My fiancé and I lived here for two years. All of it went well until 3 months before we moved out. New management purchased the building. Our utilities shot up significantly, which makes no sense as nothing had changed excluding who was billing us. The grills were broken for the full three months before we moved out and never fixed. Lastly, upon moving out we were charged $590. When asked if they compared anything to the form we filled out when moving in (we made sure to fill it out FULLY due to many different things which were not perfect upon move in), they responded by saying it was lost in the transition of ownership. Currently in the process of trying to get ahold of an actual person in billing, but it is proving to be very difficult to get anything but emails that don't answer any of our questions. Overall, the apartments are nice, although the new management really made us not enjoy the ending of our lease. Update: The apartment complex refuses to give a phone number to talk to about billing, and says everything has to go through email, which at its core is pretty shady. So after a month of going back and forth while the email address contact ignores your questions, they essentially threaten collections and messing up your credit, and refuse to actually discuss the charges.
Lived here since 2019 and the consistency in the customer service keeps me around. The staff and the grocery store downstairs make my decision to renew every so easy. The apartment is spacious and well maintained by the guys on the maintenance team. They literally can fix anything in this place. You aren’t going to find a community like Hanover anywhere else in Philadelphia.
I just renewed my lease after living through COVID-19 at this property. They went above and beyond with the constant cleaning and signage. They actually take our safety and health serious. The apartments are amazing and plenty of space. A lot of building are the same price but don't offer this much living space at all. I didn't receive a huge rate increase at all which is another reason I decided to stay.
Apartment: Cosmetically, they look nice on first glance, but the discounted building materials are cheap and wear quickly. I expected better at this price point. The walls are very thin and I commonly hear people on other sides of me and above me having conversations, even at normal volumes. Units are so poorly separated that, as a fairly heavy sleeper, I am awoken by neighbors taking and showering in the morning. As a converted warehouse, or something, bathrooms don’t have windows and the ventilation is such that units get a musty smell over time. Amenities: Another story of flash without substance. The gym is comically small, overcrowded at really any time you’d want to use it, and one of the two treadmills is frequently broken. The common space is well manicured but grills and fireplaces are frequently broken or out of gas. The pool table, when that space was open, had 5/6 broken pool cues. Price: Verifiably overpriced if you check around other luxury apartments. The neighborhood is fairly non-existent, with only the businesses in the building nearby. While it bills as a center city apartment, it’s a solid 6 blocks to any real city amenity. Security: No doorman, a key fob gets you inside. Lots of homeless people in the area, a few of them sleep right outside the building, making walking in at night uncomfortable. Some have started sleeping in the stairwells and leaving their trash in them after they leave. Summary: Mostly flash, thin walls, overpriced, poor location. Lots of buyer’s remorse after seeing what friend rented in center city proper for less.
Since I have moved in , it is as if covid doesn’t exist at this place. No one wears masks. Even management in the office and when they approach us ...they have no mask on. The gym- the cardio equipment is right next to each other. Also , no social distancing. People are running 1 foot from each other with no mask on. Move here if you wanna catch covid ! Oh and they are nasty to tenants !
I'm starting Temple this Summer and wanted to find something that wasn't student housing. Hanover was perfect because of the price and location to my school. I'm literally two train stops from my campus. I didn't want that frat style of apartment place, so Hanover was ideal. They have a full staff and it doesn't feel like you're dealing with a money hungry landlord.
Absolutely loved living here this past year. Ian and the entire team have been a joy to work with. The only reason I'm not renewing is due to buy my first home!!! The guys in the office were always very helpful and sweet to me. I may be leaving but I will be referring people looking for homes to you guys!
Just renewed with Hanover and the decision was so easy. I appreciated everyone that has works here and everything they do. Ian and his team are great and so was the old team with Rebecca. Hanover hires great people and I love living here. I decided to upgrade to something new but Ian made the process so easy and seamless. I'm not excited to pack and move to a lower floor but a girl loves good closets :)
I recently renewed and Ian made it so easy. It feels good living somewhere that management actually cares about you. I was giving a great new rate. I truly do love living here and I'm so glad they didn't hike my rent up. Thanks Ian and Hanover.

Hanover's maintenance team is incredibly fast. Requests are taken care of the day they are submitted. Mark, one of the maintenance men, is very quick. He has taken care of many of my maintence tickets and even showed up same day for a request I submitted on labor day! Many thanks to a great maintenance team.
BEWARE - there is a MASSIVE bug infestation in the East building. I can tolerate a lot of things (thin walls, loss of power, broken elevators) because I imagine that happens to other apartment buildings - but I definitely can't deal with an infestation of millipedes (thousand-leggers) in the common areas and in my apartment! I kill about 15 millipedes a day in my apartment and have lost a lot of sleep because of this. I brought the issue up with management almost 2 months ago and although pest control has come there hasn't been much improvement, and when asking to be transferred to another apartment they said they would only agree if I renewed my lease and paid more (to be on another floor). They offered 4 weeks free for this renewal, but considering that all new residents receive 8 weeks free right off the bat this was such an insult! I emailed the management team again and copied Hanover North Broad's regional manager, Ryan, but it's been two weeks and no acknowledgement whatsoever. You would think that with their tenants fleeing because of Hahneman Hospital closing they'd want to keep their current tenants... this is such poor customer service and overall lack of professionalism.
They do not care about you at all once you sign a lease with them.
My wife and I toured the apartments in mid-March '18 and shortlisted them. The apartments were newer, spacious, modern-looking, and had decent amenities. We met Ian from Sales and he 'sold' the apartments to us. He asked us to fill an online application and make a refundable deposit. While doing so, we realized that the $500 deposit was refundable but not the $150 application fees, which we pointed out to him. He gave us his word that if we like some other place over this, we could give him a call in 3 days, cancel our application and GET ALL OUR MONEY BACK (including the application fees). This was a red flag since the application suggested otherwise, but we still bought what Ian promised. 2 days later we decided to visit all our shortlisted apartments again, to check if our furniture would fit etc. Since Ian wasn't around we met another sales associate who let us tour the apartment, it was during this discussion that we realized that Ian did not inform us about a fixed amenities fees (about $300) and a monthly convenience fees (~$30). Seemed odd but we didn't read too much into it. On day 3 we had a change of plans and decided to move a month later than earlier decided. We called Ian, explained the situation and asked him to refund our deposit and he agreed to do so. 2 weeks later we reminded him again and he said it should be on its way. About a month later, we received a check for just $500. We tried contacting Ian and reached him on the 3rd attempt (would never be available in the office). We asked him about the remaining $150 and he said refunding the application fees would be an exception so it wouldn't come with the deposit check, he informed he'll remind corporate again and we should expect another check in 2 weeks. 3 more weeks passed and we tried calling Ian again, to no avail. After a few attempts we explained the situation to Chrissy in sales and we were told that we would not get our $150 back, as per their policy. We informed her of our conversation with Ian. We were told that he made a mistake and we wouldn't be seeing that money. We asked her to put her manager Rebecca on the phone, but Rebecca apparently refused to get on . At one point we were asked to be a little more courteous in our conversation (again, a realty firm took money under false pretense from a bunch of students, and they asked us to be courteous). We followed-up but nothing happened. Be cautious, ask a lot of questions and trust the black letter.
The Apartments & Courtyard are exceedingly beautiful & well put together. This community has a resort like feel. The office staff is extremely accommodating and friendly. It could not be better located blocks from City Hall, amidst tons of shopping, restaurants, transportation and schools. Looking forward to becoming a resident! Terry Stevens
