I have lived in this apartment for the last year and it’s getting worst day by day. There are large rats, mice and roaches in both buildings and crawl in to the apartments. The parking garage smells like a sewer and the garage door is broken for months. Fire alarms go off in the middle of the night for no reason, at this point most tenants do not evacuate the building since it happens so often. The building is not secure as doors are broken on a weekly basis. Elevators are old, dirty and often broken.
This apartment fails to satisfy the bare minimum of “luxury” even when looking at it with standards 10 yrs ago, dirty, rancid and falling apart everywhere. Advertises itself as smoke free but can constantly smell weed and cigarette through the door and the air conditioning, elevators took ages to arrive and smelled like a wild weed party. Constant dog barking and random persons yelling obscenities in the hallways. Leasing office employees seem like nice people but don’t expect them to actually resolve anything. Incidents of stealing everywhere in the building. Every night I come home and would be scared to open my door in case someone broke the useless lock and was inside my unit. Lived here for only two months and already planning to move once the lease ends, hopefully I’ll be alive to do this. A reminder to myself not to take any advice from persons that probably do not genuinely want to help me, I’ve made a fool of myself renting from this place based on such advice.
I have been here for a year and I think this place is average and normal like all buildings here EXCEPT: Firstly, the package notification system is far from satisfactory. Inaccuracies in the delivery dates are frequently noted, conflicting with external courier services' delivery confirmations such as UPS. Moreover, when multiple packages arrive for the same apartment, only one is typically scanned and notified, leaving other packages unaccounted for. Regrettably, instances of missing packages later found after repeated inquiries have become commonplace, disrupting residents' peace of mind and trust in the system. Secondly, the lack of robust security measures in the mail room amplifies these issues. Residents are casually directed to retrieve their packages from the unsupervised mail room, without any check or verification. Not only does this imply that residents could potentially leave with unclaimed packages, but the absence of a mandatory sign-off procedure further exacerbates the issue. This flawed system has led to numerous reports of stolen packages, stirring significant discontent among residents. If this issue remains unaddressed, legal actions may become an unavoidable consequence. Considering the efficiency and professionalism observed in other building operations, it's baffling to experience such negligence in package management. The building staff team is ample in number, ruling out the excuse of inadequate personnel. I am committed to bringing this issue to the attention of every relevant contact within the equity company until it is effectively resolved. This problem has already resulted in personal loss for me, along with many other residents, and it's crucial that this issue is expedited and rectified at the earliest to preserve the integrity of the building's management.
I have been here one month and this property has so many issues that my apartment was not in a clean, habitable condition on day one. I arrived at 10 am and couldn't move un until after 8pm at night because the floors were so bad they had to clean and seal them that day. It took 3 weeks to complete basic repairs and deep cleaning for the rest of the apartment. My drinking water had black sediment coming out of it, even after maintenance said they replaced the filter the A/C has gone out 4 times in the short month I have been here, and laundry machines are frequently out of order. These are not luxury apartments by any stretch of the imagination and the resident portal is full of unresolved maintenance and health and safety concerns. Management is not responsive to urgent concerns.
This place has gone way downhill over the last 2 years and it's simply horrible now. Maintenance is a joke and you will regularly lose Heat and A/C. The no-smoking policy is not enforced and many hallways reek of cigarette. Security is a total joke. They won't allow most deliveries to door but allow any random strangers in to roam the hallways. The front desk staff is very rude and people frequently lose packages that were delivered and signed for. Expect laundry machines to be broken for weeks/months at a time, and very bad smells in stairwells.
In less than one year we had mice, cockroaches, and a faulty lock situation- all of these issues have not been fixed in over 6 months!! Management, leasing, and maintenance are completely inefficient and have zero care for residents- if you have an issue, you are on your own. Security is extremely poor- we had a stabbing and several other incidents since we lived here. Police is in the building at least once a week. DO NOT MOVE HERE.
There was constant miscommunication about where I could park. I had a parking pass and was given a $250 parking ticket! I then went to the rental property office on the main floor of the building. I then took the officer manager on duty down to the parking garage and showed her that there is no difference between guest parking and resident parking. She admitted fault BUT because I was given a DC Parking Ticket I would have to fight it on my own. I then online found out I had been DOUBLE TICKETED. $500 for Equity's mistake. Horrible. Will never go back.
