Property Ratings at 360 Huguenot
The experience living at this place was mixed. Management and staff are top notch; very friendly, professional and they are very keen on making your living experience a good one. Maintenance staff is very good; they are very prompt to any request and quite accessible for any follow-up needed. The place itself, while not luxurious, is quite decent. The skyline view from the top floors are exceptional and you won't have it much better anywhere else. The main issue with this place is the valet parking; it is just horrible. Just getting your vehicle on time is a pain, almost throughout our stay there, which was just over a year. Having to pay over $200 monthly for this type of service is horrendous. There is little accountability when they are late in getting your vehicle; they always chalk it up to staff shortage and being very busy with multiple requests for vehicles. The number of times I have been late to get to work because of their negligence is countless. Good luck to anyone who has to get to work on time every morning. I have spoken to people who were on the verge of leaving just because of issues with the valet parking. The worst part of this is....good luck getting any reimbursement for damages to your vehicle. During my stay, my vehicle was dented 3 separate times by their staff, twice my vehicle lights were left on overnight and my battery was dead, 1 time they blew my tire on a piece of metal when trying to park my vehicle. They reimbursed me to get new tire; however, all other previous times, there was no accountability, there were denials, excuses upon excuses and I was eventually left to bear the liability of things they caused. During my stay there, I have seen quite a number of incidences where tenant's vehicles have been damaged....it was a fairly regular occurrence. The other issue is, although tenants are told not to smoke in their units, this is obviously disobeyed, as the smell of marijuana and other narcotics is prevalent at various places across the building. The aforementioned issues were not the reasons we left; we really left because we bought a home in another State. Other than the issues we encountered, our overall experience was just okay, but certainly not a luxurious experience, far from it.
360 Huguenot is quite literally like living in a hotel. The rooms are quality and the hospitality crew is excellent 24 hours a day.

Recently moved it. Great views from our apartment and nice people! So far everything has been great. The parking garage is fairly consistent/ reliable but maybe a bit pricey.

The maintenance team here is working very great! The apartment is nice. The gym is nice but they can add some more dumbbells for example 15lbs instead of just 10 lbs and the next one is 20 lbs. Overall, I like living here!
Have not been here long but I can say it’s pretty clean and quiet. Everyone is friendly and it’s pretty peaceful. All appliances work with no issue at all and valet service is actually pretty good.
360 Huguenot is an excellent place to call home. The spacious apartment and in-unit amenities made moving here a no-brainer. Also, the staff is friendly and so helpful, and the gym, sun deck, and lounge are first rate.

We like our apartment alot! Overall the building is nice, well kept. House keeping/building services personnel do a very nice job at maintaining the building. The property manager (Patara), concierge (Tamara) along with Frankie, Omar and Xavier are 5-star; very pleasant and always follow-through.

Luxury living at 67 yrs old is necessary because I’ve worked very hard and I am so content and happy living in a well managed, very clean (the trash area is spotless, the lobby is spotless & the elevators work and are spotless! The concierge and valet parking is a huge benefit for me. I feel safe and honored by staff living here.

My experience has been neutral, there are few things that can be improved. I don’t like the fact that heating and HVAC charges are still the same even if you have turned off thermostats in your own apartment unit. You have to pay a portion of the full bill that the apartment building receives. The other thing that’s annoying are the bluetooth doors. They are really slow in opening and often fail and I have to retry multiple times. One time the battery ran out of the device and I wasn’t aware of it and I was locked out of the apartment. When I went to ask the front desk they were like this is my first day and I am sorry I can’t help you in any way. So I was just standing outside my apartment with all my stuff at night not knowing what to do. I also hate how expensive the parking fees are as well. I do like the staff they are really nice and friendly.

I live here and the building is not safe for anyone to enter. They say that there is security, but there isn't. They stole my car and I didn't feel safe because people entered the building and they said they had nothing to do with it, they were a different company. don't make the mistake of moving there.

It’s only been one month living here at 360 Huguenot and I feel very safe and comfortable. The building evokes a warm, welcoming atmosphere, which is clean and smells delightful, with accompanying helpful, friendly, professional staff. The amenities in my apartment are up to date and looks high end. The valet parking is a definite plus for me. Thank You for helping in making here my home.

