Over the years, Costa Mesa has attracted many new residents, thanks to the relatively affordable cost of living and relaxed environment; families are drawn to the quiet neighborhoods and quality schools. Just a few blocks inland from Newport Beach, visitors and locals relish a laid-back coastal atmosphere in Costa Mesa, and a day by the ocean is only a short drive away from anywhere in town.
The extensive trails of Talbert Regional Park and the links of Costa Mesa Golf Course provide more opportunities to soak up the Southern California sunshine. The performing arts are well-represented in venues as diverse as the modest Costa Mesa Playhouse, the open-air Pacific Amphitheatre, and the magnificent Segerstrom Concert Hall. Easy access to the 405 makes it simple to reach anywhere in the LA area for work or leisure.

Property Ratings at 27 Seventy Five Mesa Verde
This has been the worst experience. They will tell you whatever they can to get you to sign the lease. They will make promises to you, that you have in writing, and still now follow through on them. I lived in mold for months and was sick for months because of it. I moved out and then they billed me after they said I could move out. I would live anywhere other than here and never rent from a UDR property

For further details regarding your billing statement, please reach out to billing@udr.com, and our team will be happy to assist you. Kind regards, Anita - WeCare@udr.com.
I wish I could submit this review without rating it. I wanted to rent a unit in this community, and for two straight days, I gave them a call/text no one responded. If you can not be helpful to your future/potential residents when they want to sign the contract, apparently, you won't be responsible and accountable for what you have to do after that. It's just wasting time.

Feedback like yours provides us the opportunity to reflect and improve our processes. Thank you for sharing your experience with our team! Kind Regards, Madison WeCare@udr.com
Review are complete lies. Take it from someone who has lived there a long time. The front office is a nightmare to deal with. Tons of thief problems, packages and our cars. Not to mention the it smells like a marijuana grow house, and soooo many deaths resulted from overdoses (fentanyl)!!

Hi, We're sincerely sorry for your disappointment and negative experience with our community. We encourage residents to alert the office and contact the police if they notice any suspicious activity so the situation can be addressed promptly. Please also don't hesitate to contact WeCare@udr.com for additional assistance with your concerns, now or in the future! Kind regards, Rachel
Their website is full of lies. There are no yoga, circuit or spin classes. The dog wash isn’t in the works - they told me it’s not happening. No cooking classes or pool parties either. The grills frequently don’t work. One of the pools is closed for renovations - in July - and isn’t supposed to be done for months. The security gates to the parking lot are frequently broken and two of the pedestrian/sidewalk gates don’t even have latches - much less locks. Oh, and 3 cars had their wheels stolen within 7 days and management hasn’t made changes to improve security. It’s really frustrating to pay a lot for rent expecting a list of amenities that do not exist.
Every aspect of these apartments are TERRIBLE. Pictures look great but they never clean the hot tubs, maybe 2-3 days a month it’s clean, the door codes never work so you’re locked out or have to walk around the entire apartment building every day. Fitness center never gets taken care of, business center is trash, duck poop and dog poop everywhere, old appliances and the worst management I’ve ever seen.