I just moved in March 2021 and was stunned to find my sole bathroom filled with weed smoke within the first day there. When I called the front desk to notify them (the building is advertised as being 100% smoke-free), the front desk said they are separate contractors and couldn't do anything; they said to notify the leasing office for help. Fun fact: the leasing office is not here after business hours to check on the smoke and just says to track the smoke timing (with no indication of who to give this to or when). I've been emailing the leasing office repeatedly about the issue and only heard back when calling. They are "working on it" but we've heard no additional updates, aside from when I call to ask and was told we are not alone in this issue. Maintenance was here to fix our closet poll that also fell and taped over the bathroom vent when we said it was an issue. We've since added two more layers of tape ourselves but it's still not enough. So if you're allergic to smoke or don't want to be assaulted by a cloud of smoke in your bathroom, this is NOT the building for you. Yes, the units are large and the balconies are awesome, but man is it rough to live in a cloud of smoke that gives us headaches, sore throats, and coughs while we face a LUNG BASED epidemic in Covid.
We moved to 3003 Van Ness in July 2020. West building. We had read complaints about South building but I now I can give my experience from the other side of the building. I am writing this to help people BEFORE they think about renting here. MICE all the time, get ride of one, new ones come in. Bugs all around the house. Parties from neighbors until 2/3am. Washing machines in the apartments at 1/2am (although there are specific places to do laundry within each floor). This is a NON smoking building and we have a chain smoker downstairs. We know this because we can smell his cigarette smoke coming in our kitchen and bedroom everyday. You can walk in the hallway and will smell everywhere. Once you pay your deposit, they give you access to the EQUITY app and there is when you get to see all the complaints from residents. Oh! the swimming pool has not been open due to pandemic in case anybody wanted to relax in the hot DC summers. The only good thing is that the apartments are large and that the concierges are very nice people. We have been in contact with leasing office from week one, and we still have all the issues open to be resolved.
3003 Van Ness was at the TOP of my list until I tried to tour virtually and received unprofessional, subpar service. Long story short: I had to re-schedule 3 times at the leasing consultant's (Dianne) whim. Dianne was also an HOUR late to the tour, was unapologetic about it, and then tried to blame it on me not answering her call--when I had told her I had another prior commitment then. As if I made her 30 minutes late and then take another 30 minutes to set up a simple FaceTime call?? If this is any kind of indication of how they treat their residents, I want no part of living here. Total let down.
I’ve lived here for about eight months and overall have had a very positive experience. The location can’t be beat. You’re steps away from most everything you could need, including the metro, a Giant grocery store (which you can access through the parking garage without going outside), CVS, a few restaurants, a nail salon, etc. The apartments are generally clean and well-maintained. The maintenance staff is excellent and has always promptly fixed any issues I’ve had. The front desk staff is also wonderful and helpful and knows residents by name. The complex is pet-friendly and has plenty of grass and areas to walk, plus a small dog park. A few issues I’ve had: They do not enforce the breed restrictions for the pets in the complex, so if you have small dogs like I do, be prepared to be constantly on the lookout for any of the large, aggressive dogs that live here that are supposedly not allowed. It’s a tragedy waiting to happen. Also, the price for the laundry machines is pretty high. I can easily spend $10 per week on laundry just for me. Related to that, the machines where you can load money onto your laundry card have been out of service for three or four months now, and no one seems to be in a hurry to fix them. For what I pay to live here, I would expect a little more timely service for this highly inconvenient issue. Despite these issues, I’ve overall had a good experience here and would recommend these apartments.
This apartment building has a really terrible rodent problem that has become increasingly terrifying to the point that we are seeing mice running through our apartment every 1-2 days. We've had holes covered in our walls (YES, the rodents are coming from the walls!!!) multiple times and somehow these mice are still everywhere to be seen. It's disgusting and management from the leasing office regarding this problem is even more terrifying than the mice themselves. If you want a heavily infested mice apartment no matter how sparkly clean you leave it, you can come live here in Micelandfested 3003 Van Ness!
