Under California law, applicant(s) with a government rent subsidy have an option, at applicant’s discretion, of providing verifiable alternative evidence of applicant(s) reasonable ability to pay the portion of the rent to be paid by the tenant, including but not limited to, government payments, pay records, bank statements. If eligible applicant elects to submit, the Landlord will consider that alternative evidence instead of the applicant’s credit history. Additional charges will be required for allowable pets. Assistive animals for persons with disabilities are not considered pets, but still require advance authorization by the property manager.
