Property Ratings at 3350 At Alterra
I feel so bad for current renters. It’s like they don’t care. Roach and pest roamed the hallway during my tour. Residents complained as I waited for my tour. There is clearly a ac problem. I’d stay away

Thank you for this candid input. This is not the outlook we want for any residents of ours - past or present. Please don't hesitate to contact our team at info@gradymgt.com and we'd be glad to address any and all concerns. We strive to provide a seamless experience!
This property has farmed out its customer service interactions to an AI. It will not allow you to email or text with a real person until you raise a complaint, at which point it says it will “forward your issue to a colleague” who will not follow up. It scheduled an appointment with me to speak with a representative (who completely missed the appt and only called three days later), misquoted the prices for units repeatedly and kept adjusting my prospective move in dates without consulting me.
Been living here for almost a year and will be renewing my lease. Overall it's a solid place to live, but has it's downsides. Pros: - Generally pest free. I was super worried living DIRECTLY across from a trash room (literally), and was prepared for the worst, but in my 12 months here have seen exactly one single cockroach (already dead), and they came and did routine extermination that next week. - Great Space (walk-in closets, LOTS of storage/cabinets), cannot beat the square footage for the price! - Solid Location (10 mins from D.C., shopping nearby, metro is walkable 15 mins, but would not do at night) Meh: - Maintenance: is very responsive (will come next business day for most things). That said I had a tense situation with my water heater that was constantly breaking over and over again. Finally spoke in person to the front desk manager and got a permanent fix that week (they offered to hire a 3rd party contractor if needed). No issues since! Cons: - Neighbors could be cleaner...will see dog pee occasionally in the elevators and hallway rugs. They used to steam clean the hallway rugs WAY more regularly when I first moved in, but have since slacked. So lots of "mystery stains" now. - Luxury-"adjacent": don't expect real hardwood floors, or flawless paint jobs, that said, my bedroom carpet is lush and was definitely brand new on move-in. - No real green space - just some strips of green to walk your dog. - You learn to sleep through the occasional false fire alarms, lolz. (4ish in the last year)
I moved here in August. When I moved, I was happy with the look/space of the apartment, and I love the gym. That’s the only nice thing to say. I was hesitant to move bc of the reviews saying that people steal package - they were RIGHT! I had 3 packages stolen between October and November. Several times, Amazon has left packages sitting in the lobby area as a free-for-all for ppl to just pick out their packages and hope for the best. My upstairs neighbor continuously stomped, starting at 11pm, and the front desk did absolutely nothing. The trash room has 2 chutes (for recycling and regular). The regular trash chute was down for all 4 months that I lived there, so we had to use recycling for everything, which frequently got jammed. This led to ppl just filling up the room with bags of trash. Black Friday, at 2:00am, the fire alarm was pulled and I heard banging. I opened the door to see if someone needed help and a lady was banging on someone’s door with a fire extinguisher. She tried to run into my unit (I got my door shut & locked just in time). There were chips of my door missing and also 4 other doors due to the fire extinguisher. The front desk was laughing about it and how the lady was crazy before they realized that I was almost assaulted and did not find anything funny. I was given no answers (apparently she lives on my HALLWAY) and not even a letter was sent out to residents with updates, apologies, plans to fix the door or handle resident safety, NOTHING. I broke my lease and was offered a 60 day notice, which I had to escalate to get a 30 day notice. When I moved out 12/31/22, the damage on my door was still UNFIXED. 2 weeks before I go, I started having ROACHES. I never had roaches before this, but now I have to worry about taking them to my new apt. I had to wait 5 days for the exterminator. She arrived at 4:00pm and had done the whole “treatment” by 4:03pm... The garage spaces are $100/mon for a SAFE space, but the garage door was broken and open for 2 months. They’ve sent out letters telling residents not to park there w/o passes so clearly I was paying $100 for nothing, since I could have snuck in for free. On just ONE elevator there was a $6000 fine bc the elevator had not been serviced since 4/15/21! When I moved 12/31/22, it still had not been serviced. When I moved, I received a bill for over $1400, saying that I was still a resident w/unpaid rent…They finally fixed it after weeks. Do yourself a favor and DON’T waste your time here.
There’s literally a roast infestation, these reviews are not lying. My apt is kept clean 24/7. Exterminators have been here but they just keep coming back! The apartments trash shoot hasn’t been working for months so they trash room stays filled with TRASH for MONTHS and fillers with roaches. The garage is open 24/7 because it’s always BROKEN. PEOPLE leave their dog poop on the hallways which is disgusting. There are not real amenities and the gym is Subpar. Management is a whole nother story and it’s obvious they’re writing all the reviews on their own.
