I have lived at 3333 since 2021 and have just renewed my lease again, I love the community and feel so safe here. Thank you for caring about the property & residents!
One of the biggest issues is the ongoing problem with the gate, which has been broken for an extended period of time. Despite several requests and repeated follow-ups, no repairs have been made, leaving the complex vulnerable. The leasing office has also failed to address other maintenance issues, such as the broken elevator, and I have seen no progress in getting these problems resolved. Throughout the time I’ve lived here, there has been no resolution or communication about timelines for repairs. While I do appreciate the leasing office’s responsiveness to some concerns, the lack of action on these critical safety and maintenance issues is unacceptable.
Very cozy and great location. In unit laundry is always a huge plus! Staff are very nice and easy to talk to and costco is right next door making it easy to get groceries!
Stairwells pitch black. Lights out everywhere. 1 gate still not functioning nor is elevator in garage after months of waiting and told they were repaired. Glass doors falling out of frames after nearly a year of notice to fix by multiple residents. Car broken into 2 times in less than 3 months amongst dozens of other cars. Management unresponsive even regionally. Apartment itself is nice inside but community is rundown, dirty, and unsafe. Will not stay. Property management keeps turning over and problems go on and on. Avoid Morgan Properties.
Generally a good place to live! Very convenient location and have never had any problems with neighbors. People are generally considerate so no problems, I have felt safe here so far.

Making 33ThirtyThree my new home was an easy choice. The complex is comfortable, peaceful, and everyone here has been so friendly. I love the area and how close I am to Central Market.
Garbage in the garages is getting out of control. Location is convenient. Lots of weed smells in hallways though and the back gate door has had no doorknob for over a year now. Parking Garage entry gate has also been broken for over a year.
Besides the mounting trash, and always broken gates...I don't mind living here. The noise level is very mild, the area is very convenient. Staff has been pretty consistent.
Pretty good apartment, great location and great amenities. Sometimes it’s hard to get in contact with management and the office but other than that love it here!

Places is always dirty, all gates/doors broken, pool is green, elevators haven’t worked in 4 months. Trash constantly in stairways, packages stolen. I could go on and on. It seems no matter what they cannot get it right and fix the obvious issues.
I’ve lived here for 3 years it’s in a great location, plenty of restaurants, movie theater, stores to walk to neighbors aren’t loud which is great. They finally installed cameras in the parking areas as well which I am grateful for.
Excellent maintenance team. Always fixes our problems right the first time. I also enjoy the large capacity of the dog park however the gates are sometimes broken. My neighbors are nice too. I did have a package stolen once but the mgmt assisted with getting the situation rectified.
I recently moved into Apartment 3333 on June 27th, and my experience so far has been overwhelmingly positive. One of the biggest advantages of this apartment is its location. It's situated near a plethora of restaurants, cafes, and entertainment options, which means there's always something to do and a variety of dining choices right at my doorstep. Whether I'm in the mood for a casual bite or a fine dining experience, I never have to travel far.
Love my new place!! It’s been so nice & quiet. The upgraded apartment are super nice. The kitchen is so spacious and has plenty of storage space. The living room is so comfy and my bedrooms are huge!! I love It here!!

The property is amazing I just wish we had better locked doors. Random people just enters the building without residents giving access . The building also needs hallway cleaning to stop spiders from entering the homes

If anything bad happens to you, they won’t help you and they will tell you that you have to file a police report whether it is big or small. The moment that you finally have a police report, they wipe their cameras and say they don’t have anything. This happened to me and many other residence. People had their cars being broken into, residents allowed their dogs to poop in the hallways, and in the elevators, the trash shoots were always overflowing, pools were never working in the gym was always dirty. I could go on and on don’t live here!!!!!!

I moved in mid-2020. Since then, the garage gates have been broken for months at a time, cars have had their tires stolen on at least 3 occasions that I happened to hear about, the back gate is CONSTANTLY left open and we have had issues with loiterers. There have been numerous cases of vandalism and theft. I have not seen a security guard patrol EVER. The front office staff are doing the best they can, but the Morgan Group does not put effort into maintaining enough staff to handle two large apartment buildings in the complex. Our rent continues to increase every year, so where are the funds going exactly???

