I have been living at 33Hundred for the past two years and I have absolutely loved it. The apartments are spacious and well-appointed. The community is also very well-maintained, with a beautiful pool, the gym is a bit tight but definitely worth it, and a dog park that is regularly Cleaned!!!!!! Its in the perfect place if you love city living but hate the noise that it can bring. It is just a short trip to the Domain, which has a variety of shops, restaurants, and entertainment options. It is also close to I-35 and MoPac, making it easy to get around Austin. The staff at 33Hundred is also amazing. They are always friendly and helpful, and they go above and beyond to make sure that you have a great experience. I would highly recommend 33Hundred to anyone looking for a great place to live in Austin.

Due to not enough parking near my building I was forced to park in the back of the building. My window was busted out and the complex simply doesn’t care to help resolve this issue, not even a little bit. After reading reviews as I came to write this one it seems that break ins are common here and this property doesn’t care what so ever to resolve this issue. Also the gates are always broken so it’s not really a “gated community”. 10/10 do NOT recommend this place. I should feel safe in my own home and i completely feel far from safe.

The WORST! The first year I lived here I had no issues and management was professional. The second year, everything went down hill. Trash left out in the hallways and lease rules not enforced. Several issues with the payment portal that lead to unwarranted late fees. I ultimately moved out because it was so bad and management was so rude and difficult to deal with. They then charge me to replace the carpet claiming excessive damage from my service dog. My trained and certified service dog never had a single incident in the unit. They didn’t offer me a final walk through due to Covid, a virtual walk through should have been conducted. We’re now filing in civil court to get our deposit back as a result of their negligence and blatant dishonesty. The units are nice but not when you’re surrounded by trash. We even had an incident with a dead rat outside for DAYS before they would come and pick it up. Their response was that no grounds person was available. Absolutely disgusting and reprehensible. Don’t waste your time or money here.

I love this property. I've been here for a few years and have seen the progression from brand new property on Wells Branch, to an established gem, neatly tucked away. The location is so great- so close to major highways like Mopac (or 'the 1") which we use quite often. The apartment itself is almost too good to be true. Granite in my kitchen/bath, hardwood style floors mostly everywhere except my bedroom and closet. Maintenance is so knowledgeable and on top of things. I don't hear my neighbors too much (I'm on 2nd floor) and the property itself is pretty quiet. Everyone I've interacted with has been kind and friendly. It's peaceful! Definitely recommend.

In my opinion. DO NOT LEASE HERE! 33hundred is terribly mismanaged. For instance some of the gates to the main entrance do not work and are left open 24/7. Guess what... this morning a lot of cars were broken into and Travis County Sheriffs were all over the place. I was in the office today and asked the manager when the gates were going to be fixed as it has been a few weeks or months now. She claimed the gates were not security gates. I realize anyone can break into anything if they want to bad enough but I did tell her the security gates deterred theft however, she insisted this was not the case and that these were not "security gates". If gates that open and shut are not security gates and they don't deter theft then why have gates? If a manager of an apartment complex is telling me that gates do not deter theft or criminals from entering, then she might need to find a new job or go back to school. Again, incompentent manager running this place. DO NOT SIGN a lease, you will regret it. Also more Cons: Filed a noise compliant this morning with the "Courtesy Officer" as my neighbors were partying until at least 5am. I received no call back and had to end up calling the Travis County Sheriff to come and ask them to stop. Updated Rent not posted on time: At 33hundred the water bill is paid through rent and these sometimes are not updated at all or updated the same day rent is due which makes it extremely hard to pay on time. If you do not pay on time they will hit you with a huge late fee. Multiple people were in the office asking about it this morning. The manager on duty blamed it on ConService which I see them never taking fault for anything. As mentioned above the gates that I guess aren't really security gates are malfunctioning a lot with huge lag times for getting them fixed. (Therefore making it extremely easy for CRIMINALS to enter) The grills rarely have any gas. The printer in the office rarely has ink. Apartments are not insulated well as you can hear noises everywhere. Management tries to blame all this on other people whenever in reality it is management responsible for the property and ALL the amenities. I could go on and on but basically nothing is ever there fault and NEVER live in the apartment complex. It's just sad that the manager won't take responsiblity. The staff at the front are mostly nice and seem like they are more compentent than the manager.

