Property Ratings at 3681 Pavilion Pointe
I lived here for three years. Each year they get a new management group, and each year, they are worse and worse. This one is the worst, by far. Unresponsive to current residents, but new people are still moving in. The only communication I got from this group is about fees for people putting things on their balcony.
I went to the office to speak about a private matter and I wasn’t even invited into her office. She immediately came out of her office yelling that she already spoke to my husband about the matter. I asked for the corporate number since she could rectify my issue. She stated “I’m the closest you will ever get to corporate. I’m the property manager.” They need to find someone with actual customer service skills. I wish I could leave a zero star review but I have to leave one.
I'll start by complaining about parking. There is enough parking through out the complex however there is not enough in certain locations, mainly for the apartments near the gate. I have a few times almost been in an accident bc the complex does not enforce the do not parking signs in blind spot areas of the premises. People park there bc they are too lazy to walk the extra 100 meters to legal parking and they know the complex does not enforce tow zones. There is constantly trash overflowing from the 3 dumpsters on the complex. They need a trash compactor badly. Or they need to bring back the huge dumpster that use to sit in the back of the complex. Do not move here for the amenities bc you can't use them. The pool is always dirty and closed as well as the gym is always locked. The roaches never seemed to go away no matter how many times you call for them to be sprayed. You'll be forced to pay for front door trash pickup that does not happen on the expected schedule. Therefore during the warmeronths you can expect flies to be waiting by your door to come in as you open it. Lastly the price of the 3 bedroom apartment has gone up 18% in 3 years. The apartment complex is not good, not great, definitely not excellent. It is ok.
I have lived here for 1 year and 6 months. It is very quiet and well kept. Sometimes my neighbors don't know how to throw their own trash away but the maintenance guys always gets it cleaned. The office staff is very nice and addresses my concerns and keeps my packages for me! I love it here.
I have lived here for two years and am only not renewing because I want to be closer to work. We love our apartment and even thought it was flooded over the winter, the management did their best to fix it as quickly as possible and we were well compensated for the damages. Kevin and Jimmy in the office are fantastic and always willing to do anything they can. They have both gone above and beyond multiple times which is very appreciated! The neighborhood is fine, not many places to walk to but everything is less than a 10 minute drive away (whole foods, restaurants, walmart, etc.). Apartment is well renovated and a very reasonable price for the area and quality of the apartment. Would 100% recommend!
I don't know why this summer, 2019 ,they decided to close the pool almost half the days so far. even on a sunny Sunday, like today, now. and the gym is always too hot to use. very different from last year. when the pool never closes and cool gym temperature always.
I have been living here going on 4 years and I love my apartment. Its super close to the city and friendly.
Very close to highway and grocery stores, but the bugs...THE BUGS! Roaches are a major problem and whoever they contract for pesticides does not come as scheduled. Also, parking is horrendous, many neighbors even double park. Finally, the apartment complex is behind a very seedy shopping plaza.

Great Location and upgrades!!!! IF only the upgrades weren't out shadowed by ROACHES!!!! You complain about it, they send people out that LITERALLY walk in your apartment and then walk out not to mention they only come on Wednesdays. NO ONE EVER answers the phones, so in frustrating times like now....we have to play phone tag because unlike the office staff I WORK and cannot afford to live in the leasing office NOR do I have the time to stand over people and make sure they are doing their job efficiently! Again nice location and upgrades.....GOod Luck with the roaches!
We found the staff extremely friendly and helpful. The apartments have been recently renovated. They are very spacious and have huge closets. A playground was listed among the features of this complex, and there is no playground. We realized that after viewing the complex, but we really like the community anyway. The only complaint we would have is that there is not sufficient parking for some of the buildings (including ours), which means that sometimes you cannot park right in front of your building. We never have to park far, but the annoying thing is that some people park along yellow curb (even when there are parking spaces available), which can make backing out of the parking spaces difficult. Overall, we enjoy living at Ashford Pavilion, and we hope to continue to have a good experience.
We moved here two years ago when the complex was not complete. We have 4 children and were told that there would be a play area and pool. After a year pool and fitness center was still not complete and no play area was ever in the plans. The office managers attitude is very horrible and the parking is horrendous. The apartment itself is nice it was renovated completely. Needless to say we will not be renewing here.
I love these apartments. The design, space and ammenities all get 5 stars. The parking only gets 3 there's a lot of cars and not enough parking right in front of yiour unit.
This complex just went through an extensive renovation. Everything was redone. However, though the rooms are a decent size, there could still be more storage space, and better communication from the office around certain issues happening around the community. Parking can be an eye sore late at night. Though they have built a new parking area, everyone doesn't use it, because it's not the most convenient. That leaves people to park along the curve, which is dangerous. All in all, the renovations are nice, but there could be a little more work done here and there.
