Among multi-million $$s homes...... Peaceful and quiet. This is a very High-End Neighborhood and all the Neighbors are treated with utmost respect, courtesy and friendship. Any Prospect Tenant must do the same. This is a sanctuary for anyone who wants a quiet, peaceful life in a great area. No Noisy Parties or any other activities that could hamper with the peace of the Neighbors, the owner or other tenants if any. No car repairs or any commercial practices at the premises. The Leased unit is only for the persons mentioned in the Lease, no other persons may stay and/or move in. Breaking these rules will cause noncompliance with the lease agreement and will result in termination of occupancy and the forfeiture of deposit. Easy access For Physically Challenged... two car parking inside property......room for a small to medium size Boat, Truck, trailer or Mobile Home. Very safe Neighborhood. Other Important Matters: 1- KEEPING THE PROPERTY SAFE: Owner that occupies all or parts of the front House, Normally, could be absent most of the time. Tenant must keep the property safe by being vigilant and close the main gate each and every time after entering and leaving. Always leave the Gate Lock facing inside. The outside light must be turned on when Dark. 2-PROPERTY CONDITION: Owner will hand over the property in a clean and good shape with all the appliances in good working condition to the Tenant. The Tenant is accountable for any and all repairs at his/her own expense. These include but are not limited to, all appliances, Water Heater (It is fairly new, 30 Gallon Electric), AC Units, both Central and Window Units if any., Clogged Bathrooms and/or plumbing, etc. Tenant must return the property clean and free of damage/s or unfinished repairs, as he received it, in good condition and all appliances in good working order. 3- LAWN AND OUSIDE CLEANING: Occasional Lawn Service for the front lawn, is provided by the owner and the tenant must keep the inside and outside of the property clean of Trash, Weeds, Leafs, All Debris, Oil Leaks, etc. 4- MISCLEANEOUS REPAIRS: Other than normal Repairs such as, painting, Upkeep of the premises, etc. by the Tenant, it may be acceptable with the prior, written permission of the Owner to do other updating, such as. remodeling and/or changes to this Guest House. 5- INSURANCE: Tenant must have own insurance for his, Health, well Being, Property, any and all accidents, losses and/or natural disasters, including Floods, Storms, Hurricanes, etc. Owners Insurance only covers the structural damages to the property and will not be accountable to any personal Injuries, physical loss or damages and/or financial harm to the Tenant. 6- UTILITIES: The Tenant must pay for all his portion of the Utilities such as Electricity, Water, Internet, Telephone and TV services. When owner is out of Town, the Tenant must pay 100% of the Utilities. There is a separate Septic Tank for this Property. For electricity and water, Owner will pay his share when he is living in the house. In case there were other Tenant/s in the Property, the charges will be pro-rated. After many years of Renting, the Usage of each party is very clear. There is only one Meter for the purpose of Electricity and the Water usage for the entire property. 7- PETS: Pets are negotiable according to the type and the number. Any Dogs, IF ACCEPTED BY THE OWNER, must at all-times be enclosed in the proper designated, fenced area. NO SNAKES and/or EXOTIC Pets are allowed at any time. 8- RENT PAYMENT: The Rent must be direct deposited and in the Owner's account IN CHASE OR ANY OTHER BANK PROVIDED BY THE OWNER, by 12.00 PM on the Due Date each and every month. In the event such day falls on a Sunday and/or any legal Holidays, it is the Tenant's responsibility to deposit the rent, prior to Sunday or such Holidays. Late or returned payments are assessed $50.00 per day, penalty. After 15 days of non-payment, the tenant is deemed with non-compliance with the Lease. Agreement, which will result the default of the Lease agreement and the Loss of Deposit. The Tenant will still remain Liable for all damages to the Property and the, the late payments and the unpaid amount of the period of occupancy without paying the rent. Application for Credit Report must be filled out by all prospective Tenants. There is a $50.00 Non-Refundable Application Fee for Credit Check. Depending on the Credit Score, additional Requirement may be necessary. 9- Deposit: In absolutely no event may the Deposit money, be substituted for the Monthly rent or any portion thereof, without the written consent of the Owner. Within 15 Business Days after the Tenant Vacated the Premises in good standing and the property and returned all copies of Keys and the Premises was left without any damages to the property and the appliances, including any items that the owner may have trusted to the Tenants with, and the entire property was left clean inside and outside, the total deposit amount minus the amount withheld for the unpaid utility Bills that continue coming after the Tenant has left for the Period that was used by the Tenant, shall be sent via Bank Check to the Tenant. In the event of Repairs needed to the Property, Appliances and all other Items that was used by the Tenant, the estimated cost of these items shall be deducted from the Deposit and the rest if any, returned to the Tenant. 10- Lease Agreement: All the above conditions will be part of any signed Lease or constitute the entire Lease agreement together with the Memorandum to Lease. For the Legal purpose all conditions above will be the true and correct agreement in the event of any contradiction.
