Too many roaches. It’s very annoying. You can’t even live well in your own apartment. They will get in the cabinets, couches, bed, even in the food if you leave it open for a few minutes. I’m tired of seeking help from them. They charge you for pest control but do nothing about it. The guy they sent does nothing. Whatever he throws, does nothing to these roaches. I have barely stayed in the apartment for 6 month, just imagine a year from now!!! It’s like a joke!!!!

I would not recommend this complex for several reasons. The first being the plumbing. I cannot express how frustrating it is for water to continually come through the floors, the walls, the ceilings, etc. I have spent so much money replacing things from water damage. Secondly, the area is extremely dangerous. There have been multiple burglaries and drug/cash exchanges in this complex. Someone stole my puppy off the balcony a few months into moving here. My packages are stolen all the time and I always have different units mail in my mailbox and never seem to receive my own. This complex is also located across the street from a “hoe walk” so be mindful of your young children. The security people always sleep in they car or big chilling in the apartment gym. Lastly, although the renovations may look appealing, looks can be very deceiving.. the floor peels and the mold is overbearing. The maintenance team does their absolute best to respond to concerns however this is dang near an every a month thing and a big inconvenience.. it’s not enough to “do our best to fix it or respond to concerns” when your entire living experience is overwhelming. Again. I would not recommend anyone to live here unless they are complete desperate for last minute moving.

The gym was raggedy and had broken equipment for years. Don’t be fooled by the pics online are recent renovations. The Texas pool has always been closed. The pool nearest the office was closed as well for 2 YEARS and then RECENTLY when it opened you had to have a wristband. The wristbands weren’t an issue until residents literally threw parties and left their alcohol in the pool and grill area. No big deal, I don’t care about my neighbors having a great time at the pool. It’s an amenity we all paid for and couldn’t use for years. The apartments are disgusting. The wall as are thin. If you live anywhere but the 3rd floor, you’ll be frustrated with noise of walking, running, pets and talking / music playing. If you love roaches, mold and not getting work orders done, this is the place for you. I don’t recommend this place to ANYONE let alone somebody who has to work from home. It’ll beH—- trying to focus on work while renovations are going on as well. The office will mark you as having negative rental history every time you’re late on rent. You get a $60 late fee and a $15/ day fee for late payments. If you don’t get paid exactly on the 1st of the month, this isn’t the place for you. You’ll get emails about neighborhood activity and not in a good way. Crime is crazy in the area. As a matter of fact the crime is so bad, we got emails of armed robbery multiple times. And car break-ins as well. There are garages for a fee monthly. Parking is bad for guests and they will be towed. No exceptions. There is visitor parking on the side of the building but it’s 5 spots, you can also add a guest for 24 hours with the tow truck company if you have a guest coming over. Service request were never done correctly. I have videos of how my entire closet fell down and I had to ask 3 TIMES in writing and threaten to go to housing court in order for it to be done. When I moved out I was told that the kitchen was dirty, I have a 3 minute video upon move out showing that it’s not. I had to send the video to the leasing office for them to admit it was an error that I was almost charged $60 for. Also, the unit flooded (which I also have videos and images of). I was never let out of my lease, my bed was damaged and I complained that I had fear of mold multiple times. Mold inspection was NEVER done. Don’t waste your time or resources here.

The large Texas pool is the only exteirior item that is pending renovation and it is scheduled to be completed in time for summer. I didn’t even move in to this place and for good reason. I applied and they never got back to me I called about 12 times and they responded 3/12 they were waiting okay at customer service but could definitely be better. Every time I called they would just blow me off and tell me to call later or that someone would get back to me (which they didn’t). I really tried to be cooperative but if they won’t answer my calls now there’s no way they were going to answer me as a resident.

