Property Ratings at 3400 South Main Street
I picked this apartment because of its great price per square foot compared to the surrounding area. I now realize why it’s cheap. My shower wouldn’t get above room temperature on my first day. Four maintenance visits later and it’s now warm enough that I don’t bother asking for more maintenance work, but it’s still sub par (and possibly out of code). Oh, the most fun part about this is after every maintenance visit they said they fixed the problem. I’ve only been to the jacuzzi once but when I went the water was a cool 80 degrees. My best guess is that the entire complex is having issues with cheap water heaters or bad piping. Speaking of cheap equipment, my dishwasher runs but is essentially useless. It basically lightly drizzles soapy water on the plates. I’ve requested maintenance to look at it but I’m not getting my hopes up. Also Despite being a gated community, you will see homeless people daily going through the trash bins. I don’t really care about but I’m sure others do. I did mind this morning when, as I exited the gate I watched a man pull out a pipe and smoke what I assume was meth while sitting on the curb.

Horrible management!!! Extremely hard to get in contact with them and very rude. Don’t waist your time or money.
A few weeks ago I attempted to rent from here and my experience was so bad I ended up withdrawing my application. The leasing staff is incredibly disorganized, they do not communicate between each other at all. None of them have any idea what the other is doing. If you choose to apply also be prepared for endless calls as their online application is missing lots of information they want. I received 4 phone calls on a Saturday from them asking lots and lots of questions that should have been answered on the online application. I have no problem providing the information required but these guys will make you jump through hoop after hoop as they raise the price for your move-in payment. That's right, they will guarantee you a price then suddenly change it and say you need to pay more to move-in. The head administrator Jack is teetering on the edge of discrimination. My application was going incredibly smooth and quickly with the help of one of their workers but as soon as I introduced myself to Jack everything changed. They demanded more proof of payment than necessary, refused to return calls, would claim to take down messages and then never pass any information along. I could go on and on. In closing, do not rent from this company. I didn't even make it through the rental process before I had to withdraw my application from all the negatives that appeared. Rent somewhere else and save yourself the headache.
Seven years ago we just moved to California, and, with no one to guide us we ended up at the Californian! Where do I start? The apartment was a dump, the appliances had seen way better days, the kitchen cabinets had been painted over so many times the paint was still wet and my plates would stick to the shelves! The tub was painted too!!!, the boiler was so small you had the choice of taking a quick shower or washing your hair, there was not enough warm water forget hot water. Because of all the tall plants the apartment was so dark it felt like a cave, we had to have the light on during the day. The amenities. When I opened one of the washers in the laundry room I was disgusted, all along the rim there was dog hair, so, for a year we lived there I washed everything by hand!!! By the way, heat comes from a tiny unit in the wall, the minute you turn it off it's bye bye heat! No one picked up after their dogs, although bag dispensers were available. Most dogs had fleas, some were let out without a leash, the rules at this complex were merely a suggestion. When we decided to move (we rented a beautiful home in Irvine)the agent asked for references and the manager at the Californian told her that we were constantly late with the rent! The most blatant lie, since the new home was twice the rent!!!! Parking was never available, main gate was habitually broken, people were moving out in the middle of the night, the upstairs neighbor was moving furniture in the middle of the night at least three nights a week. All in all, living at the Californian was a nightmare, I hated every minute of it! I admit, it was some years ago, but, unless they tore it down and built a new complex, I doubt things changed very much!
