Property Ratings at 266 Lofts
Poorly managed and maintained. The majority of my neighbors were converted to Airbnb. Gate to access “patio” door to my unit was broken within the first month of Airbnbs taking over (around March/April 2023) and remain broken. Moved out after 2 years and have yet to receive my full security deposit (they were a month’s rent short on the security deposit and have not resolved the matter to date — it is May 31, 2024; I moved out February 29, 2024). Management companies changed 2 or 3 times in my two years as a resident, and have only gotten progressively worse. Poor communication and poor organization across the board. I would go as far as to recommend avoiding *any* property managed by RPM Living. The location is excellent, and the units are a decent size, but noise is a constant issue… the walls seem to be made of tissue paper. That’s about as positive as I can be. Avoid at all costs! There are plenty of options in the same price range that won’t leave you regretting your decision!
At first, I thought I had one of the best spots downtown. The Air B & Bs are out of control. Very sad and scary. The gates are never all working at one time. It’s a challenge to get anything fixed. I hope it improves. I can’t wait to go.
I didn't love or hate living here. Pros: The apartments are nice, large bedroom and kitchen, had some issues with the vents being noisy and a few other repairs that I can't recall off the top of my head, but repairs were made quickly. Nice pool area most of the time (see below for the other times). Cons: Office staff wasn't the easiest to get a hold of and their office was left unstaffed quite a bit (I'm fairly certain they got new management, so this might have changed, just my experience). Shower ran cold after 15 minutes. There were parties in the pool area often which made it uncomfortable to relax out there sometimes. The parties would go late into the night and was incredibly loud and the next morning there was trash left everywhere. Children roaming around the city would break into the pool area and cause a mess as well, but the office was swift in calling the police to get them to leave which was nice. The parking garage that the apartment is connected with is incredibly unsecured and my car was stolen once and vandalized twice. I know that's just a Memphis issue, but the apartment promised "secure" parking, which this is not. Glad I moved, but I also didn't HATE living here, it was just OK

I’ve been to this property on a few different occasions and the energy has been nothing but sincere and helpful I LOVEEEEE the staff at 266 lofts can’t wait to move in I recommend this place to anyone honestly. P.s Katie and Katilyn are amazing keep up the great work

The premises are not kept clean, maintenance slow to respond, paper thin walls and noise is out of control, safety an issue due to so many people who are not tenants in and out of the building

Based on the rent and how nice the finishings are, one would think they would have spent a little extra during construction to prevent noise between the floors. Living at 266 has been awful in terms of the noise. The floors are paper thin so the noise is awful. There is absolutely no sound barrier between the floors. Sounds like whoever's above you is coming through the floor. Neighbors are so tired of complaining and management does nothing to remedy the situation. The air bnb situation is ok. Mostly people are nice.
For the price that you pay it feels like you’re living in an affordable housing complex. There’s a company that Airbnb’s several units so you see so many strangers constantly walking the halls, and constantly making noise and throwing parties. The people that live there are mostly business professionals, so you could see why this is annoying. Besides the fact that the walls are paper thin and you can hear your neighbors phone conversations let alone peoples foot steps in the hallway. The complex is very nice with nice finishings, if they can just get the noise and Airbnb problem under control it’d be great. Its just too noisey. Otherwise I’d stay far away