I’m so disappointed! I’ve never regretted an apartment but this by far is the WORST apartment! Ideally, we wanted to move to Lync at Alterra, next door but we did not get approved so we decided to settle for 3350 Alterra because we were running out of time. Worst decision I’ve ever made. I didn’t do proper research and for that, I only blame myself for moving into this trash apartment! The first 6 months was okay. The issue we had was only parking, We pay $200 a month for two LIMITED parking spots just to not get spots at night if we don’t make it home by 7 and get towed away if we park anywhere else close.. super inconvenient. Then when the weather got warmer I realized there were roaches EVERYWHERE especially in the kitchen! That’s SUPER unsanitary, how could I possibly cook or even eat when there’s 15 roaches being killed on a daily! I’m not even exaggerating I have pictures to prove.. I saw a girl yelling at management for the roach infestation in her apartment as well and all he can say is “he’ll put her on the waitlist for the exterminator” …. Waitlist ?? for an exterminator??? Oh Hell no! I’m just disgusted and honestly tired of living here and I can’t wait to move. If you’re okay with paying so much for a “luxury” apartment just to have no parking and a roach infestation then be my guest. I’m taking my money elsewhere!
Living here has been a major regret. People don’t care for the building. The floors always smell like week and people are constantly blasting music. The walls are paper thin and there are 100% roaches in this trash building. Staff are close to useless here except Cheryl who is nice but her management team sucks so she’s basically stuck between a rock and hard place. Don’t live here.
You're essentially paying for all of these amenities that are constantly broken and a management team that will tell you there's nothing they can do. It's very apparent management does not genuinely care about their residents and are extremely apathetic when it comes to mishaps at the apartment. I wanted to love this place as it was so gorgeous. I have been here since July and was really looking forward to moving in. Within months, I began to realize that management will not communicate important issues to you - such as parking and maintenance. They have VERY limited outdoor parking that is almost always full, and a parking garage (which is also extremely limited) which is $100 a month. There is no street parking available. I've had my car towed twice out of their outdoor parking lot because of their lack of due diligence and HIGH level of apathy. They'll give you a month of free garage parking to compensate, but you still have to go over 40 minutes away to a sketchy towing company that will NEVER answer the phone and pay $175 to retrieve your car. This is something they say is the actual owner of the apartment's problem, which I don't believe is helpful to their residents. They genuinely don't care about the residents one bit and refuse to acknowledge that a solution is needed. Don't rely on their extremely poor parking or they're false 24 hour maintenance that's only for "emergencies". It's all smoke and mirrors, and you will not be assisted when you actually need something. Also, my electricity bill during the winter was almost $100! And I was always still cold because heat doesn't circulate well in these apartments. I'm not sure if it's due to the high ceilings or poor insulation. What am I paying for? It's ridiculous.

Thank you for taking the time to leave a review. We would like to apologize for the misunderstanding. It is not our goal to make our residents feel as though their concerns are not our issue! If there is anything else you feel we should know about please contact info@gradymgt.com.
3350 at Alterra is a great place to call home! It is truly professionally managed. The apartments feature high efficiency in-unit washer-dryers, and stainless steel appliances. They are modern, elegant, and roomy. It always felt safe, clean, friendly, and it is very accessible to anything you might need, from grocery stores to entertainment and public transportation. It has a great gym, a pool, and a nice open lobby with HD flat screens, coffee, tea, pool table, and wifi. I never had any problem with neighbors or noise or management. They have package receiving and you get a text message and an email each time a package arrives. When you pick it up, you get to greet the very nice people who work at the leasing office. They are genuinely nice people. I would always get a sincere smile and a hello whenever I went to the office or saw them around the building or the gym. This simple niceness goes a long way in making people feel welcome and appreciated. It creates a warm and friendly environment that makes the place more "homey". This is not something you can easily find at Maryland or DC. I've come to learn people can be very rude or indifferent. This was not the case at Alterra. The staff team is amazing and friendly, without this making them any less professional. It's a fine balance, and they have achieved it. Anushka, Bonita, Sheryl, and DeWayne are all excellent at their jobs and very friendly and kind people. We had to move because we switched jobs. Otherwise, we would still be living there. We recommend it without reservation.
