West Ashley sits within the city of Charleston and is west of the Ashley River, hence its name, and is the birthplace of Hootie & the Blowfish’s frontman, Darius Rucker. Lined with mossy oaks, the Ashley and Stono Rivers border West Ashley, creating the breathtaking scenery for which Charleston is known. West Ashley residents enjoy close proximity to the area's only indoor mall, the Citadel Mall, and a large number of big-box stores.
Situated seven miles due west of Downtown Charleston, residents can plan on a 15- to 30-minute drive, depending on traffic, to take in all downtown has to offer. Property Ratings at 35 Folly
Our experience was great until the new management company took over six months. The trash wasn't picked up in a timely manner, trash was over-flowing at the trash closet on each floor, stains on carpet in the common areas. We also had issues with timely maintenance resulting in a washer that didn't work the majority of the time in the last six weeks. Additionally, our truck was broken into over night.
It was a great location, close to the beach and downtown. The maintenance was easy and fast. Apartments are pretty nice, overall pleasant experience.

I loved living at 35 Folly for the past 2.5+ years. The leasing office staff as well as maintenance were always very friendly and a pleasure to deal with, and always accommodating. 35 Folly has great amenities that I will definitely miss. The apartments are up to date with new appliances and nice modern finishes and the common areas are just as nice. Even the other residents who live there are friendly. The office does a great job of planning events, food trucks, and other things to engage the residents (hello, pet of the month!!). My sister, pup, and I will miss living here and definitely recommend it to anyone looking for an apartment to rent!

The demographic of the complex is college students/young professionals who literally party all the time. It's always really loud and management really doesn't care about enforcing the quiet hours. They supposedly have a courtesy officer to handle this but he's not there half the time. They also did not enforce their supposed social distancing rules during the height of the pandemic.

I lived in 35 Folly for 2.5 years. It has been a great living experience. First and foremost is the staff. They are incredibly dedicated to having a community, rather than just an apartment complex, arranging many community social events.. They go the extra mile to provide support for the residents, and interactions are warm and friendly. The complex is well designed and has excellent facilities. Its location is ideal with easy access to downtown. Altogether, it was a delightful place to live.

I am never one to leave comments like this, but I really want leasers to beware. There are so many places to live in Charleston - so look elsewhere! Although it's stylish and the location is convenient, this complex is run by a team that is rude, condescending, money hungry, and unwilling to do their jobs correctly. They have a girl named Dana who is NEVER there, but seems to be in charge (they all refer to her as the decision maker, but she's been MIA every time I have had a situation that has come up). If you have money to throw out the window, you will pay for the valet trash service, Taco Tuesdays, and "free" coffee in the lobby (the machine is broken more than not, however). This management is very unhelpful. Leasers beware!

The maintenance here sucks! The people in the office sucks! Dog poop is everywhere, trash is everywhere! Oh I can go on and on! Spend your money elsewhere people!!!!
I hate writing bad reviews, but I feel as though it is my duty to share my experience with interested parties of this complex so they know what they are getting into beforehand. Lets just say, Im counting down the days till our lease is up. So far, this "luxury apartment" has been anything but luxurious and we have been here since the beginning of July. We are the first renters in our apartment and there are defects in every room. You sneeze the wrong way and the walls scuff. The community is not patrolled by a security guard so people stay up screaming by the pool at all hours of the night. I can understand noise occurring in common areas during the weekend, but there are large groups at 10pm and later during the week. Ultimately, the biggest issue I have with this complex is that my roommate was showering in our "luxurious" walk-in shower and fell through the floor. Yes, their entire heel went through as the floor material caved-in. As you can imagine, he sustained injuries to his foot that we are still dealing with today. The situation was also not handled in the way we would have liked by the leasing and management teams. To end on a high note, the 2 upsides of this complex are the location and the amazing maintenance staff who are unbelievable.
We have moved in here and believe these Luxury apt are poorly constructed. The unit next to us , you can hear them walking. The person there wears heels and it's really loud!!! The unit below we can hear the doors and cabinets close and sometimes them talking or the tv!! The people when walking down the hall talking can be heard over the tv!! Yikes. In the gym you can here whoever lives above running around ( or maybe it's a dog). Noisy with the sirens and traffic( just an FYI) Don't forget the sewer smell! It's right across the street. Great location though Great location
Just a little info bout this new apt complex. On FB they have erased folks reviews. Reviews that offer folks factual information. There is a sewer smell that can be strong at times, it's located across the street. In addition to the management not addressing issues such as loud partying nieghbors. Let me repost my response to the PM's FB post: You are most welcome ~ Community Manager. The noise from this weekend was much more than hanging pictures on the wall. Our kitchen counters and floors were shaking, ( for 2 days) this is not a result from hanging pictures. As far as being excited about ones new home, how does that cause the entire upper apt to shake? This is a new one for me. Then it taking mang. 2 days to address the issue. We do understand community living. We have been woken up many nights from neighbors lifestyle choices to party, have loud guest over during the early hours of the morning on any given night. About reaching out, this was done by phoning the office about the noise and it sounding like construction was going on in the unit below us. I spoke to Shantal about the issue that was in progress and we were informed she was not on property at the time and unable to address the issue. However Shantal stated she would phone the tenants within 30 minutes after we insisted. We never heard back and the noise continued. That night, we experienced lots of yelling out on the patio well past 10pm. As far as it being "critical" that you be notified via email is confusing to me after the community managers response to the email that was sent that night the third floor was making all that noise and keeping us up. I did reach out via email thru the portal for residence. The community manager responded to the email stating the following: "The noise below was coming from neighbors moving in over the weekend. We are sorry that you were disturbed but hopefully they are all set now in their new home. Email is monitored on a very limited basis after hours. Further, messages to personal employee devices are not typically used to communicate business matters. (we used a number to reach out that was given to us by the manager in case we had issues when we moved in) In the event that you are disturbed to the degree that was apparent in this instance, please feel free to contact the police." As stated before communication is poor and unclear. The Apt is poorly constructed as well. We already have walls cracking. Just our personal experience here.
35 Folly is a wonderful community. The apartments are modern with open floor plans and lots of lighting. I especially like the french doors which add lots of character to the apartments. The kitchens are great for cooking with large islands, nice appliances, and lots of cabinet space. The building itself feels very safe and is nicely maintained. There common areas are beautiful. The location is perfect - it is right across the Ashley River from downtown Charleston. The staff and management at 35 Folly are wonderful. They are very professional, go out of their way to make you feel welcome, and take a lot of pride in making 35 Folly a really nice place to live.