Hi, We're disappointed you've been unhappy with our community and would love the chance to help address your concerns. Please consider contacting WeCare@udr.com, as we value your feedback and strive to provide a positive living experience for our residents! Kind regards, Rachel
I lived in the unit directly next to the model most of you toured. Fun fact, that unit was broken into not too long ago. Door kicked in, ransacked, all that. You see, this gated complex isn't always gated as the entrance is usually broken and stuck open. Currently it's been out of commission about six weeks. If you want to hear your neighbors conversations, then this is the place for you! If you live below someone, you will hear EVERY single step the person above you takes. I chose a floor level unit cause I wanted wood flooring throughout. HUGE mistake, I now hear every game of fetch, every movie, song, or video game played above me. It's so bad, my smoke detector hangs from the ceiling by a wire, and my light fixtures swing from the vibrations. Next let's get into management. I am 99% sure that the day you sign your lease they block your number. They make you use a portal, then good luck getting an answer in a timely manner. Before I signed my lease, I was told I'd be able to rent a private garage as a few we're opening up soon. This was important to me as my GF now fiancé would eventually be moving in with me. Well, she's here now and of course they went back on their word, and "WILL not be renting more than one spot to anyone with a 1br." So now we have to leave her car two cities away at my parents house to avoid paying $24/day for a visitor spot. Yes this place charges $1/hr for visitors. Living in the front building I've seen dozens of cars get towed. They are like vultures. DO NOT think your guests can pop in and out without paying, they WILL be towed 100%. Also the pool has been under construction for half my lease, which they failed to mention when I signed. I just got the awesome surprise of my beautiful view turning into a construction site for six months. The units are nice, I'll give them that, but you can tell this place is cheaply made, hence the lack of sound deadening. The one good thing I'll give credit for is the maintenance team. They are really on it, and handle service requests quicker than anywhere I've lived. But alas, even they couldn't save this place from the hell hole I think it is. I could go on about the loud parties, yelling drunk underage kids wandering around, DEA raids, etc. In short, take this place off your list immediately, unless you're a glutton for pain. Oh, I forgot to mention the dog poop and yes duck poop all over the walkways.. also the daily reports of theft and missing packages.
PROS about this place: The leasing agents and resident services staff are nice and very helpful. Maintenance requests get taken care of efficiently, and the apartments look fine, it's a pretty place. The gym and main pool is decent. I don't find too much wrong with the apartment itself, all you have to do is log a service request if there's a problem. I enjoy the Smart Home features as well. CONS: The management won't step in to difficult situations. Some of these reviews are a bit dramatic, but from personal experience I can say that the main problem are bad neighbors. Many are loud, smoke cigarettes, and take their domestic fights and abuse in front of the community. Some even feud with another and it gets ugly. It's not a classy place because they don't get rid of the bad ones. Good people end up moving out. It's true the cops visit often in this complex. Management will simply tell you to call the cops if you feel unsafe, doesn't matter if people are beating each other up in broad daylight. They take zero accountability for the people they keep here. Guess they just want rent money. If you enjoy your peace, choose another place. On a weekly basis, people post about their Amazon packages being misdelivered or stolen. So either make sure you're home, or sign up for parcel pending. The walls are thin and you can hear everyone else slam their doors. Even if you live on the top floor you can hear your downstairs neighbors shut cabinets, doors, and certainly screaming babies if they have them. If you're a light sleeper, take this into consideration. Lastly, the guest parking situation is problematic. If your friends only stay a few hours, no big deal to pay $1/hr. If you have anyone staying the night or weekend, or have a boyfriend/girlfriend, it will become costly and a nuisance. You cannot purchase guest passes or additional parking spaces unless that person is on the lease. Overall, the cons outweigh the pros. This place has potential, but in the end you're better off somewhere else.
The maintenance team is Phase 2 is really good, especially Fernando. That being said, I would not recommend moving here. The amenities are not kept up very well, guest parking is paid and the leasing office staff is not helpful and unknowledgable. More importantly, crime is a major problem. The vast majority of it happens in broad daylight. My storage unit was broken into twice. They tried to steal my grill from my carport and when that failed, they stole the propane tank. A team of criminals went carport to carport on Easter Sunday systematically breaking into cars and storage units. Luckily, some people had security cameras that picked up their faces. When I called the leasing office to speak to the manager, Alexis told me they were not going to do anything and tried to discourage me from even speaking to the manager. She has very poor customer service skills. Even worse, she tried to convince me the leasing office had no duty to protect or make the premises safe. And when I asked for the number for the courtesy patrol, she gave me the number for direct TV instead. When I spoke with John, the manager, he told me nothing would get done and that I could not install security cameras either because I had agreed to redefine what the right to privacy was in my lease or because it was against the rules to put cameras in your carport. I have looked at my lease, I could find no such clauses. The courtesy patrol is meant to make us think there is some kind of security but they are not. We are repeatedly told they are only meant to protect the amenities. To make matters worse, they are only on five hours in the middle of the night but because they are not our dedicated team, they patrol other communities so they are here for like 5 minutes and outside that window, it is a 30 minute wait. This place was awesome but it has really gone downhill and I blame the management.