This company @equityapartments will raise your rent by 5%-15% each year until you are forced to move out or until you get evicted. DO NOT LIVE HERE!!!!! You will regret it for the rest of your life.

I lived here for three years and each year my rent skyrocketed. This is supposed to be a rent controlled building but they get around the rent control by putting an absurd number in your lease and then giving you a discount or concession the first year. In my case the listed rent was more than $1000 higher than the actual rent the first year. Although the rent increase is controlled by the city, they shrink the concession (uncontrolled) to raise the actual rent. When I left, the best rent I could negotiate with them was hundreds of dollars a month more than what they immediately listed my apartment on the website. That is, they were overcharging me by $300 a month. People are willing to accept above market rents so that they will not have the inconvenience of moving or the difficulty of negotiating with the building. It is a racket where they exploit their tenants. Unfortunately, it is also indicative of their general attitude of squeezing the tenants to increase their profits from the building each quarter.
The apartments themselves are pretty great. The ideal location, large rooms, and lots of closets. However, the building and management is an utter nightmare. It is very clear that Equity is in it to make a buck, spend no money on repairs, and sell while ahead before the building falls apart. First, the building is not safe. There are constant apartment and car break-ins. Management is aware of these, refuses to take safety precautions such as hiring a security guard or even installing cameras. Instead, residents are advised to treat the parking garage as if it is outdoor parking, be it very expensive outdoor parking. There have been electrical issues since I moved in a few years ago. These electrical issues ultimately resulted in the electrocution (death) of a 60lbish dog and three people being shocked during the same incident. Management's response to the incident was insufficient. Management removed signs that tenants placed around the building warning people of the hazard, as if they didn't want people to know there was a safety concern. It took days for management to notify the residents that the incident even occurred, and in addition, to date, the electrical work has not been fixed in the back. It is not uncommon for rents to increase hundreds of dollars upon renewal. Rent increases are a scam in the building. Although it is a rent controlled building, they skirt the rules by putting an extremely high rent price in your lease, grant you a concession of nearly half that price, leaving you to pay a normal, marketable rent. When you discusss these numbers with the leasing office they will tell you to only worry about the rent you have to pay; that is not true. Management uses that high high rent number when increasing your rent, and they can use their discretion in deciding how much of a concession they want to give you each year. The concession will not necessarily be proportionate to the increase in the high rent. Management wanted me to pay a few hundred dollar monthly increase, also friends in the building were told their rent would increase $240 a month. There are many other similar stories. All to say, there are lots of living options around the Van Ness area. 3003 Van Ness was taken over by Equity and is quickly becoming a dump. Take a look at the other buildings and talk to residents before you sign a lease at 3003 Van Ness. The apartments are not worth the neverending headache.
First, the positives - The location really can't be beat. Everything you need is right there, the grocery store, CVS, metro, a couple decent restaurants, all without the loud nightlife scene of other DC neighbourhoods. That said, there are so many other places to live in this area, pick one of them. We moved, literally, across the street for comparable rent in a building that's not a death trap with a staff that isn't annoyed by having to do their jobs. This place is falling apart and nothing is being done about it. The most recent example of the astoundingly poor property upkeep was the death of a woman's dog in the courtyard due to faulty wiring for the lights that haven't worked for as long as we lived there. What's worse is that the issue had been reported several times by residents who had gotten shocked in the same area. The issue was brushed off by staff and, in the end, it resulted in a tragic loss. Also on the topic of pets, yes, you can have them here. No, this building is not really "pet-friendly." There is a large group of residents who do not like dogs and regularly harass dog owners. The complex also doubles as resident housing for UDC students, which translates to loud parties, and hallways that reek of pot all the time. This place runs a rental scam. When you sign your lease they will tell you are getting a several hundred dollar concession. What they don't tell you is that the rent they report to the district is not the rent you actually pay but your rent plus that concession. Why does that matter? Because they are only allowed to raise the rent a certain percent each year. They raise the rent X% of the total they report, a much larger number than they actually should, resulting in rents going up (in my case) roughly $80-$90 a year. This is an ongoing issue and the company is currently being sued by several residents because of it. The staff is aggressively unhelpful. They greet tenants with a glare, not a smile. Their package service seems like it would be a plus, but you can go ahead and add an extra day to all your shipping times because you're not going to get you package for at least 5 hours after it's been delivered. Our actual apartment was okay. We had very few issues with pests (though not none) and in general, it held up okay. That in itself seemed shocking to the service staff member who did our final walkthrough and appeared shocked that we *didn't* have any roof leaks in our top floor apartment.