I love the beautiful surroundings and the friendly staff
Ask the leasing office whether your floor has drug or noise problem before signing the lease. Better yet, ask current residents. It has been many months since my floor was plagued by marijuana and noise issues, and it hardly improved for the entire duration of my lease. Marijuana issue - Every now and then, marijuana smell is so strong that we can smell it in the innermost room in our apartment. There is nowhere to escape. After we suffered for a few months, the management finally imposed a fine and for a couple of weeks we didn't smell it. However, it started again and they became sneakier so that most of the occurrences happen after hour when the leasing office people are out. At least one neighbor has moved out because it's too frequent, too strong, and too intolerable. I don't believe the problem is localized. More often than not, when I come home, I'm greeted by marijuana smell in the elevator, really bad experience! Noise issue - I'm surrounded by neighbors who have no respect for the quiet hours. I was woken up by music at 2am, 3am, 4am, and 5am respectively multiple times on both weekdays and weekends. When I call the concierge, they usually address it promptly and the music would stop. However, by the time it stops, my sleep is already ruined. You wouldn't believe how loudly they can blast their music during the day too. During daytime, it can be so loud that I can't block the noise with my noise canceling headset on. Other - You won't believe some neighbors let their dogs relieve themselves in the staircase, and by the way, it is also where people smoke pot so I dare not open the staircase door, because it smells too great. When I signed the lease, they advertised a roof top facility with a panoramic view and said it would be open in 4 weeks. We chose this building partly because of this amenity. After more than a year, the facility is nowhere to be seen, so it's a clear lie. The previous valet operator caused a flat tire and refused to reimburse us the cost to repair, insisting to have us provide evidences that it was fine before they parked our car. Who would take a picture of their car every time when they come home when valet parking is the only option? In conclusion, if you love marijuana, and/or second-hand smoke, and/or you party all day every day, I'm sure this place is for you to call home, because management won't do anything and feel free to do the same thing with no worry of further consequences.

Life is good here at the 360. We lived in two apartments. The floor plans and views are wonderful. The concierge and cleaning staff are very good, and we feel valued by management. The 360 is luxury living overall.

Renters beware. I would strongly encourage residents to not live here. The only positive about this building is the helpful and friendly 24/7 concierge to accept packages and deliveries (except Edwin who really hated both his job and people.) The negatives: -The building is new, but cheaply made. Finishes are shoddy, windows don’t insolate from freezing weather, closet and bathroom doors are not sturdy, wood floors warp. My icemaker broke, I put in a maintenance request and it was never repaired. -The building had three property managers in the one year I was there, which is never a good sign. -The building did not encourage residents to wear masks or post signs during the height of COVID until right before they started giving in-person tours again. -There’s a mixture of people in the building (age, professions, race and affordable housing recipients), which is good, but there is some riff raff activity. I’m aware of police being called to the building on at least two occasions and I’m sure there were more incidents. -There’s always loud and rowdy activity in the courtyard and the quiet hours are loosely enforced. Apartments on the southside constantly hear the noise. -Building parking is only available through valet, which can be a pain when you are in a hurry or one of the two car elevators is down. -I moved out two months ago and still have not received my security deposit. When I signed my lease, I specifically asked about this and the rental office said they released deposits in 14 days. Clearly, that is a lie.

Moved in during the summer of 2019 and have been very happy with the amenities in the building, the friendliness and professionalism of the staff, and my now shorter commute to Midtown Manhattan (7 minute walk to the train, then ~35 minutes on the train). The gym is well done, and it has something for everyone - cardio equipment, Peloton bike, weights, Gym Rax station, and an Aerobics studio with video classes for yoga and other workouts. They have a nice lounge with a coffee station and an outdoor deck on the 3rd floor. The property management team has organized several social events for residents, which has been a nice way to meet some new people in the building. Everything is brand new and higher end in the apartments, including the kitchen appliances, floors, and bathroom finish. Have explored the neighborhood and enjoyed some of the local restaurants. In addition, found a wonderful fruit and vegetable market with a butcher and a flower shop hidden a block away. Also, Trader Joe's is only 13 minutes away in Larchmont. There were a few minor issues during the move-in, which should be expected when there is new construction, and the staff addressed them promptly. The views from the higher floors of Manhattan and the Long Island Sound are amazing.
