Property Ratings at 36Sixty
My experience was great. Kennedy was an amazing help. The property is beautiful. I loved the unit I saw. The price was right. I'm so glad to call 36Sixty my home.
Love the location, my new apartment, and the overall experience of the application and move in process. Kennedy was so helpful tru the entire process.
Overall a decent place to live at. Maintenance is great, the front office could be better at responding, the complex could be “cleaner”. I would say it was better a few years ago and went a little downhill since but still not terrible.
The staff was very nice and did their absolute best getting the apartment approved. The process was super easy and the staff was amazing. The grounds are clean as well.
It's been a really good experience! I wish that the dog park was more clean than it is but other than that it's been a really good experience.
Management has not been as involved as before. A lot of disconnect and really hard to pay rent with the current set up policies in place. Hopefully it gets better soon
Over all, easy and comfortable place to live. A bit noisy at times but the security of the garage is good with night patrol. Things that could be better are the gym equipment needs to be upgraded as some things are not really functionally and the dog parks could be better.
I honestly L O V E living here. I’ve been here for almost 4 years and I’m enjoying every bit. Safe, clean and affordable. Definitely wouldn’t want to live anywhere else.
I had Horrible experience with the office. The customer service and communication is horrible! The new management has taken over hopefully things could improve.
Clean and silent society. Amicable leasing staff. Kroger, whole foods, HEB are near by. Rent is relatively high. Postal services and amazon park their vehicles at wrong spots near to the garage ( at edloe street) and create a blind spot for people getting out of the garage
My experience at 36Sixty apartments have been great. The maintenance crew usually completes a work order within 48hrs and the leasing staff is professional and responsive via emails .
So far it’s been good living in this community. The leasing office and maintenance are very responsive which is a breath of fresh air from my past experiences in Houston. The complex is close to work and to many of my favorite hangouts so it’s very convenient.
Security isn’t the best, the communication from management is horrible. Dog park area is decently kept clean. Smells like marijuana constantly in halls and parking garage
I've been living at 36sixty a year now and I absolutely love it! The apartment itself is spacious and modern. The staff here is incredibly friendly and helpful.
My experience here at 36Sixty has been great the essential housing program has been a good way for me saving money each month and the staff is very professional.
I have lived here almost going on 4 years and I just really love this property. The convenience of this property is just so amazing and the staff is always been so nice and great plus helpful.
I love this apartment and the community. It feels very safe. It is clean, smells divine everywhere you go, and the area is prime! The leasing agents are fantastic (shoutout to Kennedy) and attentive to your needs. I love how prompt Maintenance issues are resolved. The only thing that could be tricky is getting the front desk on the phone, but try again until somebody responds, and you will be taken care of from there. I cannot say enough good things about the neighborhood, it is perfect for young professionals and has everything you would need close by. There is a variety of restaurants, movie theater, bars, and proximity to other prime neighborhoods. I highly recommend for those that like walking or biking. I am blessed to have found my happy place.
Everything is great here! I really wish that the elevator would work more and that the dog park could be cleaned up a lot better than what it is.
Good location and price is reasonable for the size. Safe with gated community and cameras but issues with lack of attention and trash in the dog parks, the gym needs an update . Most of the machines are cheap and broken and only one cardio machine really works.
Living at 3660 as been quite comfortable. The management team is responsive and friendly, always ready to assist with any concerns. I particularly enjoy the community events. The location is convenient, with easy access to everything.
I can't even put into words how excited I am to be leaving this place soon. The apartments themselves are nice. They are spacious and relatively affordable. Past that, this place is a dump. The management group (Morgan) is garbage. The floors are dirty, the hall ways are extremely noisy. The public areas are not well kept. I am ashamed every time I bring people to my apartment. All of that though is not the worst thing in the world. Where it gets bad is the people running this place. I have complained countless times to management about a neighbor who is across the hall... not even somebody I share a wall with whom I can hear their music. They have a courtesy officer who literally does nothing. We even tested it by calling in a noise complaint on ourselves. The person never showed up. They never respond to you about their findings cause they never attempt to find anything. I am about ready to call the police. The gate. The security here is basically just a black crown vic parked on the first floor.... Nobody is in it... It doesn't patrol... No adult is going to buy that there is actually any security here. I have seen multiple cars broken in to. Most recently somebodies car had their rims stolen. This place is not secure and they show no remorse for anybody who asks for help. Nor do seem to show any will to take necessary precautions to actually keep us or our belongings safe.

