even through their corporate website, but they refuse to respond to me. At this point, I have no idea whether there are available apartments or what is going on, because I can't even get an email back. Trying to rent from this company will be a frustrating waste of time that will result in you having nowhere to move, regardless of how early you start the process or how diligent you are in following up. Go elsewhere, because that's what you will eventually have to do after wasting weeks of your time.
I really liked living here when I first moved in. However, over the last year, the building has become inundated with trashy, disrespectful tenants who leave garbage and pet waste everywhere. Most of the fitness equipment in the gym has been stolen, and package theft is absolutely rampant. Management does nothing but send threatening emails while never actually enforcing any rules or removing problem tenants. Rent is way too high to have so many terrible neighbors - look elsewhere.
I have lived in 26 S Calvert for almost a year now and I genuinely love it. Right from the start the leasing agent Montrell Bennett bent over backwards to help me however he could and still almost a year later goes above and beyond. The building is in a perfect spot a few blocks from the water with a lot to do in walking distance. They have great amenities, a fantastic gym in the basement with a half basketball court, and a rooftop with views of the water as well as the city. Not to mention the modern apartments with huge windows and stainless steel appliances. All of the staff from the cleaning crew, management, maintenance, and security guards who are there every night from 5pm-5am are professional and nice. I definitely made the right choice when I moved into this building and have actually already referred one of my friends who moved in a couple of months ago and likes it here just as much as I do.

I am extremely elated about my new apartment. I moved into the 31 Grant side of these apartments and I am in love with the hardwood floors and the layout of this 1 bed/1bath. This apartment is great! The open floor plan is beautiful and airy with these huge windows. I love the kitchen with great granite countertops and a lot of storage space. When I moved in, everything was cleaned ahead of time! I was really impressed by the cleanliness and professionalism. I'm so excited to start living here. From the very beginning, my leasing agent, Montrell was so responsive and helpful. He made this process of finding a new home effortless! He was always available when I needed help and had all the information and process ready to go. I've never had an experience easier than this and I will always be thankful for him.

I recently moved into the 31 Grant side of these apartments and my experience thus far has been extremely positive. I have had extremely fast response time with the leasing consultants and with management in regards to my numerous questions without any hesitation. They have been very friendly and accommodating with every request I have made even if it required them to do a little more work on their end. Shelby is by far the best leasing agent I have ever worked with. She has gone above and beyond to make sure my apartment view, signing, and move in process was easy and not stressful. The apartment inside is beautiful with well maintained hardwood floors and granite counters and the large windows let in a surprising amount of natural light for being surrounded by other buildings in the city. I have been extremely happy here so far and have only good things to say about the building as well as the people who work here!

