I want to bring to your attention several issues that need to be addressed: mold, noisy neighbors, dog waste on the premises, unprofessional management, the pervasive smell of marijuana, excessive litter, poorly executed renovations, and delayed work orders. Additionally, there are persistent problems such as roaches, leaks, and disturbances from large dogs in the unit above. I am eager to explore options to end my lease prematurely. Also, there has been reports of vehicle break ins.

please don't be fooled by all the 5 star reviews! The apartment has switched management 3 times since I've lived there nothing gets taken care of maintenance wise. Theres trash all over the neighborhood. They charge you for absolutely everything you think off. Including 10$ a day guest parking or they will tow your car. DONT BELIEVE ME COME TAKE A TOUR!

2 and half months without a properly working stove, Refrigerator seal no working. No one answers messages. Kept going by the office - usually closed with a paper on the door saying they are out. Finally spoke to someone from leasing who said she would speak to the manager and call me back. Never heard anything back. Kept going back until they were there. Spoke to the manager who said someone woud be there that same day - still waiting. - 3 days now.
Moved in and they wont make any repairs been waiting months and they just ignore you and don't answer the phone, have gone into the office and they don't send anyone to fix things.
Absolute worst place to stay ! don’t waste your money . Please I beg you look elsewhere . they have mold problems and bug problems. the management Will tell you in your face that they will fix the issues and then do absolutely nothing to fix anything. Do not be fooled by the tour or their smiling faces it’s the absolute worst place to ever live in runaway please don’t stay here

This place is trash. There's dog poop everywhere. We had to buy and set our own roach traps because the pest control doesn't work. Parking sucks. We've had to remind the office about our open maintenance request for the past two months, and it's still not fixed. The AC unit constantly gets backed up and caused water damage to our belongings stored in the master closet. The amenities suck. They have a dog bath, one clean pool by the office, one dirty pool in the back, and a couple concrete slabs with chairs that I guess are supposed to be patios? I looked at the other reviews and 9 out of 12 of them are 1 star. Only two are 5 star - so why is the "blended score" so high?

Management is inconsiderate. Apartment managers try to make you pay out of pocket for ongoing issues that haven’t been resolved for years.

