Property Ratings at Kunkel Square
The location is great. The apartments are good. Everything else drops off sharply from there. Issue one: Any package you order has a ~50% chance of being stolen. There is a MASSIVE theft problem. Management does absolutely nothing despite a huge number of tenants complaining and offering solutions. They tell you to "ship to the UPS store" which most companies don't even offer as an option. So if you want to live here, don't ever order anything online and bother having it delivered. Issue two: The front door to the building is usually not fully closed. Therefore, any one of the many homeless people / others that hang out in-front of the building can and do walk inside. They have full access to the building nearly 24/7. How's that for a safety concern? Again, despite MANY people complaining, nothing is done about it. There are many other apartments available downtown that don't have these theft/safety issues.
I lived here the past year and it caused me nothing but stress. The elevator went down several times causing me to walk up the stairs to the 10th floor. My ceiling was leaking water into my apartment and no one ever came out to fix it despite my requests. I had extra charges added to my account by “mistake” several times. Moving out of this terrible apartment was the best decision I ever made. Do yourself a favor and DO NOT rent here.
Decent apartments and great location. But, I didn’t have a good experience living at Kunkel Square for the majority of my two years there. The complex is poorly managed with staff that doesn’t take the concerns of residents seriously regarding repairs, safety, and billing. More than once, I would see additional charges on my account that were “added on by mistake.” Several residents experienced this as well, which led many to believe that Kunkel was trying to rip its tenants off. The elevator was also out of commission several times. At one point, it didn’t work for nearly a month. So, residents (even on the 10th floor) had to take the stairs. Kunkel said residents could use the maintenance elevator in the back of the building while the main elevator wasn’t working. However, most of the time Kunkel failed to provide that service and we still had to take the stairs. If you’re looking to live downtown, I would recommend living elsewhere.