The front desk is the worst. Super unhelpful. Will not return a phone call. Tons of cockroaches. AC units are very old and break all the time. Then it takes forever to get them fixed only for them to break again. Be ready for a hot summer in your unit with disrespectful kids left with our supervision at the pools, gym, and hot tubs. They charge for guest parking. First come first serve parking is a joke good. It looks beautiful but tons of theft with very poor management.
The property is near the Costa Mesa golf course and has a great nature feel to it. The apartments used to be owned separately and is actually three properties in one. 27 Seventy Five refers to them as Phase 1-3. Phase 1 is located near the pool and is more modern however more condensed. Phase 2-3 are similar to each and have a nature-like feel to it. Phase 2 is more preferable and has more water features and closer to amenities. Phase 3 would be the budget location, as although it has water features, not as extensive as Phase 2...it appears to be a step down. Management...pretty important right? You can live in the nicest atmosphere ever but if ran improperly and unprofessionally -the experience changes. First of all the lease team and resident services are excellent. They do their job well and go over and beyond. The behind the scenes people. The ones you occasionally see need to pay attention. Cost cutting on the water bill for landscaping has left a fixable solution to the odor from many dog owners whose dogs take care of business in the flowerbeds. The once heralded main pool and spas suffer on the weekends. You know...the time most people want to use these amenities. I have personally had allergic reactions from unsanitary spas. The vast amount of people utilizing these amenities should require more frequent cleaning to prevent this. Moving in...need to check everything as I have been into two different apartments and after sitting on the carpet the previous tenants body hair was found. “A thorough and complete” walkthrough needs to happen. Most certainly will prevent any situations like this or similar. Tight budget...instead of figuring out how to come up with creative charges (parking, parking passes) and taking away from your tenants. Give back. A dedicated smoking area, how about the gym? It’s been a month now. Extra pool and spa cleaning, giving the cleaning crew better vacuums, maybe commercial grade since it is a commercial property? It’s nice when you have a great property but these leasing agents, resident services, landscapers, cleaners need some help. Listen to them and act. Managers like things when they all fall into place, but sometimes it’ll require some elbow grease.
The worst place possible to rent in Costa Mesa! Do not let them persuade you to rent. The manager/ management company is diploarble. Parking is a nightmare. Car break ins and burglaries. Check the police reports for Costa Mesa. Horrible property to rent at. BE AWARE!! Watch the hidden fees as well.
Property Manager at 27 Seventy Five Mesa Verde, Responded To This Review
Thank you for taking the time to share your experience. We apologize for your poor experience. Each home is assigned one reserved parking space with the option to purchase another space. As with any community, we cannot guarantee it will be crime free. Sadly, theft can occur anywhere and we work with the police as they conduct their investigations. I'm unsure of the fees you're describing as fees are listed in the lease agreement. If you have additional feedback or questions, you're welcome to contact me. Best regards Jody Conley 720-348-7620 WeCare@udr.com
To start, the walls and ceilings are very thin and we can hear everything from outside and the unit above us. The unit above us has the exact same layout, so where our bedrooms are, they’re bedrooms are right above it. You can hear the loud pipes, people talking, laughing, even whistling, walking, and being intimate. I can hear all the moans and creaking of my upstair neighbors’ bed. They are young so they have lots of energy and lots of people over, so it sounds like a herd of animals upstairs. There were damages to the home and missing parts to some of the fixtures in the home when we moved in. I have submitted a 48-hour condition notice form stating the damages and asked Ashley Henry, one of the resident service staff, to submit a request to repair and replace the items on November 7th via email. It is now, November 23rd, and I haven’t heard back. So, there is a lack of communication here. Here - the utilities, except electric, is allocated based on how many occupants are in your home, which means you’re paying for others’ usage. Our total utility cost here is $38 for trash (take your trash to the dumpster yourself), $31 for water, $24 flat fee for sewer, and $22 for energy. Our electric bill is usually $50 and we do not use the A/C or Heat here because it’s usually a perfect 74 degrees in our unit. Plus there is an extra admin fee of $12. So, back in our old apartment we were paying for our direct usage of utilities plus valet trash for about $120 a month, here, we are paying for a ration of everyone’s utilities plus our own electric usage for about $170 a month plus an admin fee. Also, parking is troublesome here. There are very limited parking spaces for residents. They have assigned parking, first come first serve parking, guest parking, and additional parking for rent (like car ports). They are active in towing vehicles. They send out warnings that if residents park their vehicle in the same “first come first serve” spot for over 72 hours without moving it, it will be towed. That bothers me because they charge residents for parking and they are telling us they will tow our property if it’s parked too long? Btw, parking is $20 per vehicle per month. Keep in mind, 27SeventyFive will be implementing guest parking for $1 per hour, which is expensive and inconvenient. The safety could be better here. There are a lot of complaints about homelessness, theft, and vehicle break-ins. Phase III doesn’t have a gated entrance like Phase I.
