Maintenance is horrible. Management is horrible. Bug problems are HORRIBLE. The only thing redeeming about this place is the way it looks when you're at the pool. They don't tell you when you move in that they'll try to sneak in charges. Example: wife moved parking spots to a cheaper spot, and they said that she didn't need to sign anything and they'd just make adjustments to the rent. Couple months later, leasing office asked her to sign something. It included the payments of the old spot plus the spot that she was in. Would've came up to over $100 something for both spots. Had horrible roach problems because of how disgusting people are here. I was finding roaches almost every day inside of my apartment nearly dying. To make matters worse, they WILL take all of your security deposit. As soon as you try to leave, you'll be lucky to get $100. Wife and I cleaned our place SPOTLESS, cleaned fixtures, outside balcony was clean, walls clean, nothing broken, everything repaired before we left. They take all of the security deposit because it's needed for "cleaning services". I could get any person to clean the place for $100 bucks, but they need proof. Ridiculous. To make matters worse, you think you're going to be safe from paying anything else? No. You'll be paying for the rent, amenities, gas, and water even after you leave. Why? Because your lease isn't up until the new leasee moves in which is a 5 day period, so they prorate your rent when you're not living in it, and they need to make it seem like it's being occupied for whatever reason? Nothing is structured correctly from signing, and business practices are abominable. They need to let you know up front what's included for everything. People applying for a lease shouldn't come up with all the questions, people who are selling invaluable needs need to be transparent with people. It's bad service. This is my last apartment experience.

We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We would be happy to review these with you at any time. Our maintenance team works very hard to complete most service requests within a 24 to 48 hour window. Any pest treatments can be requested and completed by our third party exterminator that will come when scheduled. Recently management decided to resurface the parking structure. While this was happening and without telling the residents they removed 100% of visitor parking without offering an explanation or a heads-up that this would happen. When people complained they told residents to illegally park in fire lanes. This has been going on for several weeks now without any explanation from management other than there will eventually be visitor parking but outside the complex. Now it seems like residents will be charged an hourly fee to use them. DONT MOVE HERE!

Hello. Thank you for sharing your experience and feedback. Our community has been completing the resurfacing and the painting of lines in our parking lots over the last few weeks. Many email notification updates were sent to all of our residents plus door notices posted with information if needed. We kept our community informed of any changes and scheduled projects. Our priority is always providing parking for our residents. In the past, there were too many visitor spaces not being utilized by visitors but instead used by residents with cars not registered to any particular apartment. Our visitor parking will soon be centrally located, exterior facing and our courtesy patrol will find it easily manageable. If you wanna waste your money and time? And wanna live with rats? This apartment is perfect for you!! 1. Living with RATS I see rats by the pool every night. Of course I reported that to the leasing office but as usual they do not do any work. 2. Homeless and useless security Frequent homeless break-ins in the parking lot trash area inside the gate. Security doesn't do there job. 3. Useless leasing office, which is the most stressful thing to living in this apartment;) While I lived there, when I go to the leasing office and they would do NOTHING, never return my emails, never return my phone calls. They will send you back to your room for the time being, saying, "Come back to the office if you can't solve the problem. " And they will put off the problem. Then they suggest you do what you are already doing. I'm in leasing-office because I haven't solved the problem by doing that. This is how they do it. lol 4. Incredibly THIN floor The floors are incredibly thin. Even when we put down carpets on the floors and wearing slippers, the downstairs residents keep complain about the noise. 5. Again, useless office and security We pay monthly for a parking spot and often have people from outside, park their cars to me and my roommates parking spot. The office, security, whoever I told, refused to do anything or call tow away and said they couldn't do it.

