Ample outdoor space for gardening and enjoying the peaceful rural atmosphere. There is access to the Colorado river from the property that you are welcome to. There is a large storage shed on the property for tenant use if needed. Home includes a large kitchen with plenty of storage and newer carpet throughout. The entire exterior was just updated, including new paint, new roof, metal skirting, and steps. The home is an accessory dwelling unit (ADU) to the primary dwelling and is on six shared acres. The property owners will be living on the land in the spring/ summer of 2025 after the new house (primary dwelling) is built. This home is only about a 10 minute drive to downtown Palisade and 20 minutes to downtown Grand Junction. This is a country paradise close to town! Minimum one year lease required. First month's rent and deposit required at signing (total $4k). Private landlords. Tenant pays all utilities including water, electric, and propane. No smoking allowed inside the house. Up to two house pets are allowed on a case-by-case basis with an additional refundable $300 pet deposit and a $35/month per pet fee. No smoking allowed inside the house.
