The walls and ceilings are incredibly thin. You can hear everything going on next door and upstairs. There’s nothing to be done about residents walking freely in their apartments and shaking the floor beneath them with their steps. The noise is unbearable at night when trying to sleep.

I lived here for 10 mths, it’s not good. The rent is ridiculously high for what is offered. All the amenities are constantly broken or dirty or crowded. The pools are closed most of the time. The fire alarm goes off monthly for some reason?! I stopped evacuating eventually. Our apartment was large but super cheap, for example the gaps in between all the floorboards and we could hear the upstairs neighbors very clearly. Management is petty and blames building issues on residents. Location feels like living on the freeway. 2 stars because Kylee made the initial rental process very smooth.

I do not recommend 2785 Speer. The maintenance team was great, but the management company is not good. We moved out and will avoid Greystar run properties for the future. The trash fees (though this is becoming common), how horrible the app is to use, and issues with "fees" at move out that we are currently fighting.

As you mentioned the Valet Trash is very common among communities, and it was implemented by ownership to keep our community clean. Before the change was made we went around to surrounding communities to not only get feed back on the service but also to see what was being charged to residents. We found that communities were going to this service for the same reason of keeping the community clean, our fee of $25/month is the same if not less than most communities. Great place to live. Close to everything that you need to be close to. Right off of I25. Gym is nice, pool is great. The leasing center is easy to work with and fast. Kylee helped me and gave me a tour before I signed on, she was great! Apartments are safe and the covered garage is amazing.

My husband and I love our apartment unit at 2785 Speer. It's the best floor plan we've ever had with lots of space, natural light, storage, and stylish features. We also enjoy how it's walking distance to Little Man ice cream or a variety of restaurants and shops. It's also easy to get around Denver or neighboring towns due its location right off 25. I would definitely recommend it.

I enjoy living here a lot. The location is excellent and maintenence staff is very quick and efficient. Although we did not get to use the amenities as much as we would have liked because of covid, I enjoy having them here. My only big issue that recently started was the trash butler service that will soon start in our building. I think it is just a way for graystar to make more money and will not actually help keep our community more clean. I don't think I complain too much as a resident, but the way they have gone about announcing this and not allowing discussion for it despite numerous complaints from other residents makes me reconsider living here.

The leasing and management staff have both been so attentive and friendly during my move-in process and beyond! They are receptive to feedback and have made me feel taken care of. The amenities are among the best I've seen (I toured quite a few apartments) and I've felt safe in this area. Plus the coffee shop right across the street is a HUGE plus! Loving my new apartment so far and would highly recommend it to others.

It pains me to write this review, because the ladies in the front office here are truly quite lovely. That said, this complex is horribly managed. In addition to the safety and security issues that are reiterated in almost all the reviews, there are pests (Mice) and service requests are not handled timely nor effectively (i've complained to management 2x in the last month, issue still not resolved). Additionally, there have been multiple cases of the fire alarms going off at night (I'm talking 9pm - 2am) that literally stay on for hours. Also, the mailroom lacks security, and various tenants have boxes stolen. the technology management promises for lock boxes doesn't work, and drivers just leave boxes there for anyone to grab. Lastly, trash & recycling are constantly overflowing, which leaves a smell in the halls. As mentioned, the people in the front-office are super helpful and positive, but it's clear that management has no care for tenants, only the overpriced rent that comes from them. There are SO MANY better complexes in the area for similar or better costs. Spare yourself and don't rent here.

Additionally, we explained the process of alarms being turned off by the fire department, and all that Management has recently committed to, in order to combat increased crime in the area. That said, if is very disheartening to receive this kind of feedback and we will certainly be reaching back out to see if there is anything we may have missed and/or could have potentially done differently. The location of the complex is super convenient for downtown living, management is super attentive and responsive, and overall the community is great. They've done a great job trying to accommodate COVID-19 safety regulations while still trying to make sure residents are able to feel comfortable using the amenities, too.

Though I have only lived at 2785 Speer for a month, I already love it! Its a very clean complex, with great high-quality amenities. The office staff were very helpful with the application process and move-in. And the location is unbeatable! I love walking to the highlands area for ice cream or to commons park for an evening stroll. I would definitely recommend checking out 2785 if youre looking to move to the Denver area!

My husband and I recently moved in to 2785 Speer. We really love our new apartment! The layout is perfect and the interior amenities are really nice. The staff has been super helpful and the residents very friendly. The nearby neighborhood has a wonderful array of great restaurants and access to downtown. Plus, grocery stores are pretty accessible. Because of Covid, we havent taken advantage of many of the community amenities that we normally would, but everything is very clean and looks to be in good shape. We hope to take advantage of them and what the neighborhood has to offer when life returns to normal.

Great location walking distance to many different restaurants/bars.On a main road so good for commuting, but overall is quiet within the apartment itself. Friendly staff and maintenance requests can very easily be put in online and many times they have been resolved the same day. First parking spot in the garage is very cheap and it is also very easy to find a spot on the street. The apartment was clean when we arrived and we are very happy with it so far!

This place on the outside looks amazing with a great location, new building, great amenities. But there are some major issues with security and management not stepping up to solve these issues. In the last month, a resident had a bullet shot through their bedroom window, multiple cars have been broken into, locks into the building have been broken by vandals, and a bunch of bikes have been stolen or vandalized. That is all in the last MONTH! I know that living in a city comes with some issues, but that is a ton of issues all to happen at one building in one month. The worst part is that management is not willing to do anything to try to make it better. Rather they have blamed the residents and say that management has done all that it can and it’s on the residents. All complaints have fallen on deaf ears. I am writing this review in the hopes that I can help someone avoid renting here. This place is not safe, break-ins occur, vandalism happens regularly, and management has done nothing about it. Once management steps it up and increases security, this place is a perfect 5 star place to live. Until that happens, avoid living here! Seriously.

Great place to live if you are looking to be close to downtown but away from the chaos. You can get all your shopping needs done west towards suburban areas and hit the eastern part of town for a night out. If you lease at the right time you can get a really good deal on large floor plans. The leasing agents are also super nice! The only criticism I have would be that the walls are pretty thin.
The apartments at 2785 Speer are spacious, the complex has great amenities, and the other residents are friendly. Location is great and rent is very reasonable for the area considering all the apartment features & amenities you get access to.
I've lived in many apartment complexes and 2785 Speer has been hands down my favorite. They provide a large variety of apartment layouts to satisfy most preferences. The hallways are wide/tall in addition to looking/smelling very clean. The location, in my opinion, is one of the best in Denver. The gym and pools far exceed expectations for an apartment complex. One of the biggest aspects that has added incredible value is the staff. Sierra has provided the best move in process I've experienced. She has far surpassed expectations and has gone above and beyond what I would consider a typical leasing professional. Highly recommend 2785 Speer.
Nice place to live. My car was broken into twice because they failed to fix the garage door. I wouldve liked some sort of responsibility taken. At least offer to pay for items missing and damages.

We just moved in at the beginning of September 2019 and couldn't be happier. We feel connected and safe where we live. The staff is great and responds quickly. Would recommend living here!! Thank you Speer :)
The amenities are top-notch!
So far so good. There have been a few maintenance issues that were very frustrating but the staff was very friendly and helpful and made sure everything was fixed right away. They also made accommodations for my inconvenience.
Staff is always quick to respond to maintenance requests. I never have to worry about anything and always so friendly in the leasing office!
They are always quick to respond to requests...usually same day.