I’ve been living here for less than a month and in that time my hot water heater and furnace both stopped working. It took them four days to come fix the hot water heater only for the maintenance person who came to say they don’t know how to fix the furnace. It’s been more than a week that I’ve been without heat in my apartment and even after calling and showing up in person to the office it still hasn’t been fixed! They are disorganized and have very poor communication skills one lady told me that the maintenance team would be arriving before the end of day. For days we called up to the office asking when the maintenance would come And everytime we were reassured that they would come that very same day for days in a row. Eventually it came out that when they had come to look at the water heater they realize they would need an AC technician to handle the furnace however this wasn’t communicated to us, And the fact that the leasing employees were telling us that maintenance would come look at it that day leads me to think it wasn’t communicated to them as well. All in all it’s been over a week since I’ve had a working heater in my apartment and I was just told that I would have to wait an additional five days since it’s the holidays for them to be able to contact the AC technician. I would break my lease if I could cover it financially I don’t know I’m going to do another 11 months here with such poor management. If I could leave here without ever having to contact/need the leasing office and maintenance team that would be a dream. However the reason that you move into an apartment is because when things break they will be there to fix it how incredibly inconvenient that that doesn’t seem to apply here at City West.

I don't usually do this, but today I've experienced the absolute WORST customer service from a company in the 8 years I've lived in Houston. Karya Property Management has some of the most awful employees that you ever want to deal with. I got a call from a regional employee and she was rude, discourteous, and unpleasant. I initially reached out to them, in hopes that they would understand my frustration with dealing with City West Apartments, as the leasing agents were dishonest and unorganized. They had terrible communication skills and I had to keep going back and asking questions that should have been clarified before an application was completed. After dealing with both the leasing agents and the regional employee I've decided to move on in my search for a new home. If this is how this organization treats potential tenants, I urge everyone to steer clear!

In the office, the workers are rude, they do not give you good attention, they do not give importance to your problems, they simply tell you that they have no answer or they cannot explain ... The manager is never available to speak with her and I spent two days without They came to fix my air ... It is the worst treatment I have ever experienced, it is not worth paying so much and not being well attended ... There are problems with cockroaches in short, a place where you cannot live ...

This Property is TRASH! Look very closely. From the rude management to the high crime rate, poor lighting/busted lights, and requests to fix falls on deaf ears. Cars are constantly being broken into, security guard nowhere to be found or seen. Person found deceased in a car(murdered) no letter from management. Property upkeep is very poor; trash, bugs, roaches, wild cats everywhere. For the price, it is not worth it.

The worst type of management! The worst type of people. Will get over on you when they can. Shadiest place to live. Also infested and thieves.I placed a work order and came home to a missing firestick. I wouldn’t ever live here again.

This is the worst apt I have ever lived in. Rude management. Broken mailboxes, infestation of cockroaches, never able to get in contact with manager. When I told them I had mold in the bathroom all they did was spray some bleach. It’s still there. After I told them about a crack that is getting worse they just painted over it. Don’t waste you time or money into this place because you will ending losing more. Trash.

This place would be nice but it was like the lady in the office was in a rush to just show me an apartment! She did no walk through of anything!! She just wrote the prices down showed an apartment and sent me on my way! I don’t even know if they have a gym, a pool, or any of the other things apartment complexes would show you in viewing. I just think they were very unprofessional!

I can’t wait till my lease is up and I haven’t even paid my first months rent. It’s miserable spider webs, and bugs everywhere roaches whatever you can think of.. the manager never comes out of her office to speak with you personally very unprofessional they don’t care about what you are going through or what you feel AT ALL I can promise you that. This place doesn’t feel like home I don’t know why I didn’t listen to the reviews I got caught up in the perfect floor plans I’ve paid almost 400.00 less for better apartments I really and truly pray for a miracle so I can break my lease I hate it here I’m just trying to deal with it and hopefully get the apartment association out here to see what’s going on the gates never NEVER work and the bugs are just unbelievable.

I just moved in, I love the apartment itself but too many roaches and those are huge ones, my apartment is spotless and it's bothering me that I get to see a literal finger size roach roaming around in the house and then other insects too. Had too many problems in the start but got fixed but roaches are such a big issue. Furthermore, you can see these weird insect outside your door too. I already know that I am not extending my lease. I submitted a request let see what happens. Overall just a bad experience when it comes to things like these.