Having lived at this community for 3 years it definitely has its positives. The amenities are great (pools, gym, BBQs, great rooms, common areas), the grounds are really nice with lots of grass in Phase 1, and nice ponds/streams running throughout the community. The units are also updated open floor-plans with washer/dryer in unit and maintenance is prompt with fixing issues as they arise. However with the good comes the bad. When it's time to renew your lease you are presented with a take it or leave it rate, that is nonnegotiable and always has a price increase associated to it (my most recent renewal was $150 more per month). Even if your current floor-plan is the exact same as another unit that is readily available to rent in the complex, it doesn't matter. Your renewal rate can be up to $215 more than that similar floor-plan that is available and the staff will listen to the issue at hand, but simply say, "it is corporate that sets the rates we have no control, sorry". It was a really poor experience all around which could have been easily been avoided by adjusting the renewal rate to the current market prices. Parking is also a big issue in the community as there are not sufficient spaces for the number of units and parking policies change without resident consent. Sometimes residents have to park half a mile away on the other side of the complex because that is where the closest available spot is. That is all for just resident parking, guest parking is very limited as well. If you are looking for a place to live for short term it's a nice community, but if you want to renew your lease and stay for more than a year beware.
Lived here for 3 years. There are pros and cons, but the cons definitely outweigh the pros. If you check out other review sites they are at a solid 1 star range. Wish I would have seen those before moving in. Pro -Nice amenities -Pretty good location if you need to get on the 405 or John Wayne Con -Parking is constantly an issue. Nothing like coming home from work at 6 rather than 5:30 and having to drive around for a half hour to find that one first come first serve spot. Even better when you are coming back from a business trip and just want to get in bed and spend hours to find that one spot all the way on the other side of Phase III. Oh and inviting guests over, forget about it. It was always a nightmare trying to do musical chairs to move our one car from a reserved spot to a guest spot in the middle of the day so that we knew we had a spot for our guest because odds are low that you find one after 5. And note that I said guest, as in one, if you have guests (plural) forget about it. -The staff are some of the oddest bunch I've ever met. I'm sure the folks at the front desk deal with a lot of upset people, or at least I assume that's true based on how they behave. Any time you have to interact with them for any reason they start off with a cheerily fake tone with a subtle hint of, "Oh boy, what do YOU want". Just be sure to forget that they are customer service, and instead pretend that you are there to serve them and the whole thing goes much better. Better yet, just avoid interacting with them at all. -Walls and floors(especially) are super thin. -Move out was way more of a pain than it had to be. That makes the list because it is fresh on my mind and the whole thing left a bitter taste in my mouth. In summary, it was a nice enough place to live as long as you can deal with the headaches and don't ask for too much, but if I went back in time, I would definitely not pick it again knowing what I know now.
