Application Requirements: $75 pp anyone over 18 to apply Lease Fee: $150 Pets: One dog is allowed with a Pet Administrative fee and monthly animal rent. Breed Restrictions: American Pit Bull Terrier, American Staffordshire Terrier, Bull Mastiff, Chow, Doberman, Pit Bull, Presa Canario, Rottweiler, Wolf, Wolf hybrids, any combination mix of the foregoing breeds, and any other breed or type that Landlord deems to have similar characteristics. Acceptable types of pets include dogs, cats, birds, small caged mammals, and fish. Livestock, farm animals, and poisonous, venomous, dangerous, or exotic animals are prohibited. Pet Administration Fee: $150 one time fee Utilities: Resident pays for all utilities including trash, sewer, and water (Where applicable) By renting with us, Tenants must agree to a monthly charge of $55.00 for a monthly tenant benefit package that includes renter's insurance and other benefits. The security deposit varies based upon credit criteria; however standard security deposit equals one month's rent. Approved Applicants are required to execute a Lease Agreement and submit the full security deposit within 48 hours after approval of the Lease. The Lease start date must be within 14 days after approval. This requirement is applicable to all Approved Applicants, even if they have not seen the inside of the home. When leasing a property through Modern Day Property Management, Tenants are obligated to pay $55.00 per month without demand as additional rent.