Having been living here for over some time to experience few management changes. Present situation is the WORST of the lot. Basic utilities like water gets discontinued w/o notice. Prior management used to send text / email messages for emergencies and this one expects tenants to check in their portal and finds it a painful process to keep tenants updated on emergency situations. When informed they have a rude attitude & says they cant keep all 500 updated. Maintenance of place is poor - Landlord is not investing in Preventive or Predictive maintenance & only on breakdowns, security is weak and overall upkeep of grounds is fair. Also noise is a factor. Keep these into consideration if you are looking for a new place and for those already in lease contract -hold on in there till u find something better and can get out of the Lease Good Luck!
I would strongly advise against living here. The manager Christy is rude as well as her Assistant Holly. The customer service is terrible. They say they will get back to you and never do. Any review raving about the property is written by the employees anyone who lives there knows this is a 1 Star property and if I could give the new Karya Management team 0 stars I would! Do yourself a favor and rent elsewhere.
Horrible experience here at this apartment complex overall and with Property Manager and Staff. I and my spouse have only been here for 1 year. Between the smelly, filthy dumpster and its jumbo fruit flies, massive big roaches that we see weekly and have to kill, initial bad roach infestation that we had to try resolve ourselves upon move-in (with little success), living across the hall from drug dealers/suspects in a female disappearance (YESSSS!!!!... gun strapped detectives/officers were lurking and questioning building residents about these suspects... next week the apt. was vacant!!!) and so called New management... I'm pretty much done with CityWest and I really don't recommend anyone stay here. This was once a luxury apartment complex but that was many, many years ago. But apparently things have gone downhill. To top it all off.... parking is a NIGHTMARE here. My car was towed at 2:45AM early this morning. Many residents know and have observed that parking spaces are very limited here at CityWest. Even when I get home during regular evening hours the parking spaces are already filled. I got home close to 12AM midnight one night and due to no spaces I had to park behind the smelly dumpster by my building #8 (again, which most residents sadly have been forced to do... sometimes 5 cars would be lined up back-to-back behind the dumpster illegally parked due to no parking spaces - PREVIOUS management did not give us any issues about this due to the parking space limitations being obvious). Only to find my car was towed the next morning. I called the Police because I wasn't sure if my car was stolen. Police said CityWest authorized the tow and can release car if they decided to do so I don't have to pay a storage fee. Long story short I was told NO by the Property Manager, that it is my problem and responsibility even though there are not enough parking spaces - that I can park further and/or I should pay $30 extra monthly for a reserved parking space. Reserved spaces are ALWAYS filled up in my area and surrounding areas and even in other building further away due to not enough parking spots, and when I get home close to or after mid-night... IF there are even any spaces available that are further away, I don't feel safe parking that far and walking alone to my apt as a woman that late at night. Don't stay at this place. And DON'T believe the fake reviews!!!!!

We believe the issue is solely with parking and remember speaking with you. We explained to you the situation and what we could and could not do, but you did not agree to it because it is not what you expected or hoped for. Our staff takes pride in building this community up and making sure that the residents are happy, and comfortable. Also, we cannot comment on "rumors" of suspects ... it is an investigation ongoing that happened off of City West property and we are not privileged to the findings. I lived here for one year and the new management is terrible, they don't return any of the residents calls or requests. You have to physically go to the office to get anything done or requested, and even then it takes them multiple days to get anything done. Additionally, the place is filled with pot holes and during my time at City West, there were multiple break-ins and theft throughout the complex. I would not recommend this place to anyone. I have been here for a few months and the place ia filled with the trashiest people in Houston. The place tries to be nice but it is run down by the residents. People with loud cars, smoking pot at nights, loud parties, lots of children. Don't waste your life or your money. If you are a decent person and you like peace, find another area. The Shell gas station down the street always has all these thugs standing outside. Scary, specially at nights. The security around the complex is a joke. Doesnt do anything but sit in the car on facebook. People speed through the inside of the complex and piggy back into the gates. The police are always here. It's like living in the ghetto. Dont be fooled by how nice it looks from the outside. I have no idea how management approves the people that move here.

