About This Property
We are offering 309 W Maple as a short term rental. This two story cottage is 1,228 square feet on two floors (see attached floorplans). It sits on the south side of the 300 block of West Maple Street in Champaign’s historic Sesquicentennial Neighborhood. We also own the homes across the fence to the east, west and south. Directly across the street is a large empty grassy lot. The large tree shaded yard is fully fenced. From the large deck on the east one steps down into the yard (see attached photos.) There is a storage shed in the backyard. On the first floor is the kitchen- (appliances range, refrigerator and dishwasher), full bath, laundry, living room and large storage area. On the second floor is the north bedroom and on the south a smaller room that is either a second bedroom or a study/office. The first floor is a combination of ceramic tile, wood laminate and sheet vinyl for flooring. The second floor is fully carpeted. There is a driveway that will permit off street parking for two vehicles. Additional street parking is right out in front of the home. The laundry has a full sized stack washer and dryer. Heating is natural gas with central air. The average monthly power bill for 2023 was $139.00. As the tenant you will pay for water and power. Included in the rent is sanitary sewer, lawn mowing and weekly curbside trash and recycling pickup. Our private tenant fitness center is located just three blocks away. Our leases run from August thru the following July. We guard against our tenants becoming rent burdened. We have a strict policy that verifiable net income is three times rent.
