Strategically situated on the corner of 2nd Avenue and East 53rd Street in Manhattan’s Turtle Bay neighborhood, Three Ten is a quintessential mid-2000s condo tower defined with luxurious features that have withstood the test of time. Designed by MdeAS Architects in partnership with SLCE Architects, this Macklowe Properties development champions exudes a less is more approach, both in its design and limited number of sizable residents. A suite of full-service amenities gets the job done but doesn't go overboard. Three Ten is a boutique building,” says Jacky Teplitzky, managing partner of the Teplitzky Dunayer Team at Douglas Elliman Real Estate. “More and more people are now seeking out smaller condos with a homier feel rather than the complexes with 200 to 300 units. Three Ten is ideal for buyers looking for a bit more privacy and who don’t want to have to take crowded elevators all the time.” Though rising 28 stories, this condo only has 84 units divided into three categories: Tower Residences, Duplex Residences with open-to-below sleeping lofts and two penthouse Mansion Residences with over 4,000 square feet of space. Starting at 1,600 square feet, these homes are significantly larger than area comps. While one and two bedrooms sell for between $1.8 million and $2.7 million, three bedrooms hover around the $3.5 million mark. Four-bedroom penthouses covering over 5,000 square feet of space and including two sprawling outdoor areas can fetch upwards of $26 million. Especially unusual for this part of the city, almost every unit comes with a large balcony with dimensions more akin to a terrace. “Though the building was completed in 2006, it’s extremely well maintained,” Teplitzky notes. “Because the finishes the builders chose were very high-end and durable, most units that come on the market still include the original kitchens and bathrooms.” Kitchens are outfitted with Carrara marble waterfall countertops; sleek light-blue and metallic cabinetry and leading-edge stainless-steel appliances, including Subzero refrigerators, Gaggenau cooktops and Thermador ovens. Bathrooms have double sinks, marble bathtubs and separate frameless showers. En suite bedrooms have walk-in closets and large casement windows that frame dense high rise views. Open-plan living rooms feature floor-to-ceiling windows — according to Teplitzky, Three Ten is one of the first residential buildings in New York to do so. However, to achieve the level of privacy she previously mentioned, these exposures are fitted with top-quality automatic blinds. Adding to the suite of integrated technologies are individualized lighting and multizone HVAC systems. “Even if the building is almost two decades old, there’s little need to renovate.” Three Ten has the prerequisites: a 24-hour door attendant, concierge and live-in super. A large garage is housed in its retail podium base. The basement level includes a top-line fitness center, a bike room and a laundry room — even if most residents have in-unit washer/dryers. While there’s no need for a rooftop since most units come with private balconies or terraces, there’s an inner-facing ground-level garden reserved for residents. With this “just right” amount of amenity spaces, monthly fees tend to be lower. Perhaps the condo's biggest extra, however, is its location. According to Teplitzky, Three Ten is at a crossroads. Residents can walk southwest for a few minutes and be in the heart of the Broadway theater district. They can also walk a few blocks north and arrive at the staple Upper East Side luxury department store, Bloomingdales. Central Park and its 843 acres of diversely programmed green space isn’t far either. Both cost-conscious Trader Joe’s and premium Whole Foods grocery store chains have sizable franchises on nearby 57th Street. Midtown has a robust roster of trendy eateries, cultural venues and luxury shopping. The Upper East Side has a slightly more old-world vibe but packs a punch with an equally abundant hospitality, retail and cultural offering. Residents who rely on public transportation can utilize the well-connected Lexington Avenue/ 53rd Street Subway station, served by both E and F lines.
