Property Ratings at 316 12th Street
This property is located near lake Merritt which is nice to walk to on a nice day. Right out front is a bus stop and about 2 blocks away is the BART station. Updated appliances which is nice. That is probably the only good things about this apartment complex. First issue is noise. It is downtown which you would expect noise but if you get a back apartment facing the alley, expect parties from the night club behind on Thurs-Sundays. They are either day parties or normal night club activities. The walls are thin so you will feel the beat and clearly hear each word from the music playing. I would suggest to not be in your apartment then. You will also be able to hear your neighbors upstairs and next to you. Next thing is random charges on your account. They will randomly change the cost of “service fee” which management will not say what it is for. Also The garbage charge changes monthly depending on who knows. One month it can be $40 and the next it is $85. Another issue is bugs. I’ve had an issue with gnats and flies in my apartment. I did not open my windows ever. I always threw my trash out daily (with the garbage charges I made sure I really used it). And I still had an issue. I’ve reached out multiple times about it but no one came to fix the issue. Last thing is revolving management. I’ve had multiple property managers in my one year there. They do not communicate with each other and nothing gets done for days. A lot of empty promises of fixing issues but no action. Very frustrating. Overall I wouldn’t recommend this apartment.