After living here for 2 years I will advise anyone yo avoid this place. Dog waste is over the hallways as weed smells horrible specially during the weekends. In fact I had to move my daughter from her room because of the weed smell coming from the next apartment. Noise is another problem. I can here my neighbor talking and yelling. Elevators are left with pets urine and they smell the worst. Don’t be fooled by the apartments interiors. The rent is too high for the convenience level you get in here. There are a lot of buildings with the same amount of rent but much much better. I think lots of the high ratings and reviews are fake. I can’t wait to move out.
I have lived here for almost a year and boy, am I glad my lease is ending soon. For one, the front desk staff is horrific. Cheryl, Bonita, and Anushka are the three most incompetent people I have ever met. Their customer service is absolutely terrible. They are never on the same page. There have been multiple times I've gone to the front office to get information from one of them and the next time I come back for the same issue, the information has completely changed. Beyond the awful front desk staff, the building as a whole LOOKS nice. I was dazzled by the outside and my tour. However, the building is poorly constructed. The walls are paper thin--we frequently hear the people above and beside us. It actually sounds like the people above us have tap dance competitions every night. During the day, they're also extremely loud. The walls are so thin that I was actually able to hear my loud neighbors watching the NBA finals. In addition to that, there are water stains on the walls in our apartment, through the paint so we have these weird looks blobs/scrunches in the wall towards the ceiling and it looks awful. Also, the utilities are included in the rent HOWEVER the electric bill is always sky high due to the apartment being poorly insulated. The only saving grace of this apartment is the location and the Maintanance staff. They are the only group of people in this building who are quick to respond. Overall, I would look elsewhere for your housing needs. Best, Priscilla Carpenter
Property Manager at 3350 At Alterra, Responded To This Review
Good Morning Ms. Carpenter, Thank you for relaying your concerns. I’m glad that you like our maintenance team and are happy with their work in your apartment home during your stay with us. Some of the concerns in your review below are maintenance related but this is the first time we’re hearing about it. We have no prior record of complaints in regards to your electric bill without you telling the office and relaying that information we are unable to assist you. With that being said we can have maintenance can check your apartment to make sure that everything is working correctly. If maintenance is unable to detect any malfunction we would strongly recommend contacting Pepco so their technician can conduct an inspection as well. I’m happy to hear that you also like the community and the amenities. Our lobby, 24-hours fitness center, heated pool, free Wi-Fi and NO amenity fees are some of the reasons why a lot of our residents love living at Alterra. All apartment communities whether they are high-rise, mid-rise, or garden style cannot honestly tell a resident that their community or apartment home is 100% sound proof. With apartment living you are going to hear noise at some periods of time. Now, if someone is being intentionally disruptive then that information needs to be communicated to the office so that we can address the concern before it leads to an on-going issue. Each individual have different tolerance in terms of noise level. If your neighbor watches television at really loud volumes then you should have communicated that information to the office. Our office is open seven days a week so if you feel at any time that there is something we need to address you are welcome to stop by, email or give us a call. Regards, Anushka Singh Community Manager
I'm thinking some of the reviews on this property are faked, I don't think anyone living here is all that enthusiastic about it. The apartments are new, nice quality, modern, and so is the building - no real complaints there. The fitness center is kind of lacking, dumbbells are missing, a machine is broken, and there doesn't seem to be any rush to fix it. Management is fine, no problems, what you'd expect from a corporate housing property type deal like this. Parking is tight - only one spot per apartment at an extra charge. The neighborhood sucks, and the mall isn't anything to brag about. 10 minute walk to PG plaza metro. All in all - nice apartments but overhyped and overpriced for the area. You'd be better off not living in Hyattsville, really.
A beautiful new and modern building with lots of amenities, all for a reasonable price. The finishing in the kitchens and bathrooms is modern and sleek, and we have a washer and dryer in our unit (HUGE bonus!). It's also near to PG mall, which has most of the big stores, as well as a Giant supermarket, which is really convenient. The neighbourhood also has a very diverse mix of people. The only thing is the metro is a 10-12 minute walk away, which can be long, especially at night.
3350 At Alterra located in Hyattsville, MD located a few steps away from Washington, DC. This apartment is conveniently located to shopping centers, grocery stores, movie theaters and restaurants. Just a few blocks away from the metro, Alterra is a great place to live. Amenities include a swimming pool, indoor gym, and a lobby with a huge big screen, pool table and small bar area. This apartment is a few years old so the rooms and design layout is up to date creating a very lush living experience for its residents. Alterra has 24/7 security and new door locks with state of art technology to ensure your absolute security. I love living here and how much I am getting for such an affordable price.