After living here just over a year, this is by far the worst place I have lived. I’m a Veteran and have moved all around the country with different large and small apartment communities. The grounds are beautiful (at least they were before they removed all the landscaping and destroyed the trees). The staff are friendly until they get you to sign the lease, then it’s a bait-n-switch tactic. From the day of move-in till now, the customer service has been nothing more than sub-par. I moved from the east coast and handled the leasing process online and telephone. While driving across country, halfway to the complex, the leasing office called to tell me the apt wasn’t going to be ready for another week and I would need to find a hotel or figure out other arrangements. After much back and forth, they agreed to move me to a different unit, that did not include some of the main selling features that I had selected this complex for. I confirmed the rent and move-in totals several times via phone and email and on the day of move in, I was informed I’d need to get a second cashiers check for additional money. I went and obtained the 2nd check to only discover there was a need for an additional 3rd check, that they had “miscalculated”. On our move-in checklist, we identified several items that needed to be fixed and were promised completion within a day or two, it took almost 2 weeks. Any maintenance request since has taken a long time and several follow-up conversations with residents services. Which brings me to Aaron, who if UDR insists on not firing him, needs to invest in some customer service training. When a friend had a rodent in there apartment, he told them to invest in a cat, rather than having someone come out and remove it. And now, we have been without AC for several days during the hottest week in the year, temps between 90 and 114. I told him we needed to do something because I have dogs that stay in the apartment all day and can’t stay in the heat. They are throwing up and hyperventilating several times a day. I’ve taken several days off to take care of them and to wait for the technician who is guaranteed to come by everyday but never shows. When asking Aaron if there was anything the company could do to assist, I was informed the lease does not say we are guaranteed a fully functioning apartment and as long as they appeared to be trying, there’s nothing they would do for me, my roommates and my pets.
Save YOURSELF do not rent from here or UDR. This place is just terrible in a nutshell. They don't secure the grounds (numerous apartment and car break ins/ thefts). Terrible, unreasonable management. Broken amenities and apartment fixtures/equipment. I am not being dramatic by saying this is an awful place to live and by worst the worst we've ever been. Read on for more details: This place is notorious for bait and switch tactics where they are super nice and friendly upfront in the leasing office, but once you move in, you're forgotten about and treated horrifically when you need anything. Just some of what you can expect: incorrect move in fees, broken items and trash left in your apartment at move in, possible rodents and vermin in apartments (verified story form our friends), un-repaired amenities for weeks on end, poor and despicable management (especially resident services manager Aaron), as well as untimely completion of dire service requests. Our AC has been out for 6 days during a heat wave. We were told someone would be out to repair it and either they are incompetent because they can't diagnose the problem, or they never show up. We have 3 dogs, which we pay an exorbitant amount of pet rent for, and Aaron, management and this community could care less that our dogs are hyperventilating and vomiting from the excessive heat. When asked what can be done to address the lack of AC and help our dogs, Aaron told us to open the windows and doors (as if we haven't done that already). When further pressed, what are will they do to reasonably accommodate us and our dogs, they said they let us borrow a fan that circulates the (hot) air of the apartment. ----- The one good thing about this place is the maintenance workers themselves who are nice and try their best when their manager actually sends them to fix the problems in your apartment.
Have you ever been robbed outside your own front door? Have you ever lost sleep at night, worrying that your car could be towed at random from your own home? You will experience all of this, and much more, if you choose to live here. CRIME I have seen drug deals being done out of the apartment next to me. Our friends who have a ground-level unit constantly had things stolen from their porch - even things as small as individual cigarettes. The result was our friends could not put ANYTHING on their porch. My final day living here, my sunglasses were stolen from my moving truck when I walked inside for 30 seconds to move a box. Unbelievable. SECURITY -Security utterly ignores the crime, but are relentless if law-abiding guests don’t renew their parking pass every 24 hours. That's right. If you have more than 1 car, or have a guest, you have to print a new parking pass every 24 hours. You cannot print more than 1 pass every 24 hours, thus you can never have more than 1 guest. I parked in the same spot for 10 months, renewing my pass every day. When out of the blue I was towed one night, with the reason “guest parked in resident spot”, which was not true. Next week I was towed from the exact same spot with the opposite reason “resident parked in guest spot”. A month later I was towed again with no reason given. Over $700 in towing fees. And of course, management refused to reimburse me, or offer any rhyme or reason for it. Other than their nightly rounds to tow vehicles at random, security seems to be on a budget, and are nowhere to be seen during the day. Please tell me how this policy makes the property a safer place? CARELESS MANAGEMENT I feel sorry for the leasing agents, having to deal with so many furious residents. While in the leasing office to demand a towing refund, another resident was yelling at a leasing agent threatening to sue them – his child had been attacked by a dog which was a prohibited breed. Like all apartment properties, certain breeds are prohibited. The difference with 2775, is that they didn’t appear to do anything to reinforce it. RUNDOWN & OVERPRICED -A lot to say here, but character-limit to this review. SUMMARY Crime-ridden, negligent security, understaffed/careless management, filthy place to live. On top of everything, this place is overpriced compared to much newer and nicer properties. Moving here will be worst decision of your life.