Good place to live at a fair price. We've lived here for over 2 years, just signed out lease for a third. I've waited to write my review until I had been here enough time, and I can honestly say I really like it. The issues I have they are fixing, slowly but surely. I know these changes take time and that they are addressing them which is what matters. Once the landscaping, paving of sidewalks, fixing the barbecue areas, and the parking sitatuation are fixed, this complex will be 5 stars. The staff is kind and accommodating. Whenever I have a maintenance request it is taken care of promptly. They communicate well with their tenants as to work going on and regularly hold fun gatherings. We work alot so we don't go to most of them, but we go to the Christmas party every year and it alot of fun! The apartment itself is nice. Wood floors, spacious patios, nice kitchen and bathroom. The complex has a pool, jacuzzi, basketball court. We love it. Over all the last two years have been very nice. We have really enjoyed the last 2 years and we will here for a while. We have had no issues with theft and other things we were told would happen if we live in Santa Ana. Also it's walkable to various restaurants and things! Love that! Last but certainly not least, they don't jack up the rates like crazy when it comes time to renew like most places. Pretty sure ours just went up like $20 or something. But ya highly recommend it here :)

DO NOT MOVE IN HERE ! I REPEAT - DO NOT MOVE IN. If you value your privacy, safety, and security this is NOT an apartment for you. I have been living here for 1 going on 2 years, the first year was fine, not really any problems. But they cut down all of the nature and the trees that were in the apartment complex so the exterior is disgusting, their maintenance crew does not upkeep the apartment and almost NEVER finishes jobs which they are supposed to do. Their are multiple walls and patios in the apartment complex which have not been painted or covered up from them doing construction, absolutely - lazy work ! - , it is very noticeable as most of the apartments have this which is incredibly ugly to look at. All the "grass" area is basically dried up and dead grass from when they cut down all the trees, the entire environment of the apartment complex has deteriorated since then. This is just small things. I have had conversations with multiple of my neighbors about the incredibly poor security which they have at night. I have had my neighbor move out because he had gotten his entire motorcycle stolen at the apartment complex at night. The gates for the apartment parking lot always seem to be wide open for anyone to walk into, so you often getting tweaker and people who walk the street of santa ana at night walking through the apartment complex. There have been multiple times where I have been approached at night by people who try to talk to me and approach me who are definitely on some type of drugs. There was an incident where my neighbors beamer had gotten broken into and his stuff stolen. The reason I am writing this review today is because I infact had my accord broken into and my stuff stolen along with the car who was parked right next to me, and ANOTHER car on the other parking lot ALL IN THE SAME NIGHT! Which I find completely ridiculous because the security is usually parked doing absolutely nothing in the same parking lot which my car was parked. AGAIN, I do not recommend, This is not a place if you want to feel safe and feel like you are at "home", we have brought up safety to our leasing office multiple times but it doesn't seem to sink into their head that people are paying SKY HIGH PRICES, to live in a place which doesn't finish their maintenance, a place with no ambience, ugly walls, cockroaches, tweakers, thieves, and burglars.
We've just moved to SoCal and had a hard time finding apartments that were reasonable and in a area we wanted to live in. The Californian in Santa Ana gave us everything we wanted and a little more! The complex is very well kept (of course the buildings are older, so if you are looking for brand-new everything this probably isn't for you) and offers a pool and small gym area. It is right in the area of Santa Ana that is being built up quite nicely so, there's lots to do around town and the main beach areas (Huntington Beach, Long Beach) aren't far away either. The management is very friendly and helpful (and lives onsite), which is a huge plus as this is the first time we're dealing with a management company as landlords. Our apartment is spacious and we have our own concrete patio out back that is fenced off (so even though we have neighbors not too many people can peek in). Each building only has 8 units and the complex has units that are away from the traffic noise (we hardly hear a thing!). If you already have a washer/dryer you can bring it with you as each apartment has a hook-up (electric only of course). One of the best parts is that gas and cable are paid for! There are also a lot of services nearby (salons, dentists, doctors, dry cleaning, etc.) so you hardly have to drive to get any of these done.
We've lived in the apartments here for almost 3 years. The staff is really nice and work with you to get things fixed in your apartment if something breaks and are very understandable if you are going to be a little late on rent. The neighbors are friendly and don't make a lot of noise. The buildings are a little old but they are working to fix them everyday. Only issue I've noticed is every once in a while we see roaches. Not all the time but they do pop up from time to time. Otherwise a nice place to live.
The entire process of moving in was great. The staff was efficient and not bent on making a buck but in assisting the customer. Allowing us time to focus on the other details of moving. We were worried about parking and apprehensive that the "model" that we viewed would only be a lie Anna that our apartment would be less than expected especially for the price but we were pleasantly surprised. Love the greenery and fountains everywhere which seem to cool the area by Atleast 5 degrees. It's perfect.