I have been living here for a year today actually! Its conveniently located just out side of DC, so you are not too too far away. There are a lot of useful things in walking distance(Target, Starbucks, Grocery store, Home Depot, etc.) I would definitely recommend this place to young professionals who are looking for somewhat affordable luxury just outside of DC.
Alterra apartment is the best in Hyattsviile. It has improved the landscape in the city...I am so proud.....It is an easy access to the Mall at Prince George's , the Green Line Metro and other shops nearby. It is beautiful...it looks like an hotel, it has a gymnasium, a pool, an entertainment center. It is a paradise on earth...........it is H ollywood in H yattsville.
I LOVEEEEEEEE MY NEW APT.!!!!!!!! The leasing staff are amazing and very nice. They were very helpful and understand. when I first seen the place I new it was were we had to be. I called everyday and every time I called they were just so helpful and patient with me and my 100 questions. so when the time came for me to move we did all the necessary steps it was quick and easy and they walked us step by step. During this time I was transitioning from one place of my job to a new position which resulted in them messing up my paper work for me to get paid.so I asked the leasing agent to please push our move in back and they were so nice about and said yes. So when the new move in date was given I was guaranteed by my employer that I would have received my money buy my new move in date but that did not happen. So I was so nervous to call back and ask them to push the date back again because I know that other people were interested the model we picked but am glad I did because they were willing to give us a last chance and for that I am so grateful. Now I live in this beautiful apartment in a great area. I have told everybody I know about this place and recommend it anybody and everybody its so nice I cant get my IN-LAWS TO GO HOME. THANK YOU SO MUCH ALTERRA STAFF
My stay so far in 3350 at Alterra has been nothing short of amazing! The building is nice, the area is convenient and the staff have all been really nice and helpful! Perfect for graduate students.
3350 Alterra is the perfect place to slow down outside of Washington, D.C. where you can sit by the pool, relax in the gorgeous, huge common room with a three gigantic TV's, so you never miss the game. A *clean* and plentiful fitness room for those who relax best while running a 5K. Location location location is key, so conveniently the metro is just across the street with a 20 minute ride to the city. Prince George Mall is also just a 5 minute walk with a Macy's, Target, Marshall, and TJ Maxx. You will never want for anything! The apartments themselves are spa like with granite countertops, stainless steel appliances, spacious living areas, and a tub that begs for bubbles and a glass of wine. The bedrooms are truly roomy, with enough space for all your knick knacks and pictures. But honestly, the walk-in closet. And when I say walk-in, I mean, you could probably fit another bed in here and sleep with your beautiful shoes if you wanted, walk-in closet. The modern touches all over the apartment make it very stylish and easy to decorate. The building itself is very clean (even the trash rooms!), the tenants all seem very kind, and the staff is very helpful whenever you need it. Online community is very easy to navigate and paying rent has never been simpler. All in all, there really is nothing I don't like about this apartment. And trust me, I would tell you if there was something I didn't like... having lived in crumbling apartments in New York and mouse infested apts in Philly, this just seems like Nirvana. Just outside of the city enough to truly slow down on the weekends, but in a community that is welcoming and still a fun place to live- if I ever leave my apartment.
I truly enjoy my apartment, It's more than I could ask for and more. Having everything available in one place is a plus. All the amenities one could ask for are here. There is plenty of shopping, a mall across the street, groceries stores, restaurants within walking distance, including public transportation within walking distance. No car is need because just about everything one could want in one area is here. Of course, it not all perfect and there are some drawbacks, but the pluses out weigh the negatives.
Spacious rooms, spacious bathrooms, nice closets and the apartment is perfect. The clubhouse is spacious as well and can be used for events. Walk in mail room, spacious pool side and excellent customer service. Access to the pg mall and train and bus station. This is an apartment i will recommend to anyone who wants a quiet environment and a luxurious place to live in.
I live in a three-bedroom, and it's absolutely beautiful. It's very spacious, with a breathtaking view, and the building is walking distance from the PG metro and the PG Plaza mall. Multiple amenities - lounge with shuffle board, pool table, outdoor pool, community kitchen....a phenomenal apartment to live in.
Luxury in the heart of Hyattsville. Parking spaces are few, but the building and grounds are beautiful.
