I resided there for a year and a half from 2022 to 2024. The community has subpar maintenance practices, leading to recurring issues shortly after repairs. They demonstrate dishonest behavior, often delaying significant repairs until after tenants move out, then swiftly addressing them within hours or days and billing the former tenants. I reported a pre-existing hole in one of the walls a few weeks after move in, but they opted to delay the repair for the entire duration of my stay, only to charge me for it later. Exercise caution when considering this community as your potential residence.

I’ve been here a year and a half. I am disappointed with that hall ways and common areas not being kept clean. The hallways constantly have garbage out in the halls even when it’s not garbage vallet time. The halls are dark in the morning and makes us feel uncomfortable when the halls ways are not well lit . I’ve asked and complained about this many times nothings been done. Lots of youth loud and rambunctiousness at the pool who don’t even live here .
They were a great place to live until they got new management, Stonemark, in December. I had no problems with the prior management company. The new company is a nightmare and will mess up your rent and claim they are unable to fix it because it has to go to the regional manager. Called the corporate office, left a message, no answer. It cannot possibly take over a month to make an adjustment. They sent a very threatening letter to all residents to get their insurance coverage raised when they took over and then were unable to process the huge influx of policies resulting in erroneous fines that they now don’t know how to fix but acknowledge are incorrect. They promised a carpet cleaning for renewing and after multiple follow ups, it hasn’t been done. When they took over in mid December they couldn’t get their system up in time to pay online and required cashier check or money order. That’s understandable, but they don’t have a Dropbox and the office was closed Dec 30-Jan 2nd so you either had to pay early on Dec. 29th before payday or pay right on the 3rd..a Monday when people work. The old property manager said that the new people were supposed to come in and invest in the property and get rid of the “rift raft” and they have since been doing everything they can to get legal loopholes to try and evict people in addition to significant rent raises for those renewing, though to be fair the market is not very renter friendly right now and significantly higher rents do not seem to be unique to this complex. It’s not just me either, I’ve talked to others who face the same problems. They are here to frustrate residents into leaving. I have never ever left a negative review for an apartment because I think you have to be realistic about your expectations. However, this place is by no means “cheap” and has become terrible to deal with! There are so many nice places in Pearland, I’d recommend avoiding this one. For the amount you pay the hassle isn’t worth it. The property itself is nice. The apartments are updated and it’s on lake. The built in my drive nook is great for working from home. The maintenance is usually done timely. I really enjoy all my neighbors and the location. It’s just the new management that’s a problem.

The complex certainly served my needs, but the marijuana usage is troubling. Typically, where there's a heavy presence of the smell of marijuana, other, harder drug substances are present and in use.

The outside grounds tend to be littered with trash and the trash is always overflowing. Even though the garbage trucks come a lot to empty the trash containers. Also, the walls are very thin and you can hear everything around you, especially when music is played or ppl are walking around above you.
Monica and Jessica were great! The apartment was beautiful and exceeded my expectations
I did a lot of research and looking into different apartment complexes, and this one by far the most stood out to me and I cannot wait to move in!

The walls are extremely thin! I can hear my neighbors 5 month old baby cry like clockwork. I can hear others shower or the sound of the bathroom fan running everyday at 4am. Also the parking is ridiculous! I have to be home by 4pm daily just to make sure I do not have to park in the BACK of the complex. The gates are always broken & when the people above me shower there's a very loud sound from the pipes in my wall behind my living room tv. Totally embarrassing when you have company over.
I love my apt. It's quiet. I have no problems with the staff or residents. I would highly recommend this apt complex!

I'??ve never had a problem in the past 6 1/2 years, with receiving service/maintenance. The crew is always very cordial and really quiet. I get the job done and they'??re gone.
This community has met my expectations and in some areas exceeded it in others. Great property, great school district, and great access to almost everything! Shopping, dining, and comfort.

Love the community. Fantastic office staff. Yard crew could do better. Only issue is with all the large dogs (Pit Bulls) not on leashes once the owner gets lazy in the evening makes it dangerous for my children to be outside. Would be better as a small dog community

Quiet and small neighborhood. My only recommendation is that the gates card/keypad system could use an update. Was not very convenient at times.

The community is in a good location however when your lease is due for renewal there are not any perks. Most complexes offer carpet replacement or shampoo or 200.00 off on the rent
The apartment fits our needs and the amenities are nice. The neighbors seem friendly and quiet, however, I have noticed an increase in trash around the property.
I feel like things are out dated in general. Budget must be tight and constantly seeing things needing to be done. Requests get done fast but people living there in general dont take care of the property.
Due to being able to hear your neighbors all night. The walls should be sound proof because it can be aggravating when someone has to wake early in the morning to go to work.

The new property manager is awesome and attentive .! So far she has kept her word and really shows how she cares about the property and the people living here.!
1) The complex is conveniently located; 2) Management in the office are extremely pleasant to deal with; 3) Maintenance requests are handled efficiently; and 4) Square footage and floorplans of the apartment.
The community is beautiful. Brandye in the leasing office made feel very comfortable. She seemed to really care about what I wanted and needed.
Based on this one issue I would compliment the community to my friends. To be honest I feel as it should of been addressed before my move in.
I have only had to call maintenance twice in the year of residency but both times the matter was corrected quickly and professionally.
The biggest negative influence is the lack of parking spaces. Parking needs to be assigned, because there aren't enough spots to accomodate residents (and many have multiple vehicles) and visitors.
I relocated from out of town due to my job. I spoke to the leasing consultant several times. The only reason I chose this complex because they were supposed to been luxury apartments. I did all of my paperwork online and choose the date that I would move in. I'm living in another state doing all of this. The day I made it in town to pick up my key and paperwork I wasn't told there was a water bill. When I do find out it is on a statement that I received in the mail. The water bill is allocated which is too high. The apartment doesn't look nothing like the pictures on their website. No stainless appliances, no balcony to sit out on. I can't wait until my least is up to move from here. There is nothing luxury about the apartment. The rent that I'm paying I'm sure I could find a luxury apartment. The gate has been open for months now. The parking is horrible. If you would like to park 3 to 4 buildings over from your apartment be my guess and rent here. They have covered parking which is like an extra 30.00 or a garage which is 75.00. They are nuts for these kind of prices. When you try to pay your rent online before the first you can't pay it. It shows no payment is due. When you try to pay it on the first it tell you to select a payment method which I have my card saved on file. It doesn't pull up. Then you have to log back in on the second and try to pay. I don't have time to keep logging on trying to pay rent. This complex need to get it together.

I am sorry to hear that your apartment home has not lived up to your expectations. We currently offer both renovated and legacy options. The renovated homes come with stainless steel appliances, granite countertops, and updated cabinets and fixtures. The legacy apartment homes have the more traditional finishes and tend to lease for less. I can see where this might be somewhat confusing if you are leasing online instead of in person. The apartment complex is in a great location and a nice area.
The apartments are a little outdated but convenient.
Second is such a beautiful community. The apartments are beautiful and the cleanliness of the grounds and landscaping is awesome. I actually have family planning on coming to pearland to live. We are so happy to be apart of such a beautiful place...Sevona Tranquility Lake luxury apartments.