I wanted to take a few minutes of my time to appreciate the team here at City West Apartments! I have never been welcomed in such a pleasant way in a condo/apartment. From the person who showed us the units to the manager, they are all exceptional! I do apologize for not remembering all the names. The issues ive experienced live here: 1. If you live on the first or second floor YOU WILL HEAR THE STOMPING, RUNNING, of the people above you. Even the screaming and yelling. This apartment cost to much for me to hear ALL OF THAT 2. ALL BUGS, gnats, flies, roaches, will appear even after you have exterminated. 3. Security is bad. 4. Ugly taco trucks in front devalue the complex 5. If you renew your lease, they jack up the price at least a couple hundred dollars a month. ETC

Management at City West Apartments by Greystar is terrible; this is the first and last Greystar property I will ever live in. I chose to live here because of Greystar's reputation and have been continuously disappointed. Management does not know what customer service is. The Property Manager is never available and does will not return a phone call. The pool was shut down for two months on the hottest days of the year without any notice from the management. I had requested maintenance over a month and a half ago and it still has not been fixed. In fact, I received a message from management that everything had been fixed. However, the window from the attempted break in was still broken, the trip hazards were still there, and the bathroom sink which has been broken since I moved in was still in disrepair. I once thought that Greystar and Camden properties were equal. However, if the rest of Greystar's properties are managed like this one then i am uncertain how they will remain in business.

I currently live at City West and I have to say my experience there was good. I really liked the layout of the premises, a lot of nicely groomed landscape give it a luxury resort style living. My lease ends in November and I have decided to live closer to work (Med Center) I have nothing but good things to say about this property, staff was friendly and always tried to do social gatherings on Saturday mornings, a time to mingle and meet you neighbors kind of thing. Despite never attending I felt they cared about a sense of social interaction among the residents. I got a good deal on my current apt, the price was just right since it wasn't a completely updated unit. I didn't care much for wood floors or stainless steel appliances. it was my first apartment and living on my own experience. It was great. There were a few incidents that happened in the complex, like theft and what not. I never experienced any of this, so I cant speculate on that matter. I think that can happen anywhere. However the staff was proactive in sending a notice letters and advising us to be safe, avoid walking late, and to meet our neighbors. I felt safe walking around the complex late at night as I would pick up my mail around 10-11pm when I would get home from work. I did not have pest control issues so that was a plus. If I worked closer to these apartments I would of totally renewed my lease. I hope this review helps you in deciding whether you want to give them a try. I feel the experience is what you make it out to be, and that's anywhere specially in Houston TX.
The last few years at this complex have been pretty bittersweet. Although the have great ammenities they can stand to improve on a lot of things. I know that they've had several administration changes within a short time frame which have made things quite difficult. Majority of my building moved out after we received several notices back to back about some serious security issues. These tenants had been in place for years. My biggest downfall with them is about communication about things I see the effort of some but it's just not enough. In their defense I will say that they have laid out and shared a plan with us to address some of these issues. But I will say I have little to know faith in the execution because there is still visible roof damage from a storm that was almost 4 months ago.

I loved staying at City West apartments because it is safe and secure which is important in a place such as Houston. Also it is having all the amenities like swimming pool, greenery everywhere, gym, quiet and peaceful environment, very close to grocery stores. Excellent rent as per the location and apartment complex. I loved it and I wish to stay there again.
This is a great place to live. The apartment itself is up to date with a spacious floor plan. The management is friendly and regularly communicates new information about the apartment and its community. Unlike my previous apartment, they actually respond to both maintenance requests and general inquiries in a timely manner. The common areas (volleyball court, gym, pool,etc.) are well maintained and the staff regularly sponsors game nights, breakfasts, and barbecues for all residents. The only downside is the location. I've never had an issue in my 2 years here, but friends in the surrounding area have been victims of mugging and other crimes. I have always felt safe in the gates of City West, but I would be careful in the general area. Overall, I've really enjoyed my time here and when I move in 6 months (for work-related reasons), I will miss living at City West.