There is only 4 guest parking spots and if you don't go in right away in the morning they will not give you a guest parking sticker. They have towed residents from their own parking spaces and the staff is incredibly rude in particular the leasing staff. They are polite however the first first someone comes in to lease, yet once you sign the lease they relax and their true nature quickly is revealed. They bolster how they have tv lounge and computers however the computers are in their office and close when they do. Furthermore the coffee they advertise does not even come with sugar and or creamer half the time and when you ask for some they say they put enough and people take it. (maybe because they are drinking what you ADVERTISE as an amenity). I don't know what other reviewers are talking about as a quiet and tranquil place, I bet the staff made the reviews. Just walk down the hall and you can hear everything going on within the apartments let alone your neighbors each and every move above you as they live their life with these paper thin walls. Furthermore if this is the best place you've lived you must have really had it rough before. This place is an aesthetically pleasing project in which things take forever to get fixed and you have to deal with incompetent staff whom cannot perform they're jobs correctly.
I want to say before I begin this review that in comparison to my previous apartment, I have loved living at the 3350 at Alterra. The staff is nice, the location is ideal for metro commuters and the building is gorgeous. However, the complex is very new and this has resulted in a few quirks. There is definitely room for improvement. The staff is wonderful. Everyone I've worked with in the leasing office has been patient, understanding, flexible and enthusiastic, especially during move-in. I know they are busy trying to fill more apartments (like I said, very new building!), but I do wish they would communicate more frequently about when there are issues and when they are resolved. For instance, last time I checked my apartment was unable to be reached via the call box, and I still have no idea if/when that will be fixed. Similarly, there was a heavy security presence in the building for awhile and now there is not. Residents were neither warned when that presence began or when it was pulled back. Speaking of security, the location is conveniently located across the street from the Prince Georges Mall and within a 10-minute walk of the metro... This placement has both it's advantages and its drawbacks. Between the FOB security system, underground parking garage and security car in front of the building at all times, I always feel 100% safe inside my apartment, but the surrounding location is not the best at night. The apartment building adjacent to the Alterra always has cop cars there responding to something--like, once a week. The area is also under a lot of development, too, and for whatever reason roadwork is always scheduled during the morning commute hours. It's inconvenient but reassuring, in a way. When the windows are closed and the air is on, noise is rarely a problem. Generally, our neighbors have not been noisy. But when the windows are open, all the sounds from the street and the terrace sound like they're IN our apartment. Someone locally decided on the 4th of July that blasting music starting at 5:30 am was a good idea. Hint: it wasn't... But's only really bad on holidays and weekends--normally it can all be slept through easily. The amenities at the Alterra are amazing. The pool is beautiful, and the lobby/rec area has a lot to offer in terms of entertainment. It's a great place to just hang out. I only wish the space was utilized more for community events--I know I'd attend a mixer if we had one! The gym's equipment is all nice and new, but lacks variety. There are no dumbbells or ab machines but three different pieces of equipment that do shoulder presses. It's a little strange, but gym use is free so I can't complain that much. The only thing I have really had a problem with while living at the Alterra is the Maintenance Service and particularly the guy who supplies it. Response to issues has been generally slow, whether it be for the building or individual apartments. The garage door was stuck open for at least two weeks and has not been acting right since then. The front doors will randomly beep, open and close for hours at a time. Once, there was Maintenance being done to the front of the building and no one was allowed to enter/exit through the doors--first thing in the morning! Finding another door and walking around the building added a lot of time to walkers' commutes that day. I wouldn't mind about issues like these but the Maintenance guy is awful. His behavior has made my apartment-mates and I very uncomfortable. If he actually comes by to fill a request, which is a rarity, he will bang on the door and then barge in, usually early in the morning. He has argued with me that something was not broken (when it was and still is) and made fun of my requests. I haven't seen him around for awhile, though. Overall, for the location and price point I am pretty pleased with the Alterra. It's not perfect, of course, but I'd recommend living there to anymore moving to the area. I only hope that maintenance and communication issues get solved soon, and the staff continues to be attentive!
I stalked this apartment place since before they were ready to open for occupancy! I thought i would never be able to afford it but once i came in to inquire and talked with the staff and manager, Ms. Candace Hebron, i filled the application out and waited for my move in day, june 1st,2014!! The staff made me fill at home before i was home and there perfessionlism won me over. I am so happy that i made this move!! Never leaving!! #115.
Perfect. Lobby open 24 hours with 3 tvs, pool table, seperate game table, kitchen and coffee machine, gym, pool and quiet and safe