Toured the property and a few of the one bedroom units. It was difficult to find the leasing office because there were clear no signs. The leasing office was lush and grand, they had a great pool with a ramped side you can walk in. Once we were on the tour, the we started to notice the faults. The buildings were all beat up, even the buildings that had specifically been repainted. There was a smell of dog poo walking around the apartment halls. When we finally got inside the complex, 80% of it is a water feature, and connected with bridges. Even some apartments come with patios with private ponds. It sounds beautiful, the running water is great ambience. But all the water looks brown and dirty. And it's all surrounded by dirt and mulch, which is littered in trash. Everywhere we walked I could spot pieces of trash on the ground. In front of the apartment they showed us there was a big pile of smoked cigarettes in the dirt in front of the door, random food wrappers strewn in the bushes. And there was a wasp net in the roofing above the door. Inside the apartment it was very spacious, featured a washer/dryer and fireplace. but again, everything was filthy -- but all from poor cleaning. You could see old food in the hard to reach corners of places where a worker lazily avoided cleaning to the fullest extent. The microwave, dishwasher, sink, and fridge all had residue of food. Lots of families here that make a lot of noise. Really disappointed with this place and the quality of everything. It was night and day from the lobby to the living room.
To anyone considering renting at 2775 or any UDR apartment, DO.NOT.DO.IT. You have be warned! Get ready to pay an extra grand upon move out. I lived at 2775 for 14 months and took incredible care of my apartment. While the amenities look nice they are always broken, but above all the management team is utterly disrespectful and will do anything to get another dollar out of its tenets. Dozens of calls and voicemails went unanswered for weeks at a time. The times when I was able to talk to a representative either in person or via phone, the miscommunication, outright lies and disrespect from all levels of the UDR team was unbelievable. I did some investigating to see if others had any similar interactions with your company and was shocked to see the number of claims matching my exact experience, reflecting a disturbing trend happening with 2775 and UDR as a whole. Mind you they have an F on Better Business Bureau. They schemes are costing me $1300 above out last months rent.
Customer service BLOWS here. Lived for over a year. Was great when I moved in now it’s trash.
There were many things to like about the place, but there are so many bad dog owners that live there. I worked from home and all day long heard the same 4-5 dogs barking. Owner's leave their patio doors open and all the patios face the walkways throughout the complex, so anytime someone walks by with another dog you get constant yapping. Which happens all the time sine most people there have a dog. I tried to work with the office on this at least 50 times but they couldn't resolve it. They also stole my deposit and applied it to things that were outside of CA landlord laws. When I tried to discuss with them I was hung up on. It wasn't enough to go to court over, but was definitely wrong of them.
Terrible TERRIBLE service. They'll charge (without disclosing it) for every little thing and then look the other way when you refute it. The day I moved in they offered me an incentive of a Visa Prepaid Card, and after signing my contract they said 'sorry, we're actually not doing the offer anymore' and didn't follow through on their word. Their billing manager is hostile and doesn't listen. She raised her voice as I was trying to explain to her some issues with the apartment, and honestly, now I understand why she doesn't disclose her name to residents. Whatever you do, DONT live here.
This place is a scam. they have stolen my money and want to continue to do so. They claim I signed a lease which never happened. They did not allow my roommate to live with me since he has a misdemeanor, and would not allow me to go in a different direction with my search. They just want me to pay without even ever moving in. Big time scam and unethical. They have no sympathy or compassion... very bad people!