Unprofessional and unorganized. They will take your deposit before running your credit information and will hold it for no other reason and give excuses on why they're holding it. They didn't have the correct credit information that essentially declined us. They only ran one of our names and said it was ok for them to sign my name when I wasn't there.

parking is terrible here - you will likely get towed at least once because there is not enough spots for the amount of people who live here which causes you to park in an incorrect spot. Also you can literally hear your neighbors' conversations through the walls...too thin.

This is a very nice outstanding Apartment complex, and I though it would be a great place to live, but we were said untrue information from Kim, just make sure you read the fine print and then listen to what Kim is saying as though she is your child with bad information. We were cheated by this Apartment complex we were told one thing and then they said another, it's not complicated on what we were doing it's just real hard trying to get back what you give people and how you trust them to be honest with you, the Apartments are the bomb, but Kim is one that you want to avoid. Don't waste your time looking here. The management will never respond to you or fix any of your requests. You can find a better deal at broadstone or lakewood, both pretty close with better management.

Poor construction, don't know how they got the city inspectors to sign off on this place. Crooked walls, tile with no grout or mortar underneath, poor sound proofing. I can hear the neighbors talking all the time. The new management is wretched, worthless! I agree with a previuos review, they flat our lie to you! Management tries to placate you by telling you what they think sounds good. There is pet waste everywhere. It's great they have an onsite dog park but I won't take my dog there for fear either my dog or I will get ill. The pet waste is not contained to the dog park. It is on every bit of grass in the complex. I'm not talking about a little bit of poo here and there. It's like walking thru a field of landmines. This is a health hazard. Despite multiple tenants complaining, there is still pet waste everywhere. This has been going on for months. All I hear is we are working on it. Gated community....one of the gates is broken and has been open for several months. All you get from management is lip service. The old management was much better. I moved here for the location and because it was advertised as luxury living. If you consider living among dog poo and management that flat out lies luxury living, then this is the place. It's expensive too!

Do not walk, run away! At first look this is a really nice looking place. After this new management team took over the place has gone downhill fast! They are Extremely rude! The new management is not only rude, misleading, they are straight out liars. They are rarely in the office, don’t answer the phone, and rarely respond to your requests in a proper manner. I refuse to continue to give my money to a business that is rude to me. Crazy Billing. I have been a great tenant for 8 month. No issues, quite, paid rent on time. Whenever the new management took over, the online payment system was not in service. I stop at the office on Friday to drop off a check. The person in the office made me aware of the new online system. The new online system has fees associated with online payments. I call the office, no answer, I return to the office to drop off the payment, no one is there. I am getting ready to travel for work so I have my back send a check. I was charged $100 late fee and a $15 daily charge, and told to vacate in 3 days. I return with a money orders and paid everything, I called my bank and issued a stop payment on the original check (Fortunately my bank reimbursed me for the fees). I stopped back at the office and asked for the cancelled back check. I was told I would be called when they received it. A few days later, I stopped at the office and was told they received the check. However, it wasn’t available. I asked why I didn’t receive a phone call. I am still waiting to pick up my check. I have asked to speak with their management and was refused. I do not recommend this location. There are a lot of other very nice apartment communities that have better finishes, nicer management and better prices.

The new management lacks in being personal, being kind & being pro-active! Gates never work, when I walk in to the front desk, no one is ever there. They are never in a good mood, & they belittle you unintentionally & intentionally. Whenever the new management took over, they switched up the payment method to Money Order & Check only in December. Prior to that we paid every month online. The payment was due on New Years. Which I was in Denver with my wife on vacation. EVERYONE was on vacation It was the holidays. So I called & asked if I could pay the monday (4th) I got back from vacation. They proceeded to say that was not possible because it is due Sunday Jan 3rd. So in order to not pay the late fee of $100. My wife & I had to end vacation early and drive home through the night (14 hours) because I was not able to pay online. They begin to argue with me saying I should have paid rent before I left for vacation. I left December 24th, I work a salary Job and get paid Bi-weekly living check-to-check. I can not pay rent until my end of the month check. I have NEVER paid rent late. I have always been on time. They had no grace for ANYONE even though it was something new for them & us. Not only that, it was a time that no one was in town or in office. Terrible experience with new management. Would not recommend.