Recently moved back into 3333 and my experience has been terrible. I have been here for 3 weeks now and the following have occurred: 1. Apartment flooded on day 3. I was left alone for 5 hours trying to soak water up with towels and use my own wet vac to prevent the whole unit from flooding 2. A/C has gone out twice already since I moved in 3. Our unit was not quite ready for us when I moved in. Oven did not work, water lines for the washer were not hooked up, ice maker was broken. If you are thinking about moving here I would advise against it. Look elsewhere for better managed properties.
Pros: This apartment has so much potential to be great. Amenities are fantastic, 2 pools, 2 gyms, and a putting green, what more could you ask for :). Also walking distance to plenty of places to eat. Also a secure place to live, never had any issues with car break-ins or things of that nature. Cons: Be mindful of what unit they show you during a tour. The unit that was listed wasn’t available for a tour so I was shown another that they considered to be similar. That couldn’t be further from the truth. The unit they showed me was amazing, but sold me the keys to a unit that was much smaller, and close to zero sunlight. Be mindful of this sales tactic. Also, the light fixtures in the bedroom are bright enough to read a book under, it’s very gloomy inside. Throughout the entire lease I had a bug infestation, as well as my neighbor; not to mention you will be charged a “pest fee”. This is a problem for all units on the first floor. This problem wasn't dealt with. I had to get my own poison and that still didn't work. The doors are poorly sealed allowing these bus to enter as they please. The problem wasn’t addressed until I sent them video of how bad it was; apparently my words weren’t enough. Be mindful of how things are cheaply installed. My bathroom mirror fell from randomly. After I sent in the request for them to replace the mirror, they tried to cut corners and give me a cheaper mirror with no frame. Also, be sure to hire a professional forensic cleaning service at move out. They will charge you if leave an ounce of evidence that you lived inside your unit.

Just a horrible overall experience!! I am a clean freak and I am extremely disappointed in this property!!! They charge monthly for pest control, however the building is overpopulated with pest! Really Gross!! First Time my car was broken into, I filed a claim with my insurance for my broken window. Second time My car was broken into I paid out-of-pocket because I did not want my premiums to increase again. Management holds no accountability nor do they provide any safety precautions that will prevent this things from happening. I mean come on! 2 breaks within one 12 month lease! I’m just glad I left!I have a coworker who plans to break her lease. Y’all have to do better!!!

Heed my advice and move onto your next option. Leasing office is incredibly rude and unreliable. They don’t fill service requests unless you ask multiple times and usually won’t do it at all. Really rude and lazy team in the leasing office. My car was broken into multiple times. Cockroaches everywhere. My unit was next to a door that would slam constantly and over 2 years there and they did nothing about it when all the door needed was a stopper. The list goes on and on, I finally moved out and love my new place, seriously much better options. Managers Oscar and Luz are really aggresive, will pretend they are working and can’t see you if you need to talk to them. One time they were literally texting on there phone and told the front office minions they couldn’t deal with me because they were in a meeting. Pretty childish behavior. My lease felt like a deal with the devil and I am ectatic to be gone from this place

I have lived here for way too long, three 14 month lease terms to be exact. The staff has gone downhill since day one. 1. They never answer the phone 2. They used to be good at warning you when valet trash pickup would not be provided. Not anymore. Now they assume we can read their mind. And leaving trash out is the one rule of their own that they follow. 3. All the walls are paper thin, I constantly hear the neighbors on either side of me and above me. All day and night. 4. There are no curtesy officers on site like they claim. I've called for noise complaints at least one dozen times in the past two years. I've even talked to the leasing staff about it. They do not care. I finally left a nice note on my neighbors door and they have been quiet ever sense, so I know that nothing came from any of my calls. 5. The elevators are constantly broken. Which has never been an issue till now because I have a broken ankle. So I am literally stuck in my apartment. 6. They never tell you when a package has been delivered at the front leasing office. Instead they just waltz up into your apartment to drop it off. 7. They like to screw you over when you have to renew your lease. You can see online what other apartments the same size are going for. The guy living directly above me is paying $400 less a month than I am. They do not like people who renew leases. 8. There is a terrible roach and ant problem.

The location of the apartment is great central location with easy access to downtown Houston, the Galleria, the Heights, and most areas in Houston. The pools and common areas are very up to date with top of the line fixtures and appliances. The workout rooms don't have as up to date equipment, but they are still nice and functional. My roommate and I both feel very safe in the complex, and are appreciative of the safety measures the management company has made in response to break-ins (which are inevitable in any complex).
I found this community and was moved in within 3 days. They were so accommodating especially given my circumstances of needing to move asap. The leasing staff was the first great experience and once I was moved in, my experience only improved. The amenities are amazing. My dogs are my children so it was great having a dog park and a bunch of great neighbors that also have pups. The gym is another one of my favorite things in the building...there's actually two. The maintenance is A when it comes to timely service. I submit a request online and usually the same day my request is serviced if not the next day. I feel very comfortable here. The community also has cool events like pool parties and shopping parties which helps you meet your neighbors. I clearly can go on & on but long story short its a great community and I will be renewing the lease
33 Thirty Three is the best apartment complex I've lived in! The staff is friendly, very helpful and sensitive to residences' needs and the property itself is beautiful. The maintenance staff keeps the entire property groomed and immaculate, making it a very comfortable place to call home. I would recommend this property to any and all looking in the West U area of Houston, such a pleasure to live here!