Frequent break-ins and property staff uncontactable. Have lived here for a year and couldn’t be more happy to leave. People let their dogs do both deeds in the elevator and hallways. Good luck trying to get a car towed from the spot you pay too much for, you’ll be waiting five hours for a tow in order to go to work. Main Point: Parking is not enforced whatsoever, and Homeless freely walk through the underground structures taking recycling and breaking into cars, my company work truck included (while I was still in the drivers seat) Let alone a complete mess with their error filled resident portal. The only good thing is the service team. Would never lease here again. The grounds are great but I couldn’t possibly give this building a lower rating after the encounters I’ve had.
This place was a nightmare. When I moved in there was a terrible chemical smell that the management denied existed. That eventually went away on its own after several months, but a year later a loud screeching noise would emanate from the toilet every time someone in the building would flush their toilet. They never fixed it and I had to resort to soundproofing the bathroom, a tall order. Then when I finally terminated my lease they claimed that my keys were lost, when they were left on the counter, where they told me to leave them. They added insult to injury by charging me ten dollars for that. Terrible place.

My car has been broken into twice while parked in a paid parking spot. I learned my lesson after the first time and no longer leave valuables in my car so thanks fully my losses were minimal. I’m one of the lucky ones. I know numerous residents here who’s cars have been broken into multiple times. Some over five times. Don’t let Matthew, the General Manager, or any of the other people in the leasing office lie about the security here. The gate has spikes, but I see people tailgate through the gate on a daily basis. No need to have a gate key because you can just follow people in. Camera’s don’t work either, so good luck trying to get any proof for insurance if you had any high value items stolen. When I moved in two years ago, the front gate had a guard stationed at it 24/7 and there was a team of 5 or 6 guards that patrolled the property. Now…. It’s just an automated gate that can easily be bypassed and one rent-a-cop who patrols the entire 900+ unit complex. An elephant could walk through the middle of the complex and “security” wouldn’t know about it. The property is nice, but if you want any level of security and even the slightest amount of care from management for anything other than renewing your lease, I’d highly suggest a different apartment complex. Read through the other negative reviews and you’ll see some patterns. Anyone who’s been here for a decent amount of time, is unhappy. Oh and did I mention the Cockroaches? Watch where you step… and double check your cabinets because they’re everywhere in the summer.

We work extremely close with our VP of Courtesy Patrol on a daily basis to do whatever it takes to minimize break ins from occurring on our property. My Car was broken in for the 5th time today. I won't even bother reporting this to the office. Why pay a large parking fee when there is zero security?

I’m in love with this complex. Everything works well here. The Gym is already open until 10 pm every day and it is never crowded. Swimming pool isn’t crowded as well and it stay open until 8 pm. I like swimming after my work and it is always empty and clean. The manager Diana was very nice to me and helped me solve all my questions. All employees are very friendly. The gardens are amazing. No carpet , with elevators and you can have more parking cars. It’s pretty quiet here. I don’t want to going out anymore, because I love to spend my day and night here.

Very comfortable location, clean area, good employees. The apartments are light and without carpet! There are the elevators ! Many houses in Orange County have no the elevators:(( But here at 3400Avenue of Arts we enjoy by the comfortable and modern conditions for living. I like our area. We would like to live here all our life!???? 3400 Avenue of arts apartments are good for living with family! Beautiful Property! It would be perfect if the prices never go up. We want to live here many many years!! We will be very happy!!??

If you’re driving by and looking at the apartments ends you’ll find a very nice apartment complex with huge apartments for a fair price for the area. Unfortunately the customer service is TERRIBLE... if you need to call in for anything good luck getting through to someone because they NEVER answer their phones. I’ve lived here for 2 years and have always had to walk in. Since living here there’s been regular break in to resistance cars that the apartment can’t do anything about sure but when you come back late and night and find the guards sleeping in the guard station chair it really makes you wonder. The walls are extremely thin so be prepared to hear your neighbors. Minor maintenance gets take care of pretty fast but if you have anything not covered under “common issue” than good luck. I had an issue for almost six months that I kept reminding the leasing office about with no sign of fixing until bring it up over and over until the people in the leasing office pretty much knew me. Sadly there seems to be an office full of people but only one young lady that works there. I feel extremely bad for her.

Renter beware - if you break a lease early you are on the hook for two months rent PLUS a two months rent penalty. They do not care about you.