I have lived here for couple weeks now. The apartments look great with the granite countertops in a tile floor in the bathrooms. You get a lot of bang for your buck in this community. There are a lot of options for shopping in restaurants in the area.
Aura apartments there were good at the beginning but as time went by we could see things falling about but rather then that everything is wonderful!

I'm sorry we moved here. I would not recommend this complex to anyone. We were moved in to an apartment with a dirty bedroom carpet and a broken microwave two weeks ago and those problems still have not been fixed. Maintenance won't even come out to replace a lightbulb. Worst management and maintenance I've experienced!

I love Aura 3300. I searched high and low for an apartment for an apartment at the beginning of the year and happened to see these under construction from the highway. I took a look and was instantly sold. I still kept looking to make sure there was nothing better in the area for the same price. Nothing! Some other places looked great on the outside, but turned out to be disappointing on the interior. Plus no one was able to beat the price and the fact that these are brand new. No one had hardwood floors, granite counter tops (in the kitchen and bathroom) stainless steel appliances, under mount sinks, large living spaces and closet all in one apartment. Aura was the only one. It sits perfectly between Austin and Round Rock, and is close to plenty of shopping like the Domain. It's quiet and the other residents are friendly and mindful of others. I love the valet trash. I've a few minor maintenance requests(as to be expected in a new building that is settling) and they are always completed in 24hrs, if not the same day. The staff is great and super friendly; they unlike other management teams actually build relationships with their residents and great and know you by name. They're also great for sending emails to inform the community of any changes or issues that are occurring. The sound proofed walls are a plus since I like to blast music! The pool is large and a great area to grill at in the covered grilling area with family and friends. I'm having to move suddenly due to a new job, but where ever I go, they'll have to live up to this community. They've now set a high expectation and standard for any other complex I live at. Super high quality apartments and community! Marble countertops, brand new cabinets and flooring, giant garden tubs, and brand new appliances. Plus a dog run built for pet owners to enjoy, a phenomenal pool with sun bathing chairs IN the pool, new poolside grills, a well stocked fitness room, rent-able meeting room, and more. Staff is super helpful if you ever need assistance, and the community is well gated and feels very secure. They also put effort in to getting the community together to meet each other regularly which is really great. Easy access to major highways and shopping, colleges, and anything you could need. Absolutely love this place!
I moved to Aura 3300 in June of 2015. At the time only four buildings had been completed. It is currently still under construction; so, be sure to check the website to receive a concession and save some money. Even though there is construction and I can see Mopac from my bedroom window, I can't hear a thing! The apartments themselves are very well made. Every apartment has beautiful faux wood floors (even on the third floor), stainless steel appliances, and granite counter tops. Aesthetically, it looks like a luxury apartment fit for downtown. The leasing center has a gym, business center and conference room. I wouldn't cancel my gym membership just yet because it has the basics, but it's pretty small as well. I do like that you can reserve the conference room from 8am to 10pm since I do some nonprofit work and it's an excellent space to hold meetings for free! I haven't had any real issues. If something is broken, maintenance is prompt. The management is very cheerful and helpful, which is a big change from my last apartment. They really go above and beyond. It takes about 20 minutes to get downtown, which is a while for some, but it's close to a lot of the tech companies, one of which is my employer. The entire trip is highway miles since Mopac is right next door; so, you can avoid a lot of street traffic that way. It takes about 8 minutes to get to The Domain and The Arboretum. There are many more buildings coming; so, my only fear is that when summer rolls around again next year, the pool won't be able to fit everyone! It's very luxurious, but pretty small. I recommend this place for anyone looking to live north.

Everything about my move to Aura 3300 was seamless. The management is very helpful and responsive. The apartments themselves are beautiful and spacious. Although the apartments are right next to MoPac, it is pretty quiet here. It is a few minutes away from the Domain and the Aboretum. Overall it's been a great experience!