This place has been nothing but a complete disappointment. Since we moved in August I have had to make several trips to the office every week to try to get anything done about the horrible condition our apartment is in and every time I ask for a manager he/she is not there. Besides problems like not being able to get a mailbox key for a month and a half, not fixing water leaks for weeks, and not being able to log into the online account to pay and make requests from the time we moved in, they could care less about the big issues. From the minute we moved in there has been an ant problem, which was noted on our initial walk through sheet (the other issues noted have yet to be fixed). It took a month for them to finally get someone to come spray. Today there is still a major ant problem and their only solution is to have someone come spray - who only comes on Fridays. After inspecting the outside of the apartment we found they are crawling through the citing and getting in through the baseboards and door that is poorly sealed. After spending $60 of our own money to try to kill and keep them away we still find piles of them since they are crawling through the baseboards and in the carpet. They don’t seem to realize that spraying the apartment hasn’t worked so our family is forced to live in it. Our house is kept clean and food put up - we are on the third floor so there must be a major problem and nobody is interested in finding a permanent solution. It is maddening to have to continue to go to their office every single week to try to get anything done with no success. Spend your money somewhere else!
I have lived here for Three years. I cannot say enough TERRIBLE things about it. I wish I could give it a 0 star rating. The Pros: - Close to down town without BEING in downtown (about an 8 minute drive during morning traffic) - Close to Capital Circle - Two pools - Allows pets - Close to trails and Tom Brown Park - Publix is nearby The Cons: - The trash is always piling up around the dumpster. - The office closes at 6 so if you're not home before that, you won't be able to get your packages - oh, speaking of packages: THEY WON'T SIGN FOR ANY - The rails are very rusty and it looks like they're going to fall apart. It appears that they were once covered in paint to hide the rust. - There's a gate and when I first moved in they told me it was broken and it was being fixed. This never happened; the gate is always open. - The incoming and outgoing traffic is literally non stop. There's speed bumps but that doesn't stop people from speeding through. - There's two pools but the second one is hardly ever open. In fact, one time the manager almost LOCKED US IN the pool area because she didn't look to see if anyone was swimming. It was only 8:30 and the pool closes at 10pm. She said it was because of vandals but it seemed like she was just too lazy to come back at 10. - My apartment had a pest problem and the office claimed it was my fault and that I had to pay for it. - My apartment had BLACK MOLD in it and when I asked for it to be fixed, they just sprayed some bleach on the carpet. The mold was still there. - They do a really crappy job of putting in the carpet so it's kind of just coming away from the walls. - People are constantly smoking marijuana - No judgment, I'd just like to sit on my porch without having to smell it all the time.
I've lived here for over 2 years, and, despite all the promises and reassuring words from the front office, nothing has changed for the better: the breezeway railings are peeling and can cut your hand if you set it down wrong (despite promises that they'd be stripped and painted in 2016); the siding not facing the main road and main parking lots is dirty (because they don't pressure-wash what prospective residents can't see); there are literally holes in the roofs, including ours and our neighbor's. WORST of all, however, is the trash situation: the lazy, filthy residents who live here throw their full trash bags onto the ground and AT the dumpster, thereby breaking the plastic and letting nasty, disgusting trash become strewn all over the concrete that you walk and drive on to exit the property. Dirty diapers in the summer afternoon sun, lying all over the pavement? Yeah, they smell great. Uncapped syringes lying on the wooden steps (also broken and unfixed since Jan./Feb. 2017) that you take to get to the compactor? Apparently not a health hazard by the front office's standards (although the city code people, when I called, had a different opinion). The new property manager, as of this writing (Aug. 2017), has been in her position for 4 mos.--and not a thing has changed. In fact, the trash situation has become worse: until you've seen a sea of trash bags on the concrete road--while the compactor is literally less than half full--you haven't enjoyed a day at Polos. (Here's the thing, too: I can document the syringes and trash situation with photos--none of this is exaggerated.) Incredibly, the new manager, instead of penalizing the lazy residents who can't be bothered to put their trash into the compactor or dumpster, is going to raise our rates so that everyone living here has to pay for valet trash--even those of us who don't WANT or NEED it because we're not too lazy to toss a trash bag out the window of a moving car (which I have personally witnessed). Other delights to living here: -The "groundskeeper," for all his time spent driving around the property on his golf cart, talking on his cell phone about women, can't be bothered to restock the doggie bags in the dog stations. -Unless your maintenance issue involves A/C, it is not prioritized and could take a week or longer to be addressed. -Your apartment might not even be cleaned before you move in: mine was dirty, and maintenance blamed the cleaning guy, while the cleaning guy blamed maintenance.
My upstairs neighbor had either a cat or a small child who would yell/yowl and run around, possibly doing somersaults at all hours. It was incredibly loud, and pretty consistently always happening. Maybe that's not so bad if you're on the top floor. My major issue: It's a "gated community", but the gate was broken and never repaired the entire year I lived there. Also, when I signed my lease, I had to sign stating that I was getting a key to get into the pool and workout space, but was then told they didn't do that anymore and that it wasn't really important. Moved out when they raised the rent (despite my roommate having lived there for several years). Good points: the front desk folks were always decently nice, and the one time we had a maintenance issue they came and fixed it the next day.
