About This Property
This 501 sq ft. studio is small, but mighty! Located in Washington DC's welcoming Southwest Waterfront neighborhood. This neighborhood has the perfect mix of city, and relaxed vibes. This is my first home and I'm grateful to have lived here the past 5 years! I will be moving to Maryland and looking for a reliable and kind tenant to live in my condo. Since I will be local, I will be around to help with any needs/concerns. Unit will be available late April/early May 2024. --- Lease Terms: 1. Owner is responsible for water. 2. Tenant is responsible for gas, internet, and electric. 3. No pets. 4. No assigned parking spot, tenant can rent from another resident or sign up for resident street parking. 5. Smoking of any kind is prohibited. 6. The monthly rent due is $1875.00 7. Rent payment is delivered to landlord via check, ACH, PayPal, or Venmo. 8. The minimum lease term is 12 months with the option to extend. 9. Rent is paid in 12 monthly payments. 10. Rent is due first on the month and late after the fifth of the month. A late fee may be charged. 11. The security deposit will be one month's rent and due at time of lease signing. 12. Tenant will have access to community's pool, gym, and concierge in sister building (800 4th St, SW). 13. If maintenance/repairs are needed, tenant will work with landlord to arrange time to resolve issues. 14. Maximum occupancy of unit is 2 residents. 15. Tenants are required to obtain renter's insurance to protect their personal property and safeguard against perils and liability exposure. 16. At the beginning of the tenancy, the tenant and landlord will prepare a detailed report of the condition of the rental dwelling, list all damage, and agree on all existing conditions. --- The unit is about .6 miles from the National Mall with access to the Smithsonian museums, Capitol, and Washington Monument. We are also about a .8 mile to the Nationals baseball stadium. My favorite part of this location is the proximity to other adorable DC neighborhoods (Eastern Market, Capitol Hill, Navy Yard). .5 miles from the Wharf which is a newly developed retail space that attracts locals and tourists daily. You can kayak and book boat tours/cruises along the Potomac River. The studio is located 4 miles from DCA (Reagan National Airport), 28 miles from IAD (Dulles International Airport), and 33 miles drive to BWI (Baltimore/Washington International Thurgood Marshall Airport). COMPLEX This studio is located in a condo building. Neighbors/residents are quiet and respectable, please return the same courtesy. Quiet time is 10PM. You may hear footsteps above, but it is minimal. There is no assigned parking spot, so if you have a car, you will need to park on the street. Residents in the building may offer parking spot rentals (~$275 a month). I will provide you the resources to help you with parking spot rentals, if interested! This complex shares amenities with our sister building (800 4th St, SW). These amenities include concierge for package management, pool, gym, dance studio, and bike garage ($130 per year). All amenities are located in the 800 4th St building. LIVING SPACE Full size washer/dryer is also available in-unit for all your laundry needs. Lots of closet space with custom storage solution for optimizing organization and space giving you time to focus on what matters most. KITCHEN Even though it is a studio, the kitchen has all standard sized kitchen appliances. Gas stove with oven, refrigerator, freezer, and full sized newly installed "quiet" dishwasher. BATHROOM The bathroom is my favorite part of my home. Renovated in 2020 to bring a fresh feeling to the studio. Spacious and comfortable. Full tab/shower. GROCERIES/TRANSPORTATION Safeway is a 5 min walk from the studio. Whole Foods is .7 miles away & Trader Joe's a 1.5 miles away in the Eastern Market neighborhood. Shopping is available in Chinatown/Metro (F ST NW) which is about a 30 (1.7 mile) min walk, this neighborhood also includes the Capital One arena which is home to Capitals & Wizards. As well as popular concert venue. Great shops are also located in Georgetown which is 3.9 miles away (definitely recommend for shopping, restaurants, and historical architecture). Georgetown University is also located nearby. There are 3 metro stops nearby the house, which makes it easy to visit DC without a car. Waterfront Station (.2 mile), L'Enfant Plaza (.7 mile), & Federal Center SW (.6 mile). What you will love about this neighborhood A short walk from the National Mall, Capitol, and Washington Monument. The neighborhood is a slower paced compared to other parts of the city. The area is a good mix of federal buildings, cozy shops/restaurants, and unique architecture.
