Here it is mid June and the pool is still not opened because of wiring issues with a pool phone. The list of amenities is bogus, everything is sn additional fee not included in monthly rent, $30 a month for that valet trash whether you want it or not, $15 for package storage that is not used by the delivery companies but you must pay, $60-$80 additional water bill. $500 pet deposit is not refundable, in addition to $150 a month, want that garage, another $150. Cabana with tv, only if the pool is opened, Secure sccess, nope gates have been broken for 3 months now, security patrol? Nope only around the pool area telling people to be quite. When i first moved here it eas ran nicely, but yhe current managers won't do anything without NOVA property management approval. Glad my lease is up soon, this could be nice but Nova will not put money into these as compared to their other properties.

This place is terrible. Poor communication and management. The gate has been broken for almost a year. The equipment in the gym are old and broke, never fix it. They don’t mow the grass. They charge you for trash valet but they don’t pickup it up. The suddenly add another charge the monthly payment without notice. Maintenance issues all the time always tell you maintenance guy is not available. The AC is not working, when I called the office the said the AC personal is only comes in a specific day in the week. Which means if your AC stopped working on a different day you’re on your own deal with the heat. I can’t wait for my lease contract to end. Stay away you’re gonna waist your money, and you’ll regret it.
Terrible place to live. The communication of these apartments are terrible. The router for your wifi is in the closet so you won't have any good connection even though it's fiber, in the summer time we spent 2 weeks in our apartment with no working ac and no window unit. If you're wanting a safe gated community this ain't it either. The gates are ALWAYS broken and mine and other neighbors cars has been ransacked. During the summertime the pool was always closed. The parcel that you pay extra for they just leave packages on the floor instead of putting in lockers. Most important of all, all these good reviews on here is all lies because they offer you a $10 target gift card if you write a good review for them
Almost a year in here, & You will a 5 day receive a notice to quit before you are even 24hrs late. They charge fees for literally every single tiny thing, they have pest issues and are sprayed deeply inside apartments monthly, are horrible at returning phone calls. This apartment is ran like a greedy corporation. Please, just don’t.

This place is super shady. No tv outside all summer, gates are always open. Management is a joke. Trash is so gross. They raise your rent all the time. Been a week now since they have come to look at my garbage disposal. So sad. Just drive by I’m sure you can get in and look at all the window shades that are open. Mad vaccinating. Please don’t move here. This place is the worst I’ve ever seen. Raise my rent cuz I was a day late but can’t come fix a simple task. Sorry place to live.
I have been living here a little over 2 months and I’ve seen some things I do not like already. One thing is we have a security gate but it seems to always stay open and I wonder why is the gate there. Second is some of the residents don’t like to clean up after their dogs. You pay so much money to come home and see poop close to where you reside. You have to ask management to send someone to pick it up but the groundskeeper doesn’t want to pick it up either. Management sends out the do’s and don'ts for example do not leave your trash outside on the weekend because trash are not picked up on the weekends, but no one follows the rules. You tell management about the rule breakers but nothing is done. You feel like you are wasting your time saying anything. I hope several months from now things will change.
I moved in three weeks ago and have ran into a myriad of problems all revolving how the place is ran. As other mentioned, parts of the apartment feel cheaply made. They also only have one trash bin that ends up with a minivan sized stack of garbage around it that’s an eyesore multiple times a week. When I moved in, the place was marked as cleaned and inspected. In my small carpeted bedroom, I filled up three tanks of a never-before-used vaccum with pet hair. The closet was littered with dirt. The place stunk of marijuana. The light for my oven also was not working and three weeks later I still havn’t heard anything about getting it fixed. They have a huge problem with car break ins. Not even two weeks into living here my car was broken into. When I asked why they don’t do something like security, cameras, patrols, etc. and what their plans were to prevent things like this, the response I got was “All I can say is I’m sorry.” I also got two keys for checking my mail. Neither of them is the same key. Neither of them works for my mailbox. I called them and told them my keys don’t work and I need a work order to get them switched out. They told me to come over before they closed and they can let me in my mailbox with a master key and they’ll work on getting me new keys. I told them I was at work and wouldn’t be able to get there until about six. They said no problem because they close at seven. I get there at 6:08 and they’re completely closed. This place is a joke and my stomach hurts to think I’m here for 11 more months.