Everything about this complex is awful. From management to maintenance to trash removal to pest control. The manager Paula does not understand the issues regardless of how many times you explain her. They charge you 7 dollars a month for trash removal which you have to carry all the way to the gate and realize the smelly place is full of garbage plastics and insects. Shootings happen every now and then. Maintenance needs to be called several time to show up. Lots of hidden fees. And the worst is their gym and pool. If you are dare enough to go to their unsecured gym, make sure you warm up before since their treadmill has never been working right in the past three years I have been here.
I must say this is just so unreasonable. I know neighbors can be a bit crazy but my upstairs neighbors is just horrible. I can hear everything and I don't get any sleep. sleeping pills don't help at all and all the office can say is come and let them know but you must remember when you do that then the neighbor can take it our on you much worse or something else of yours. you never know who is watching you when you come home so if that is so they could scratch up your vehicle and you can't prove anything. I know the office can do something to make all tenants feel that they can enjoy their stay at the facility but, I haven't since I moved in and it was my worst choice ever.
I would not recommend that anyone move here. This whole apartment complex is overpriced if you do not sign up during the discounted price; and even then you're just signing up for paper-thin walls and a years worth of excuses from maintenance and Paula (the manager). Yes maintenance responds quickly but the almost never correct the problem the first time. Pool is always dirty. People that don't even live here come to swim and use the gym. The only thing great about this place is the the location. Water leak central! Pleasssseee pray that your not the tenant that falls victim to the water leaks and your electric bill sky rockets $300! Then Paula gives you another excuse as to why she can't refund your money. Water leaks are not the tenants fault and they should not be responsible for them. Trust me you don't want to live here.
The location is convenient and the price is competitive. However, the service is lacking. While everyone in the office and maintenance are friendly, it is clear that they are understaffed. They respond to minor repairs fairly quickly, though it takes an unreasonable amount of time to complete any sort of major structural repairs. Additionally, they are very reluctant to provide any sort of concession on rent for inconveniences and costs associated with apartment maintenance. Currently, I have been dealing with a repair that has not been resolved in over two weeks. There was a soft spot on the floor of my bathroom since the day I moved in-over three years ago. My first roommate (whose bathroom it was at the time) reported the problem to no avail. My second roommate did the same to no avail. Only when the apartment below us had a leak from the ceiling was anything done about our floor. It turned out that the toilet was leaking and had caused the floor boards to rot. It has been over two weeks since I was told to remain out of the master bathroom (that is located in what is now my bedroom) and the problem has still not been resolved. Although the floor has been replaced, the baseboards were improperly replaced and need to be repaired to ensure that the wall is properly sealed. Additionally, nothing has been done (other than turning off the water) to repair the leak. Now a smell has begun to emanate from the bathroom--a combination of sewage and caustic smell. When I notified the office about this, I was told that they would try to have maintenance come over before they leave for the weekend to put some deodorizer in the pipe (which is fully exposed at the moment), but if they were unable to make it (which they were apparently unable to, as nobody showed up) to just put a towel at the base of the door to ease further spreading of the smell through my unit. I was told today that some work will be done on Monday (today is Friday), but was not given a date by which the repairs would be complete. If work is done on Monday, it will be the first time in a week that any work has been done to resolve the problem. Tuesday will be three weeks since I have last been able to use the bathroom. This is not the first time that I have had to deal with a daily inconvenience while they attempt to get their scheduling in order, and I suspect it won't be the last.
Based off of the reviews here and some others and that the rent is $875 a month i expected way more than what we got. The apartment was filthy when we moved in and there were issues with maintenance. We had maintenance come and fix the issues but they just temporarily patched things. The outside of the apartments are clean but only in the front but the outside of the apartment we were given was also filthy and had years of dirt built up and spider webs all over the siding out side of the front door. We complained and they said they were already scheduled to do the annual clean up but when they came they just pressure washed parts of the front but only right outside our apartment the others around us are still dirty so things only get cleaned when they have a complaint. We have had to go back and repaint parts of the wall, the front door, outside and I also cleaned the siding myself because it was still dirty. The apartment only has one trash container at the entrance of the apartment so everyone has to drive there trash to the front and lots of people just throw their trash at the dumpster sometimes they hit it, sometimes they miss so there is always trash all around the front and all on the roads where people drop their trash on the way to the dumpster. I would expect this kind of thing in an old, run down apartment I was paying $300 a month for but for almost $900 a month I expected much, much more. If you do come and look at the place keep in mind that the apartment they show is the only clean place in the complex, make them show you around to the rest of the complex before you make a decision to move here. There are better places in Tallahassee for about the same price.
This place is perfect, it is centrally located near many of Tallahassee's finest attributions. The apartments are always maintained and it a pet friendly gated community.
Everyone is so wonderful in the office and I LOVE the apartment I live in!! The pools and other amenities are always so nice and clean!! Love this place!! :)