By far the worst customer service and place I have ever lived. We moved in about a month ago. We moved from Canada and this is where we decided to live....We had a flood two nights ago. There was raw sewage flooded throughout the majority of our apartment. Since then we have been Living in these hazardous conditions because they refuse to give us a place to stay. Anna claims they do not allow pets in the guest suites and we have two cats. I have seen dogs come out of there so I know she lied to us. I absolutely would never recommend this place to anyone. How anyone could be so cold to a young couple with a 7 month old daughter. This is negligence at its finest! Be warned!
No parking! Horrible management! !! Nightmare living in this place, took over weeks to come fix anything after a request Management never answers calls, too busy on their phone. One day I call from right outside office no one answer but there were there. STAY AWAY FROM THIS PLACE
Key points to take from 2775: - if you have a car it will either be stolen, broken into, or towed ... or like me, all three! - community director will be rude and condescending since she probably hears complaints all day long and is trained to ignore everything you say - walls are thin and things break often, expect anything you report to be charged at move out - they will up your rent 9-10% since they would rather you leave than stay - expect some form of violence, I had a stabbing outside my building the P building (find a deal on the website, there’s a reason it’s cheaper) -utilities added to your rent will be over $80 each month due to the fountains and "upkeep" of community, expect utilities even if on vacation and not home - packages won't be delivered, they won’t get past the gate and if they do, they will probably get stolen from in front of your door step, the leasing office does not accept large packages - there's pretty girls in the front office - No guest PARKING EVER
I have lived at 2775 for almost 2 years now and in 2 different apartments. I have loved it here. There is always parking since they implemented their new parking policies last summer, great neighbors and amazing amenities. If you have a dog you will love it here. They have 2 dog parks as well as always doing a Yappy Hour where you can get free samples and toys for your furry friend. There are fire pits and BBQ's through out the whole complex so you can always find one to use and hang out with friends. It is a great atmosphere.
Terrible parking and management, I wish I would have checked Apartments.com before choosing this place! Only 1 is the beautiful landscaping and amenities.
27 Secenty Five is a nice complex in Costa Mesa in between the 405 and Newport Blvd (close to 405). The complex is newly renovated and I've had two brand new apartments since living here over the past two years. Both the one and two bedrooms have nice space and the two bedrooms, at least in phase one, are really spacious. The trim is nice, but you can tell they've gone just a bit further than putting lipstick on a pig. Fake wood floors (laminate) and barely wood caninets with hollowed out granite countertops feel a bit cheap considering the premium they're charging and prices continue to go up. The saving graces are the very nice amenities (gym is club quality, very nice grills and community space everywhere and great pools) and the comfortable living spaces. I'd say if you're new to the area and what something a little bit above average while you figure out the area, it'd be hard to do better than this. Cons: - If you're on the first floor, you hear EVERYTHING your neighbors above do. - Basically no guest parking. You have to get a pass and then have them park in one of the other phases. Might as well park at nearby Vons. - Prices are high for the area compared to what you can get elsewhere. - Majority of the restaurants nearby are all fast food minus Norms. Get used to going to Vons or Albertsons on a regular basis. - Pet friendly and while security does a good job of responding, several of the dog-owner residents don't do anything about their dogs yapping and barking constantly. Pros: - Vons and Albertsons are close (Vons within walking) - Very close to 405 - Pet friendly (minus only issues listed in Cons) - Nice community and people are generally nice. You have a bit of riffraff here and there, but it is an apartment complex after all. They can't discriminate. - Security is fairly responsive if you have disruptive neighbors and those people don't seem to last long. - Nice amenities. - Garage space if renting a two or three bedroom. Garages have storage as long as you don't get one with the water heater (BEWARE)!
Great apartments with great people. Everybody in this complex is very nice and respectful. There is a big swimming pool next to the BBQ and very useful common areas. When you sit on the patio, you will start playing with squirrels for sure. The complex is between 405 and 55 freeways, also 5 mins away from the Pacific High Coast way.
I have had a great experience at the 2775 Apartments in Costa Mesa. It has amazing amenities which includes a full range gym, pools, spas, tennis and basketball courts and dog parks. It also arranges free fitness classes, happy hours, breakfasts on the go, and much more.
