Refrigerator, microwave, and kitchen seating provided. There is no dishwasher. No pets allowed inside. The rental criteria must be signed before an application can be accepted or processed. Below is an exemplary excerpt of the rental criteria. General disclosure. This property is located on a working cattle ranch and tenant must not do anything to interfere with cattle operations including, but not limited to, opening any gates that are closed or closing any gates that are opened, other than the gates in the fence immediately surrounding the house. The entrance gate must be closed and locked when arriving to or leaving the property. There shall be no access to any enclosed buildings on premises other than house. Criminal, Sex Offense, and Terrorist Database Check: We will check these databases for all occupants over 18. We do not rent to any person convicted of violent crimes against persons or property; prostitution; domestic violence; involving the possession of weapons; or the manufacture or distribution of illegal substances. All are grounds for denial of an application. Criminal offenses will be evaluated based on type of offence, how long ago you were convicted, your age at the time of offense, evidence of rehabilitation, and any other information you would like us to consider. However, applicants must not have the following: • Felony convictions within the last 7 years involving bodily harm, • Felony convictions within the last 7 years involving property destruction or damage, and/or • Felony convictions at any time for a sex offense. Please provide details in writing along with any other supporting documentation you would like us to consider. Credit. TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. • A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. • An applicant may be declined if their credit history indicates high risk. • Applicant may be denied if a TransUnion credit score cannot be obtained. • Open bankruptcies will result in an automatic denial of your application. o Some credit results may require further verification.. Rental History. Previous rental history will be reviewed and no negative rental history will be accepted. Negative rental history is determined by: • Failure to pay rent on time during the previous 2 years; • Evictions filed during the previous 5 years; prior evictions may result in an automatic denial of your application; • Property damages exceeding $1,000; • Broken leases during the previous 5 years; • Repeated disturbances, not related to circumstances protected under Victims of Abuse Women’s Act; • Prior management references describing reports of drug dealing or manufacturing, gambling, or prostitution on the premises; and • Outstanding debt(s) or judgment(s) for any prior rental. Employment. Applicant must be 1) working with current employer for at least 12 months; or 2) be currently worked and have been worked for at least 24 months with previous employer; or 3) receiving retirement benefits, or any other verifiable and consistent income. Inability to meet these criteria may require additional security deposit and/or last month’s rent, or denial. Self-Employment. If Applicant has no employer, Applicant must provide previous 2 year’s personal income tax returns, which are REQUIRED to show profitability. Previous 2 months personal bank statements as evidence of sufficient income are also required. Persons whose jobs are commission-only or base salary plus commission, tips, or bonuses are considered to have no employer. Income. Gross monthly income of household must be equal to or greater than three (3) times the monthly rental amount. Sixty (60) days verifiable income is required via paycheck stubs. Income does not include allowance from parents, scholarships or study subsidies. Renter’s Insurance. Residents are REQUIRED to obtain renter’s insurance for casualties such as fire, flood, water damage, theft, and general liability (including dog liability as applicable). Renter’s insurance should have a minimum of $100,000 of liability coverage with Property Owner identified as an “Additional Insured”. Smoking. Smoking is not permitted within the property. These criteria extend to residents and guests, and ANY tobacco, vaping, “smokeless” products, etc. Animals. A maximum of 2 domestic pet(s) are permitted on the property, but no animals are permitted in the house. All animals must be photographed and interviewed by management. For each qualified domestic pet, a $1000 non-refundable pet fee will be assessed. Aggressive breed or partial breeds are not permitted. This includes Doberman Pinscher, Pit bull, Rottweiler, Chow Chow, Wolf dogs and wolf hybrids, Presa Canario (Canary dog), Akita, German Shepherd, Husky, Mastiff, Alaskan Malamute, Bullmastiff, other Shepherds, American Bulldog, Cane Corso, Great Dane, Malamute, Giant Schnauzer, Boxer, Catahoula Leopard, Rhodesian Ridgeback, Beauceron, Belgian Malinois, Coyote dog, Dingo, Dogo Argentino, English Bulldog, Shar-Pei, Tosa Inu, Weimaraner. Exotic animals and reptiles are not accepted. Animals with a bite history are not accepted. Additional restrictions may apply. Horses and chickens may be considered on a case by case basis and additional fees apply. Animals cannot interfere with cattle or other operation of cattle ranch. Occupancy Standard. A maximum of two (2) persons per bedroom are allowed. Vehicles. Vehicles must be operational and have current registrations. Age. Lease holder(s) must be 18 years or older, unless head of household, Military under the age of 18 years, or a minor that has been emancipated. All occupants 18 years or older are required to complete an application, even if living with parent or guardian. Co-signer or guarantor - A cosigner/guarantor may be required in the case of ONE of the following: • No rental history or home ownership in the past five years, or • No Employment (Students Only) Only one Guarantor per household. A Guarantor: • Must submit an application and pay a non-refundable application fee, if applicable. • Is subject to the same qualification requirements as Applicants but must have an income of four (4.0) times monthly rent. • Will be required to sign the lease.