TLDR: After my lease is up I will be looking for something else... Any reviews that are 5 stars and mention the coffee machine should be immediately discredited. The only people that talk about that thing in a positive way are management. It should be a red flag to prospective renters when a place focuses on how amazing their free (motel quality) coffee machine is.The gym and pool should also not be considered in your rental decision. Seems to be a fair amount of entering without notice during "maintenance". Security cameras that live stream and record are very cheap, I'd recommend purchasing one. Treat the gate like you treat the entry doors at Walmart. Anybody can come and go at any time. Stay away from apartments that face the playground area, as others have said, these apartments are poorly constructed and lack any sound barrier. Cabinets look nice, but in reality are extremely cheap. Paint looks like they mixed whatever was leftover at the last job and quickly slapped it on the wall. Trim occasionally aligns with the floor. Credit reports are left unattended on desks in the office. The initial lease signing process was relatively straightforward but expect errors. Unknown how the move out day will go. Do yourself a favor and document everything! Two stars because I've seen worse but there's certainly better options out there.
When I moved into this place over a year ago it was wonderful, now just last week in my current building a neighbors car was stolen from the parking lot and the same night 4 cars were broken into, we have no security here, the gates are always open so the entire town can come and go all day and night, don’t make the mistake of moving here it’s a JOKE!!!!
The property used to be clean and amazing now it’s covered in dog waste, trash, and weeds. The fire pits don’t work the pool in over run with non residents in the summer. The fireplace has never worked in the almost two years I’ve been here. The police are here responding to a call once a week. Luxury price but not a luxury experience.

Walls are thin. You can hear your neighbors from across the buildings. Somehow the gates to get into the apartment complex make noise and you can definitely hear them opening and closing from your apartment.. Maintenance takes forever. Calling maintenance or submitting an issue online is super easy BUT it takes days for someone to come in to actually get any maintenance done. There’s only one garbage waste area for the entire apartment complex which means a lot of garbage piled up. Lots of dogs in the neighborhood which means no one wants to pick up dog poop. Apartment provides trash bags/disposable area BUT always runs out of dog bags and trash bins are always full of poop... it takes them forever to refill them or replace the trash bins. Now they’re trying a neighborhood watch/have neighbors spy on each other to alleviate the dog poop issue (sounds like this is a bad idea to me) Area is great because everything is right there. Only issue I have is how many cars come through. There’s always traffic on the 35 and entering/exiting to 19th st. I love the look of the apartment inside and out but I don’t think it’s worth the price they’re asking.
We moved into our apartment in December and it’s been the worst time of our lives. First this is a gated community and over 75% of the time the main gate doesn’t work so anyone can come driving in. What’s the point of even having gates if they don’t close?They have Moore police as courtesy officers but they usually sit in the north east corner playing on their laptops. They only have one dumpster/compactor on property which is cool if you like to drive by an overrun dumpster full of trash. It was broken for almost 6 weeks and they added two enormous dumpsters which worked so much better, but they weren’t emptied often enough so they too ran over with trash. If you want to spend a lot of money and get nothing good back in return, please rent here. If you want what you pay for go someplace else. I’m serious. Don’t rent here.
I’ve been a renter here for almost a year. It’s the worst apartment complex I’ve ever been a tenant of. If one of my other ‘cohabitants’ flushes their toilet, it sounds like a freight train in my apartment. My upstairs neighbor takes a stroll to the bedroom... sounds like a jackhammer. These walls are so thin they should be walking a runway. Horrible management. Take it from me. DO NOT RENT HERE!!!!!!! I’ve never written a bad review, but from day 1 this place has been a nightmare! Please don’t make the same mistake I did.
The staff has been very helpful and attentive. I enjoy the many community events hosted by the staff. My overall experience has been amazing.
