Please note: Although the home has Solar, the owner would like the tenant to know to please be MINDFUL of their power use because there is still a monthly bill being incurred for electricity, and they will have to increase the rent if they find that the electric bill is substantially higher than prior months, after the first year's lease term. The home also offers a Solar Hot Water System. Water is also included with rent, but Main Water Line requires a standard 3-month filter replacement, which will be the tenant's responsibility, however, the owner states they can provide the best-offered filter at $22 each if interested. There is also a reverse osmosis water filter system, which the tenant can maintain and replace filters for, if so desired. Utilities Not Included, which will be the tenant's responsibility, are: Propane gas. Note: there is no specific propane provider, the tenant can choose to exchange/refill the propane tank wherever they find the best price or can exchange the tank with the owner for $25 on the premises. Propane services only the gas stove in the home, all other appliances, etc are electric throughout the home. This home has central heating and AC and is on Septic, please note any stoppages or clogs will be the tenant’s responsibility during the lease, be careful what goes down all drains. Please note: The HVAC system requires a 20 x 25 x 4" Filter replacement every 3-6 months, the owner states they can provide the standard filter at $38 each when the time comes, this will otherwise be a tenant's responsibility during the lease. As this is a shared property with detached guest home units being rented by other tenants and the owner residing in one themselves on the property, the owner requests main home tenants get an off-site PO Box for private mail collection. Deliveries can be made to the property, such as Amazon, etc., but mail will need to be collected off-site and the mailbox attached to this property will not convey and will be kept by the owner for their mail collection purposes. Please note the below-ground jacuzzi seen in pictures and video is inop and will not be repaired by the owner at this point in time, perhaps at a later date or further discussions could be had at a later date with the owner they have stated, but for now it is simply in place and will be left as is.