This apt bldg is a great location IF you are willing to tolerate: a smelly, dirty building that only gets cleaned a few times a wk (no wknd trash disposal, maintenance or janitorial service at all), a basement fitness room & apt ceilings that flood each time it rains & are bereft with mold; maintenance requests that often aren’t answered for several days at a time; an outdoor courtyard that’s littered with trash & dog poop; lax security (a guard is only on the desk from 5pm to 2am, never during the day). Mgmt & PMC are horrible, & there are NEVER any activities held for residents. Mgmt just wants your $ & gives nothing in return. There are FAR nicer apts downtown now, this is among the worst.
Negatives: Neighborhood: May God bless people who have to live on the streets. It breaks my heart, but you will be greeted by them on a daily basis. Parking: None. Nearby parking garages are $175/month at least. They are also unsafe. I had a break-in. Noise Level: Outrageous. You will be able to hear every bar fight. Nightly. Building: There is no lobby area/seating for guests. The concierge security are nice, though. Elevator/Fellow residents: I came home one night to find vomit in the elevator. Yes, vomit. It was foul and took management too long to handle it. Also, someone was constantly allowing their dog to pee in the elevator leaving a rancid stench. Thankfully, management recently ordering tiled flooring. Packages: Your packages will be thrown into a room and you will not be notified. Also, if another resident wants to take your package, there would be nothing stopping them. Apartment layout: Very poor. Since the a/c unit is in the (very high) ceiling of the living room, you will not get proper ventilation. Closets: Tiny. Just tiny. Kitchen: NO garbage disposal or ice maker. Those are the things you don’t know you need until you don’t have them. Also, there is very little cabinet space. Windows: I actually LOVE the large windows and plenty of natural lighting. However, since Calvert is surrounded by other large buildings, the lights are on all night. Invest in some dark curtains for nighttime. Perks: Management is responsive and kind. Maintenance, however is another story. I won’t discuss that here. The views are nice. I live on the 10th floor. Absolutely beautiful. The rooftop deck and basketball court are really beautiful, unique amenities. I haven’t used them as much as I would have liked. Happy hunting!
Dreadful, just plain awful. Couldn't be any worse if they tried. Worst place ever. Terrible windows and HVAC system, tiny rooms/closets, terrible washer/ventless dryer, 2 electric bills, massive water bills, questionable neighborhood, aggressive individuals seeking your spare change and eating out of trash cans on every corner, you name it. A sad joke. Calvert Street provides ankle deep trash mixed with human waste, and the Grant Street/Water Street alley in the back has not only some of the worst restaurants in the city, but it's also used for drinking, fighting, robbing, as well as a bathroom/bedroom for the locals, where they practice their drinking, fighting, and yelling and screaming skills till the wee hours. Used condoms, herds of rats, smoking all sorts of stuff at all times, assaults, phone and purse snatchings, too much to list. Sleeping is difficult at best because the noise from the alley is CONSTANT. Starts at 10pm, lasts until 3am, EVERY NIGHT - YES, EVERY NIGHT. Not the City, not the Police, not even the local bars will do ANYTHING to address this problem. If you value your family, pets, and money, and you don't want a long, SCARY, looking over-your-shoulder walk to your car every day, stay out of this city and away from this building. You'll want to go month-to-month as soon as you move in, it's that bad. You WILL regret it. Stay away, you have been warned. Sorry, there's not enough space here to do a proper warning, but you should also be aware that this management company may have other properties nearby. Do your homework, look closely and consider all options.

It's a nice apartment, but it's not nice enough to deal with the insane amount of noise and people loitering outside. Since living here, I've heard and witnessed several drunken fights, screaming, etc. coming from the Grant Street bars. There is so much noise it is unbearable as a working professional that I had to make plans to move out. This happens every night, doesn't matter if it's a weekend or weekday. Reporting it to management does nothing as the noise simply continues, and calling the police does nothing either. Not to mention, management has been coming into my apartment nearly every day since I put in my notice to vacate to "show" my apartment to prospective tenants. Apparently there's some minuscule clause in the lease that allows this. So when I am at work there are people I do not know roaming around my unit, and everyday I have to check to ensure nothing is missing. I've never heard of this practice (why would you want to show a unit that someone is LIVING in and possible unkept?) other annoyances are: no parking, high rent with no perks, unresponsive management, lobby always smelling like dog poop or rotten food. I cannot wait to move and highly recommend you find somewhere else to live if you want to keep your sanity and actually get some sleep and privacy.

We are sorry to hear you had noise disturbances from the surrounding local businesses however if and when our office received word of a noise disturbance we reached out to our neighbors to address it and brought it to the courtesy officers' attention as they are onsite nightly and can remedy the issue immediately. Our policy is to re-rent your apartment once notice to vacate is given. We provide all residents notice of tour the day prior and each tour is always accompanied by a PMC team member. The apartments themselves are very nice and modern and up to date. Stackable washer and dryer in a very nice sized bathroom (most of them, if not all, are in the bedroom), open kitchen with new appliances, huge Windows for great light, and neutral colors throughout. The fitness center, rec area, half basketball court, and fully furnished rooftop deck are not utilized half as much as they should be. The location is in a busy area and their is no parking so that's a huge pain for you and for visitors. Also the noise late at night is a huge issue. But you are in the heart of the city so, I suppose one should be ready for it. They have tried to control it by putting up gates in the alley way, but people still hang outside and yell and scream and curse all hours of the night. Just be ready for that. Oh, maintenance is great and timely. But, honestly, for all the money you're paying...they should be.