We are on our 2nd year lease for corporate housing and we could not be any happier. We house a variety of individuals at the suite from time to time and setup thier remote office in the suite and use the business center and conference rooms which is always in great condition and stocked at all times. Our team members can also be very challenging at times during EOM and target deadlines and the staff at 36Sixty has been Super Fantastic! Highly recommended!
I have lived in this apartment for a while now. And oh my goodness talk about trying to nickle and dime you for petty things - they are now charging you $3 per day for collecting your packages - so if you away a few days add this to your budget because the leasing office will now not take your packages for free, and they require you to have a credit card on file for these charges. (telling you each time we are away is TMI and frankly unnecessary chore) You would think collecting packages is common courtesy or at least a perk of living in a supposed luxury apartment. They also are trying to nickle and dime for parking spots, $50 a month for a space. Looks like many residents did not take up this too well but there is no alternative for the package situation. I wonder what else they will want to charge us for. Can't wait for lease to expire.
I think the management forgets that there are stairways in the building, the conditions of the stairways have deteriorated and the upkeep is nothing to write home about. From the rusty pipes to the dirty floors, I suggest new coats of paints to the pipes and some general housekeeping in the stairways would help the appearance of that part of the building. This is supposed to be luxury living, stop the misleading advertisement.

Please contact us at 713.355.6635 or manager.36sixty@morgangroup.com so that we can address your specific concern.
After a $410 app fee, a hard credit pull (728), providing tax records demonstrating income, and sending 11 emails over a month, my application was denied. The manager Elizabeth is, frankly, incompetent. She had to check a box for proof of income, and she was unable to see past the fact that I had no paycheck (small business owner). For those self-employed, look elsewhere; for others, beware an incompetent manager.

The first year of living here was great. Then the second year of living here has been nothing but trouble. You can't split payments online and last time I checked it was 2017 and you can do most things online. Even order groceries that will be at your door in two hours. The assistant manger was rude and unprofessional throughout the whole transfer/renewing our lease process. I would like to give them more than one star but the reacquiring problems are forcing us to move out at the end of our lease.

I was placed here for corporate housing and discovered that my unit had a bed bug infestation. The unit was treated but when I asked about treating the units around mine, I was told that they didn't want to alarm the other tenants. When they checked a few weeks later (with a bed bug sniffing dog) they found more bed bugs. I reported this to the office and their response was simply, "Bummer". I was going to sign a lease here for a unit of my own but have decided to go elsewhere.
I recently moved to this property in August. After looking for an apartment for almost 2 months, this property was my number one pick! As soon as arriving to the building, I noticed the urban and nice decor in the business room and game room areas! The gym is equipped with equipment and free yoga is offered every week! The staff is very friendly and helpful! The pools are very nice! There are several dog parks and I feel safe taking my dog out late! There is a parking garage that allows for remote entry and you have to enter a code to leave garage. There is also security that patrols on the weekends, so I definitely feel safe. Awesome location!!
This apartment complex is really well laid out and seems to be a big draw for a younger crowd. Two pools give residents the option of a social, lively pool, and a quieter pool perfect for reading and relaxing. The staff is super friendly and helpful, and most requests are met with a smile and are promptly addressed. It's not a super walkable community in that there aren't many bars or restaurants within walking distance, but it's located in Greenway Plaza, is only a few minutes drive to HEB, and is under 10 minutes to Highland Village and Rice Village. My experience this past year and a half has been great!
I speed dated 12 properties in two days when I chose thirtysix sixty. I was attracted by newness, two very nice pools, good gym, modern-ish common area, nice grills, cleanliness and secure garage. Fast forward 9 months and it still mostly has the above attributes. However I am sorely disappointed in the grills as they often do not work and heat slow and very unevenly. The garage security is easily and routinely defeated so that is not what it appears. The outside is well kept but the common areas cleanliness has slipped (walk up the glass stairs in lobby and look down for a preview) Maintenance has been responsive and management has been a bit flexible. They can not seem to keep leasing staff for more than a few weeks before they turn over, so have not really figured that one out. If your new to apartment renting as I was pay close attention to pricing. In most places the offers change daily (yes) and there is little rhyme or reason as to why for the average consumer unless you really think about what the property management companies are trying to accomplish for the investors. Many times you will get a cheaper rent for terms less than one year vs. one year...think of airline tickets that mysteriously go up and down and when you buy is a key factor in price. If you want to live inside the loop you should stop by and make your own opinion. In case you have not been looking, there are many brand new apartment buildings just opening or about to open in the area and the reality is we are now in a full blown renters market...I expect rent to go down and the amenity wars to heat up...our gain, eh?
This is a great place to live. Great location! Easy to get around town and close to everything.