My experience with 35 West Apartments has been great. I started my lease back in 2015 when the management company was Simmons and Kourtis. It is now Nova Property and my experience with this new company has yet to fail me. The staff and the community are amazing and their level of professionalism helps with the experience. The maintenance team is awesome too. I love how close they are to everything off of 19th street but because they sit back away from the street, you don't experience the excessive noise. My daughter is able to walk to school and enjoy the playground, at the same time I am able to enjoy the 24 fitness center and clubhouse with the coffee bar. Their events they have are great too. I just wish more residents came out to support. I love calling this place my home. Until I find a house or move out of Moore, this place will be home to my daughter and I.
We moved in February to this complex, at that time we were the only ones on our side of the building. It was nice. There were some cosmetic things but nothing to write home about. However, once more and more people started moving in, we realized that the walls, windows, ceilings, and floors are all paper thin. They started a 5 week long jack hammer fest right outside our windows, due to some drainage issue on a building less than one year old... 5 weeks of construction noise fit for a highway renovation. Thankfully that has subsided for the time being. I complained and all anyone could tell me was that it would be done by the end of the week... for 4 weeks straight. Then the upstairs neighbors must have had a herd of elephants living with them... turns out it was four children plus one adult, which is over the residential limit of the 2 bedroom. And the neighbors outside like to have conversations on their patios... shouldn't be a problem except the design amplifies their conversation so much so that I can understand every single word they are saying, inside my apartment with the TV on! We are paying way too much money for this and they will be losing another renting family as soon as possible. They pander the residents and treat us like idiots at times... this place looks nice but is poorly and cheaply constructed. Don't move here unless you are fine with lots of noise.
DO NOT RENT from 35West and/or any other Simmons & Kurtis property. The front-office and pool are gorgeous but once you sign your paperwork and put down your deposit (which is apparently impossible to redeem(we'll get to that shortly)) and get through those gates things go downhill quickly afterwards. First off, the apartments are poorly constructed. If you must live here be sure and document EVERYTHING else they will charge YOU for it. Few if any of the locks worked, doors would not stay shut (floors weren't level) paint all over the floors, cabinet stain everywhere but the cabinets, multiple electrical outlets did not work, garbage disposal didn't work, hot water tanks the size of thimbles, one dumpster for an entire complex, two gates that rarely work or are getting crashed into. Also, the grounds maintenance is a joke. The place could have used a few El Camino's on blocks to complete the look they're apparently going for with the dead trees and mud-filled walkways. And about those deposits - Forget about it. You are charged 50 dollars to clean ~100 square feet of carpet regardless of whether or not you ever stepped foot on it. It would be cheaper to just buy the junk carpet they use than to have them clean it. My deposit was also deducted due to a spot on the patio (yeah, the patio) among other completely ridiculous items. I do not expect perfection from an apartment complex but I do expect some form of respect between a lessee and lessor. This company is no more than a money grab and in no way out for their "community" but themselves. Stay far away. I suspect you will see multiple reviews similar to this one as leases begin to dry up.
I have lived in several apartments over the years. I have to say that this one is the best so far. Staff is great! They have great amenities. They seem to care about the residents. Convenience is great! Close to lots of things, WalMart, Target and lots of restaurants. I would highly recommend.
Brand new apartment complex! Beautiful resort style pool. Three fire pits and a grill for community use, as well as a coffee bar, tea and ice slushy machine! The clubhouse is extremely nice with all of those aforementioned amenities and workout facility. The apartments have beautiful wood floors, granite countertops, stainless steel appliances and are very spacious. Only fifteen to twenty minutes away from Oklahoma City and about the same amount of time to Norman. Its a perfect location right in the middle of everything! Also right in the middle of Moore and near all the stores you could possibly need! Great Apartments, Great Community, and Great Location!!!
We just moved to this new complex. The ammonites are great but everyone here is so nice and polite. The staff will go out of their way to ensure we are taken care of approximately. They've already had Chick Fil A breakfast brought in and had a cook out for the residents and family!!