I've been living in Van Ness for the last 8 years and in this specific building for the last 2 (the benefit of Van Ness is that you get more space for the money). 3003 Van Ness is well-run, maintenance is generally very responsive, having a balcony is great, the gym is a big plus, and so is the pool. The building is clean, and the apartments are more spacious and generally more affordable than if you were to more in closer to downtown. It's a rent-controlled building, but this also leads to the main problem I've experienced. At renewal time, management had some very shady practices for trying to get around the rent control (they wanted an unbelievable 10% increase in rent). After a lot of arguing, a talk with a lawyer, and several vocal tenants, they backed off (at least for me). I'm hoping I don't have to go through that again next year. Other than that, the building is in a great location (right next to metro!), and the only amenity I really miss is in-unit washers and dryers.
I love my apartment. It is a very large 980 Square ft. one bedroom in an excellent location close to Metro. I have fantastic amenities such a a 24/7 concierge, guest parking, swimming pool and business center.
when you first walk in its amazing your greeted with friendly smile and hello's from concierge but as you walk into an apartment its not as amazing as inside the lobby its older with older appliances ...but I gave it an extra star just based off it being very dog friendly and the events the building has on occasions
We have lived here for several years during which time the building has gone precipitously downhill while they have raised rents on current tenants as much as they can without consideration for market rates because they've actually lowered rates for some new tenants as they have trouble filling the building's apartments. Don't worry though, those rates will go up as fast as they can make them go up. The company that bought this building is an investment bank, which means they have no desire to do anything for tenants unless it helps them make more money. They make that abundantly clear in their actions every day. For example, they got rid of the printer in the business center, they've turned some units in to dorms for a local university without informing tenants, and they suddenly allowed pets without giving residents who may have severe allergies any notice. We have no problem with the pets, but it demonstrates that there is no care for tenants that they gave no notice at all, and maintenance and pest requests now take significantly longer as it seems they've cut the hours or some staff on the maintenance crew (just a guess), who still do a good job when they can get to you.
3003 his an understated gem in upper northwest dc., boasting a quiet, pet friendly, family friendly, community feel there are people from all walks of life. the staff is always actively engaged with helping residents and potential new residents navigate through the daily issues we face. and yes I am spoiled, I am a block away from the Van Ness Metro, Starbucks, Giant Grocery Store, CVS, Liquor Store, Restaurants, Howard University Law School, UDC, Nail Salon, and Dry Cleaner...and yes it is very affordable with all utilities included. I am truly Blessed to be a part of this community , they have simplified my life in more ways than one.
I have rented a 1BR/1BA at 3003 Van Ness Apartments for two years, and recently renewed my lease for a third year. I've had a very positive experience overall! The staff at the front desk and leasing office are very friendly - Julie in particular is fantastic! She first showed me the apartment and was a big part of my decision to live there. The apartments are more spacious than other buildings in the area, and many have balconies (including mine). I love the amenities like the fitness room and business center, and the huge outdoor pool is perfect in the summertime! I'm grateful the building is pet-friendly too, I adopted my first cat last winter and pay a small monthly pet fee in addition to the usual rent. The location is very convenient too - there's a Metro stop, CVS, Walgreens, Giant, Bank of America, and a few restaurants or shops within walking distance. The only downside of living here is that there sometimes seems to be miscommunication between the front desk and leasing staff. For example, I had a pet-sitter come in for several days while I was on vacation and he was often sent back and forth between different staff to retrieve a key to my apartment. Other minor issues have been that the building's package notification email system sometimes doesn't work, so I wouldn't always know if there was a package waiting for me without asking the desk directly. Finally, some time ago there was a number of apartment break-ins and thefts reported - I never had this happen as I've always been careful and bolted my door when leaving. Fortunately the building seems to have increased their security measures. In spite of these issues, the positives have far outweighed the negatives and I highly recommend living here!
