Management and office staff are terrible at what they do. No one is ever on the same page. I will call the office and one office person will tell me one thing and then the another person will tell me another. Maintenance requests take at least 2 weeks to complete. I have heard of multiple car robberies and management never said a thing about it. The community is not well maintained. There's dog poop everywhere and never any bags for owners to pick up dog poop, despite them saying how much they have them.
Management is HORRIBLE. They lose paperwork and act like they didn’t. They are super slow on repairs...still haven’t gotten my bedroom fan fixed. And they overcharge you for rent...the rent ends up being more than what is on paper.

The complex is loud and management doesn’t listen to the residents. Things have gone down hill in the last few months. Since they changed management companies they took away the ability to make noise complaints after hours. The people below me play loud music and throw parties multiple nights a week. The music is so loud it shakes my walls. I’ve left messages after hours and went into the office during business hours to make a noise complaint and nothing has helped. I’m moving out next week and I couldn’t be more excited to get the heck out of this complex! So disappointing.
They are horrible with answering phones and keeping their “word”. THEY DONT KEEP UP WITH THEIR PAPERWORK. Management is unfit, unprofessional and rude! The leasing agents are even worse! They will laugh in your face and be rude/nasty if you ask any questions.

I think this apartment complex is better than most, overall good job.
I love everything about it, and my mother was very happy when she lived there
The grounds are clean well trimmed and pleasant. The only negative is the noise of my neighbors who live above me. Very noisy especially at night. Sounds like they have a gym snd race track with lots of banging that it rattles the walls.

I've lived here almost a year now, and my fiance and I are going to be renewing for another year. We absolutely love it. The apartment itself is the Madison (Upper) floorplan, and it feels like a townhome. The ceilings are extremely vaulted and make the living room feel very spacious. The kitchen is beautiful - granite countertops, nice cabinets, new appliances. And we love the river the property sits beside. It has a cute walking trail we use frequently. The pool is nice too! I haven't used the recreation area, but it looks really nice. The only downside is parking. The open spaces are for visitors or secondary residents. We are given one space for us, and then the other person has to park in an open spot. Sometimes it's hard to find parking - and it's very difficult to find parking for visitors. But that's a small con compared to the many pros about this complex. We really love living here, and I would recommend it to anyone!

There are still maintenance concerns which I documented on my move-in sheet that were not addressed. I still cannot use 3 of my windows. Additionally, I would like to see a less passive approach taken by office staff to reports of noise nuisances. I gave up after 4 months asking for help with noise that my neighbor's dog makes.
Very relaxed and safe community. No problems with theft of Amazon packages or too much noise.
I paid everything they wanted me to pay, next day they denied my application for no reason, and money not refundable for not reason again.
On the day I was supposed to come in and sign papers, no one was available all morning due to a meeting. Hence, my emails and pone calls were not answered and I had no idea what was happening. Since I do not get off work until after your office closes, the only time I could come was during my lunch. Fortunately your staff showed up and was able to get me closed. I expressed my dissatisfaction with this and my complaints were coldly received with excuses. Leaving a customer cold and uninformed is highly unprofessional. Scheduling a meeting where all of the office staff are out is extremely troublesome for the customer. I was tempted to get up and leave but decided not to spite myself.
My family and friends wouldn'??t move here because it'??s too expensive.

The amenities are great and the staff seemed very friendly and eager to help. Any hesitation in recommending would have to do with the floor plans offered.
The office staff has been great since day one. Them alone I would recommend the apartments.

Pros: The leasing agent was very nice and the community is beautiful. Cons: the apartment itself could be either better or cheaper.

It's clean, new, prices are reasonable, no/low crime, and the river is on the apartment property, as opposed to being across the street or something.
We were told prior to signing the lease that we would have the option of renting an additional parking space for an extra $25 a month. Since moving in we have found out that is not the case. There are nights I have come home after a 13 hour shift and parked near the front of the complex. We live at the very back end. Parking is ridiculous during the weekends. I feel as though I have to plan accordingly when to leave/get home so that I can still find a spot to park in.
It's quiet, close to the cities (Dallas and Ft Worth) and has very easy access to the interstates. I wish we didn't have to leave but we definitely wanted to be closer to downtown Dallas. Our apartment was absolutely perfect. I would say my only complaint was rent increasing. If our rent could have stayed the same, I feel like we would have renewed.
While the employees were great to work with and the majority of my neighbors were awesome, the parking situation is completely insufficient. There were days I had to park over a quarter mile away from my apartment because no parking was available (I GPSed it several times). Also, the one bedroom apartment we were renting cost as much as the morgage of a three bedroom house (within $20)

Unless it is either a dual income household, or the person looking to rent can?t afford the rates there, most people I know would not be able to afford to live here.
Pro's: Family environment, no problem with neighbors in our complex. Con's: Gates malfunction only one out & in to complex, understaffed during maintenance needed, usually working on getting vacant complexes ready, parking is a hastle for visitors too many people have multiple cars,the people in the complex next door are definitely not courteous to their surroundings.

I have tried to give this place the benefit of the doubt and try to avoid writing bad reviews as there's always two sides to the story, but my 3 month experience with 2803 Riverside has been less than satisfactory thus far. 1. There is mandatory trash valet service which is fine, except it has been 3 months and they have still not given us the required trash can to leave our bags in. To further aggravate the situation, we got a warning letter that we would be fined for not putting trash in the "provided trash bin" that they have failed to give us. 2. Our garage has broken now THREE times. Then it was somehow syncing with another garage and randomly opening at all hours of the day and night. Since their maintenance staff has odd hours, it’s been 2 weeks now and I cannot use my garage clicker. 3. I have called the front desk on 3 different occasions when I have been out of town, of which no time they have answered nor ever responded to my voicemails. (Irony is every time you go into the front office they are always available and willing to help out). 4. Almost all of my packages have been denied by the complex and sent back to the sender or to a local post office. There is no drop box for mail either. If you are able to get to work after 9am or back before 5:30 pm you might have a chance to catch them in the office to drop off a letter. Again, I hate to complain and I’m sure they are doing their best, but for someone who works long days and travels a lot it’s impossible to get anything fixed or mailed to my apartment.

The entire property is beautiful, make you feel you are at "home", the apartments are very clean and well kept.
I would recommend people because Mandy in the office is very helpful. Other people in the office haven’t always been as helpful or known what is going on with getting maintenance problems fixed.
For the price, I have some expectations regarding service. For the most part, the apartments meet those expectations. Maintenance might benefit from some additional training.
If someone wants isolation, this is a good place. However, I determined my lifestyle needs more. The airport flight noise is exceptionally bad, as well. A person needs to commute at least 10-15 minutes to get to most places (for grocery shopping, malls, dining, etc.). If a person doesn't mind commuting, this is a great spot. The neighbors at this complex weren't bad, but they weren't very friendly either. I knew only one of my neighbors by name (and I'm a pretty friendly guy). I'd recommend it, but I don't think I could personally live here again.
Just based on the condition and quality of the "remodel" which were both horrible especially for the price. I expected a lot more especially for the price in this area.
The residents and leasing office personnel seem very nice and willing to work things out... Inwould recommend this community to family/friends.
Yes,I would recommend but better maintenance is needed after someone moves out. Don't just polish over tubs and sinks really repair what's needed.
